 Tis the season to enjoy lights, festive music and chilly evenings. There is no better start to the holiday season than heading to the Washington Monument  in Mount Vernon in Baltimore City for the annual Tree........I mean Monument Lighting. Why buy an expensive tree when a perfectly good building will do!
This is one of my favorite events in the area. It's jolly and happy and a great start to the season. Local TV stations are in attendance and usually the Baltimore City Mayor too.  Parking is a little tight in the City, but a short walk doesn't hurt anyone. There are tasty food … (3 comments)

October sales in Catonsville were very similar to that of 2010, increasing by .72%. However, homes sold on average for more than $35,000 less than last year. The key was in the number of units sold, 37 versus 32, and the fact that homes stayed on the market a whopping 42 days less than the did last year, a difference of 33%.

21044 - Though the average selling price was down almost 12% compared to last year, total sales were actually up. There were seven more sales in 2011 than in 2010, though on average homes stayed on the market for more than 20 days more than last year.

With one more sale than in October 2010, sales in 2011 increased by over $1 million, an almost 21% increase. Average selling price was up over 8%, though these homes were on the market for a long time, averaging 179 days. Skewing this is the fact that one home was on the market for over 720 days before being sold. Two homes, for example, sold within 20 days.

Because of the nature of Woodstock, with generally few sales, its numbers are much more unpredictable when compared to 2010. Though the amount of sales was the same at 5, there was a 36% difference in total sales volume as a result of the average selling price increasing by over $100,000. The average days on the market increased by 310%, going from 30 days in October 2010 to 123 days last month. Though very high, two of the five sales did occur within 30 days.

In terms of sales, October 2011 was similar though a slight decline to 2010 for Carroll County. Sales decreased by around 4%, a little over $1 million less this year, and the average selling price was down a little over 2%. A point of concern, however, is that homes stayed on the market for an average of over 30 more days than last year.

October 2011 saw drops in two major categories for Prince George's County when compared to the same time last year. Total sales volume is down 11% and average selling price is down almost 18%. However, the actual number of houses sold increased from 580 to 626. Considering there are 20% less active listings on the market, that's one positive that can be taken out. Houses were on the market for an average of 17 more days than last year, increasing from 83 to 100 days.

This is one of two posts written by Karen Crowson which gives the perspective from both sides. One thing to remember is that not all builders are created equal. I am a Maryland transplant from many other places, most recently Florida, but since 1997 I have found my true home in the heart of this great State. Maryland has it all.
