The Real Estate market Update for the Metro Baltimore area ~ April 2012 The local Real Estate market in Central Maryland had a strong month in April 2012 with increased sales and more buyer confidence. As a region, the Baltimore Metro area showed great improvement, but this is not fully indicative of the strength of the activity in the Howard County market. Sales were certainly up across Howard County and many homes that were priced well, sold quickly and over list price with sellers being able to choose from multiple offers. Another hidden gem in the Catonsville/Ellicott City area! Did you know there is a local butcher in Oella where the beef comes from right on the premises? J.W. Treuth & Sons (pronounced Tru-etts) has been in business for over 100 years and has a wholesale business which supplies beef to customers around the country. The sign announces "FRESH KILLED" which may be a turn off for many, but us meat eaters appreciate the freshness. We are lucky enough to have this family owned business just minutes away in Oella! (That is right in the middle of Ellicott City and Catonsville) It's walking distance (4 comments)

Another hidden gem in Catonsville! Ok - maybe this one is not so hidden! Opie's Softserve and Snowball Stand at 1603 Edmondson Avenue in the heart of Catonsville is the place to be all summer long! The soft serve is the best around - creamy and rich in vanilla, chocolate or swirl. A variety of sizes including kiddie for those days when you want just a taste. Get it with or without jimmies or chocolate or peanut butter shell - yummy!! Howard County Families - time to get fit at Centennial Park! Howard County is the place to be for family fun and fitness on Saturday, June 3rd. An annual event - the Healthy Family Day will take place from 10am to 3pm at Centennial Park on 108. The park will be home to countless health organizations, non profits and vendors with fitness and health tips to share. A great place for kids and adults of every generation. Blandair Park is open for recreation and play in Columbia! This park has been in the works for more than 5 years and includes a playground and 3 gorgeous turf fields. The property belonged to the old Smith farm which has history in Howard County dating back into the 30's. The name Blandair comes from one of the original landowers who purchased the area back in 1845. I sometimes forget how much history there is here in Howard County! Memorial Day in Catonsville.If you take a walk down the Main Street of Catonsville on a regular day of the year you might wonder why all the parking meters and light posts have flag holders. On days like Memorial Day it becomes quite evident why Catonsville is known for it's Patriotism.. Today I was up and out early enough to see the "Catonsville Flag Detail" at work. Even at 8:30am the heat was intense, yet with a spring in their step, a band of young men followed a pick up truck down Frederick Road carefully unfurling flags and placing them in the (2 comments)
A hidden gem in Columbia! Vennari's has been serving delicious pizza for over forty years - that's almost as old as Columbia itself! Friends of mine who grew up in Columbia have been eating pizza here since the 80's and they still make the twenty minute trip from Catonsville to take one home! What makes Vennari's pizza so special? My opinion is that it's the home made sauce - slightly sweet, it's not too thick and is actually swirled on top of the cheese! Delicious! The dough is also hand made in house and (1 comments)

Google allows me to sleep well at night.Before technology I had "Life". Normal people would have called it a "Filofax" but this was the lumpy, leather bound organizer where I wrote down EVERYTHING of importance. Not only phone numbers, but addresses and Birthdays : who I sent Christmas cards to: How to count to 10 in Hebrew and quirky things like weird dreams I had at night and a running tally of what the US dollar was worth in other Countries over a period of time. Free kids movies at RC Theater in Arbutus This Summer Going to the movies seems to be getting more expensive and flashy with huge great complexes. A hidden gem whether you live in Catonsville, Ellicott City or Columbia sits on the Main Street in Arbutus. The RC Hollywood Movie Theatre in Arbutus is a movie theater that time forgot. It is small, threadbare and sometimes the reels get stuck during the movie, but it's simple and enjoyable. It also has FREE kids movies in June, July and August! Another reason why the Catonsville and Ellicott City areas are a great place to live!Did you know there is a historical museum tucked away in the Oella area? The Benjamin Banneker Park & Museum is hosting a Colonial Market Day this June 9th, 2012. The museum is located at 300 Oella Ave just down the street from the Trolley Trail, Truetts Butcher and the Breadery. The Colonial Day runs from 9am - 4pm and is a open community event featuring craftsmen, tradesmen, music, children's activities, food, and Banneker's log cabin. In terms of sales volume, Clarksville remains fairly similar with an increase of only 1.27%, going from $7.8 million to $7.7 million. However, the key here involved more homes being sold at a lower average sale price. Clarksville, in general, has only a few sales each month, and, thus, is prone to large swings. In this case, four more homes were sold, twelve this April vs. eight last year, but the average sold price dropped from $717,000 to $649,000. Real estate in Catonsville is alive and strong. The market saw a solid increase from April of last year with sales volume going from $8.4 million to $12 million, a 43% increase. Though the number of units sold was exactly the same at 43, the change came in with the average selling price. In April 2011, the average price for sold homes was $195 million, and this past month it was $281 million, which is a trend we hope to see continue. Columbia, divided into three different zip codes, saw different activity in each region.
In the 21044 segment of Columbia, sales were slightly down compared to last year. Total volume went from $10.9 million to $10.3 million, a 5.39% decrease. This was the result of both the selling price and numbers of units sold slightly decreasing. The average selling price for homes in 21044 went from $331 million to $323 million, and one less home was sold. However, with 43 (0 comments)
Home Residential Resale Statistics for Ellicott City -- April 2012 The 21042 portion of Ellicott City saw a tremendous 52% jump in sales volume this month when compared to April of 2011. Sales went from $12.5 million to almost $19 million, largely the result of eleven more homes being sold this month than the same time last year, 35 homes vs. 24 homes. On average, they also were on the market for twelve less days, with sixteen homes being sold within twenty days. The number of active listings has decreased from 165 to 141, indicating that activity is (0 comments)
As a whole, Howard County saw a positive increase in total sales when compared to April last year. This year, total sales volume was $106 million, compared to only $90 million last year, a change of over 17%. Though the average sold price decreased by 3.63%, the number of units sold grew greatly from 219 in April 2011 to 267 this April, a 21.92% increase. Homes also sold quicker, with an average of 90 days on the market compared to 2011 last year. Though 21% less homes are on (2 comments)

Catonsville has a number of great little playgrounds tucked away! A recent discovery for us is the Rollingwood Park on Devere which cuts between Frederick Road and Old Frederick Road near Westchester Elementary. This playground is special for its' appeal to younger kids - including 2 kiddie basket swings (and 2 regular swings), a small plastic slide and ladder, and a cool race car on a spring big enough for several kids to play in. Even young walkers can be helped on to these play areas. For the older kids, there is a larger area with several slides and options for climbing. (0 comments)

Ah - lacrosse season in Baltimore County! I didn't grow up around here but have learned how HUGE this sport is in Maryland. The Catonsville High School girl’s team just won the County championship by the way! Many of my son's friends started playing this spring in the Catonsville Lacrosse Recreation Clinic. The games are often played on the fields at Hillcrest Elementary. Catonsville also has a Soft Stick Program for 3-5 year olds. They use a soft lacrosse ball so they don’t need all the equipment to start playing the sport! Boy’s lacrosse allows stick checking even at this young age (2 comments)

We are so fortunate to live in Catonsville where we are surrounded by acres and acres of the Patapsco Valley State Park! Hiking, camping, biking and fishing are minutes away and just the scenery itself will help you to slow down and breathe deep! One of my family’s favorite quick getaways is going to Patapsco Park at the back entrance off of Illchester Road. You just walk over a bridge and you’re in the park! The Central Maryland Real Estate market is in full Spring season with increases in volume, less inventory and many properties getting multiple offers. It's almost like the crazy market of 2006.
