High School Graduation in Howard County at Merriweather Post Pavilion 2013.

It's that time of year that every High School Senior looks forward too since September classes began. All Graduating seniors that attend the excellent Public Schools across the Howard County,MD area will be heading to Merriweather Post Pavilion for their Graduation ceremony. The open air amphitheater in the heart of Columbia that is usually the destination for concert go-ers will host all of the schools over a four day period around the Memorial Day weekend.

Some of the schools have a really early Graduation and others won't be heading home till the late evening.

Hot Air Balloon Festival at Turf Valley in Ellicott City 2013

Here is another event that makes the Columbia and Ellicott City areas special! The Turf Valley Resort Preakness Balloon Festival is a blast for adults and kids of all ages!

The evening festival is Friday, May 17th from 4-9pm and the morning balloon launches are Friday and Saturday the 18th at 6:30 am. The evening festival is really fun – food, crafts, music and you can take a balloon ride. It’s tethered but still – what a treat!

When my son was little and up really early in the morning –we would go to the festival for the 6:30 am balloon launch! We’d roll out out bed, grab a cup of coffee (me not him) and watch fifteen huge, colorful hot air balloons float up into the sunrise! Even if you aren’t usually an early riser –once a year you have to do it!

For the evening events – you must park at the nearby Howard County Fairgrounds and take a $5.00 shuttle over to the festival. For the morning launch – you can park at Turf Valley located at 2700 Turf Valley Road, Ellicott City, MD 21042. Check out their website for more details.

Ellicott City Toy Store "Mumbles and Squeaks" will close in June

A beloved historic Ellicott City shop has announced they will close their doors by early summer. Mumbles and Squeaks is an incredible toy shop which has been delighting kids and parents alike for twenty one years.

Walking into that shop is always a flashback to a simpler time - old fashioned but colorful wooden toys, Playmobile, dress up dolls, science kits and toy instruments fill both levels. Every inch of this store is packed with well selected treasures both large and small! It was where you went to find a truly unique birthday present for a special kid.

While my son was in his "Train Phase" we spent a lot of time in the upstairs train room. They always have the best selection and the train table was a huge hit with the children.

The awesome pair who has run the shop for 2 decades have announced they hope to retire to Florida to be as the put it "beach bums".

They are extending 30% off on everything in the store at 8133 Main Street in Ellicott City through June as a thank you to their loyal customers.

We wish you luck and you will be missed!

The Hills of Milltown 5K race in Historic Ellicott City is May 12th!

Get your running shoes on this Mothers Day 2013 but be ready for some serious hills! The Hills of Milltown 5K Challenge is Sunday, May 12th at 8:00 am and takes place in historic Ellicott City.

The race start in the parking lot behind the Tomas Issac Cabin which was constructed in 1780. The course goes uphill from there and runners will pass other historic buildings and landmarks from the 1800's. They may miss them though because they will be focusing on all the hills it takes to finish this just over 3 mile race. This annual race is billed as a great practice run for folks training for the Baltimore Marathon and half marathon in the fall.

This is the last event in the local cherry blossom celebration called Blossoms of Hope and proceeds will go towards beautification in Ellicott City and to support the Claudia Mayer Cancer Center in Howard County.

Runners can relax after the race with music and refreshments and all Mom runners get a flower. Great way to start the day!

Run some hills and (kind of) love it in Ellicott City!

Sugar Mommas bakery and candy shop opens this weekend in Catonsville!

Sugar Mommas is coming to Catonsville!

This new local candy shop and bakery should be a popular stop with their Grand Opening on May 11th from 8am - 8pm.
Two former high school classmates recently bought and lovingly restored the former Candy Box in downtown Catonsville. Co-owner Mandy runs a successful baked goods business and will be supplying the shop with her delicious home made cookies, brownies, & cakes.

The candy selection includes high quality chocolates and other candies with lots of old fashioned treats. Co-owner Brandy says they will focus on friendly customer service and since they are both parents of school age kids - will welcome all ages of customer!

Sugar Mommas plans to be open 6 days a week (closed on Monday) and the owners hope to open early enough to offer coffee and muffins to early morning commuters. Find the shop at 1610 Frederick Road.

The grand opening this Saturday includes a ribbon cutting at 11:45 am by Baltimore County council member and local Catonsville resident and business owner Tom Quirk.

Today is the nationwide Keller Williams day of service. RED DAY = Renew, Energize and Donate. A time to give back to the community in which we do business. In the case of Keller Williams Market Centers in the Metro Baltimore area, the focus is on two Elementary Schools in inner Baltimore that are in the heart of the poorest area in Baltimore City.

The popular TV series on HBO, The Wire was set in some of the worst areas of Baltimore. Sadly the portrayal is not fiction. These are the schools that Keller Williams take the day to renovate and refresh. The Elementary school aged children get to enjoy a massive and elaborate field day at Patterson Park while their schools get a much needed facelift.

Submitting An Offer: Your Lender Matters

Lenders are important for many reasons and choosing the right one to handle your financing needs is just as important as selecting the right agent. Their importance goes well beyond working on a buyers financing after an offer gets accepted. The current market in Northern Va is fast paced and multiple offers are happening frequently. As a listing agent I always contact lenders on presented offers to get feedback on the potential buyers financing. This doesn’t mean deals can’t still fall through but, I feel a lot more comfortable when I sit down with my sellers and share with them I've spoken to the lender who will be handling the financing.

I had two offers come in on a listing over the weekend. I called loan officers the same day I received them and left messages. One loan officer called back within a couple hours; crickets from the other. The weekend passed and I tried again Monday to make contact. My sellers wanted to make a decision by 5pm Monday night. The offer my sellers were leaning towards was the same one whose loan officer I hadn’t heard back from. I let the agent know the challenge I was having getting in touch with him and she didn’t seem to think it should make a difference.

Well…it did make a difference. When 5pm rolled around I updated my clients that I hadn’t talked to the loan officer and they made the decision to go with the other offer. The offers were close but, in the end no communication from a lender cost one of the buyers from being selected. Communication is required in the real estate business and that includes lenders. With the option of text, email, and phone it's not all that difficult to return someone's message. Choose your lender wisely!

Catonsville Elementary Schools are excellent but crowded!

Catonsville has great elementary schools - just check out the test scores!

Right now however, those popular schools, namely Hillcrest ES, Westchester ES and Catonsville ES, are running at over capacity.

Hillcrest and Westchester regulary have scores well above 95% in Math and Reading so it's extraordinary to think the kids are performing at that level in large class sizes. A true testament to the quality of their teachers and instruction!

Hillcrest is by far the most overcrowded with almost 200 more kids than the 666 students the school was intended to instruct.

There has been a lot of conversation in the community over the last several years regarding classroom crowding in our part of the county.

Now the Baltimore County Public School (BCPS) board is ready to join the conversation. There will be a community meeting on Wednesday, May 8th at 5:30 pm at Catonsville High School which is open to the public. The school board will present their plan to aleviate the overcrowding at our local school.

Tell a Veteran to Miss a Payment to Qualify for a Short Sale and You May be Up Against the CFPB

No borrower should ever be encouraged to miss a mortgage payment in order to do a short sale, but yet unqualified and inexperienced agents are doing just this.

PCS orders are a HARDSHIP if there is a house to be sold.

Beware the ramifications of giving bad advice.

Statistically, over half of the Consumer Finance Protection Bureau (CFPB) complaints to the Office of Servicemember Affairs (OSA) have to do with mortgages. Of these, 58 percent of them had to do with loan modification, mortgage collection practices or foreclosure . . . and yes . . . short sales would fall under this category. While this is a broad range of complaints, I’d like to focus on servicemembers with Permanent Change of Station (PCS) orders and how they relate to short sales.

For Realtors processing short sales on behalf of servicemembers, they’ll want to know that the CFPB is particularly interested in loan servicers:

Failing to provide servicemembers with PCS orders who notify their servicers of such orders with accurate, clear, and readily understandable information about available assistance options for which the homeowner may qualify based on the information known to the mortgage servicer;

Asking servicemembers with PCS orders to waive their legal rights under the Servicemembers Civil Relief Act or any other law as a prerequisite to the mortgage servicer either providing information about available options or evaluating the servicemember’s eligibility for assistance;

Advising homeowners with PCS orders who are current on their loans and able to make the monthly payment to intentionally skip making payments in order to create the appearance they are having financial difficulties in order to obtain assistance for which they would not otherwise qualify;

Failing to provide a reasonable means for servicemembers to find out information about the status of their request for assistance;

Failing to timely communicate the servicer’s decision regarding requests for assistance from homeowners with PCS orders and failing to include and explanation for the denial, where required.

While all 5 of these bullet points are useful in applying pressure to loan servicers who deserve it, it’s bullet point 3 that is of particular interest. This is because while most loan servicers can’t force someone to be late in order to qualify for a short sale due to the Imminent Danger of Default rule, some persist in doing so and their internal policies now run afoul of the CFPB. When this happens, giving up is no longer a suitable option. You now have a friend in Holly Petraeus (yes, that Petraeus) at the CFBP.

To engage the OSA and CFPB in this type of a problem simply submit the complaint and it will follow this process:

I can attest from personal experience that they are very fast and get results quickly (just ask the office of the president of B of A). J Ensuring that things work out this way for servicemembers is essential for them because their PCS orders are binding and enforceable under short timeframes. Ensuring that their short sale happens without them having a late payment on their mortgage is critical because, if it happens that way, they can buy immediately in their new location using VA or FHA financing and they sure deserve to be able to!

Catonsville Historic Homes Tour returns on May 4th

The Catonsville Heritage Home Tour is back! Eight lovingly restored private homes and gardens in historic Catonsville will be on display this Saturday, May 4th.

Some of these houses were built before the turn of the century so it will be exciting to see how they have been updated while still maintaining their classic charm!

This popular tour last occurred in 2006 when several hundred people toured local homes. Word on the street is that it is a lot of work to put the tour together and a TON of work for the folks who display their homes. I went on the tour in 2006 and one of the home owners told us that they had work through the night to finish painting their gorgeous kitchen.

This year's tour is from 10am to 4pm. There may be a few tickets still for on sale but they are going fast! Visit the Catonsville Chamber of Commerce at 924 Frederick Road or call them at 410-242-8854. Cash and credit cards are accepted - tickets are $25.00 and go to benefit the Catonsville Historical Society.

Baltimore County school year will end early on June 14th!

Summer is coming a few days early to kids in the Baltimore County School System!

The administration just announced that the 2013 school year will end on Friday, June 14th.

The official end date on the school calendar had been Tuesday, June 18th but because we had very few snow days in Maryland this winter the kids get a break. Howard County schools has also announced that the 14th will be the last day of classes for their students.

Graduating seniors have their last classes on Friday, May 24th and that date has not changed.

Most parents and certainly the kids are happy with the earlier end date - the original close on a Tuesday surely meant a lot of kids would be missing those last couple days anyway.

Get ready for summer in Catonsville and love it!

National Park Week is April 20th-28th and Catonsville has great ones!

It's National Park Week from April 20th - 28th which means free entrance to over 400 parks throughout these gorgeous United States!

According to a recent survey, most Americans live within 100 miles of a National Park which are true treasures.

Visiting a park is the perfect family pastime not to mention a great place to take a date. Hiking, biking, fishing, canoing, camping - the sky is literally the limit!

Here in Catonsville we are lucky to have parks all around us including the Patapsco State Park and the McKeldin area. The lovely swinging bridge that takes us into walking and hiking trails at Patapsco is a family favorite and lots of folks camp over at McKeldin. They are each less than a 5 minute drive!

Pink Plate dining this month at Howard County Restaurants

As part of the Blossoms of Hope celebration a number of restaurants in Howard County will donate a part of their proceeds during the month of April to The Claudia Mayer Cancer Resource Center at the Howard County General Hospital.

Blossoms of Hope is a month long program of events and celebrations throughout Howard County that raise funds for breast cancer support and research. Events are part of the county's Cherrybration Days and include Historic Ellicott City's Spring Celebration, the Pink in the Greens golf tournament at Turf Valley.

The Pink Plate promotion will help raise money and awareness for the people and families affected by breast cancer in Howard County. The restaurants raised over $15,000 in 2012 with this promotion!

Ellicott City remains the area of choice for many families looking for excellent Public schools in the Central Maryland area. With a great deal of new job growth and relocation, savvy parents are doing their homework about where they want to live.

Inventory is 40% lower than the month of March in 2012, but demand is high. Over a third of the homes sold were under contract in 10 days or less in 21042 and over a third in 21043.

The spring market started early in Catonsville. March was a very robust Real Estate month with 33 homes sold. Inventory is painfully low and many homes are selling quickly.

Ellicott City Spring Celebration has music, food & kids activities!

It's time for the Old Ellicott City's Spring Celebration! The festival is Saturday, April 20th, 2013 from noon to 7pm and includes music on 3 stages, kids activities, food, drinks, and of course - browsing in the great locally owned shop up and down main street. Check out one of my favorites, the lovely and inspired Sweet Elizabeth Jane for lots of great gift ideas!

The annual springtime celebration is sponsored in part by the Howard County Blossoms of Hope program which benefits cancer research through events and activities throughout the county each April.

This is the biggest and best organized festival I have ever seen planned for downtown EC - with over 20 bands on three stages. The stages and beer gardens will be located at the Wine Bin, Tongue Row (the large parking lot at the top behind La Palapa) and the Beatles Stage located in Tiber Alley behind the Phoenix. The Beatles stage will have four Beatles cover bands playing from 12:30pm to 5:30pm!

This line up is seriously impressive with rock, indie, reggae, hip hop and lots more. Some of the bands are award winning local artists, the band Sin 4 Sin came in 2nd place in a recent Washington, DC Hard Rock cafe band competetion with 300 bands. They play at 2:30 on the big stage by La Palapa.

Shop, play and rock out in Ellicott City and love it!

Saturday, April 27^th is Maryland Day and what better way to show your love for our glorious state than to bring your family to Maryland Day 2013 at the University of Maryland in College Park!! There are an incredible number and variety of events, exhibits, seminars and games from 10:00 am to 4:00 pm! Check out the website to plan your day and view the event map!

I have friends who are UMD grads and they always talk about how pretty and walkable the campus is! This amazing event showcases the beautiful buildings and green space. Take the metro and wear your walking shoes to make the day easy and fun! Food and drink are available throughout the event.

This annual event is indoor and outdoor (rain or shine!) and spread out over the entire campus including open spaces and university buildings and classrooms. Thousands of people come out every year and the day includes hundreds of events, shows, seminars and even concerts!

Activities for families and kids are marked with a smiley face on the website and the printed material to make it easy to find the best events for your family! Not bringing the kids – plenty of adult tours, talks and presentations too!

From 10:00 am - 4:00 pm you can explore, enjoy and experience diverse presentations and activities. The Kids Carnival on McKeldin Mall includes a moon bounce, bungee run, a rock wall and other diversions for the kiddo's. Rock out with the Hip Hop Orchestra at 3pm at the Clairice Smith Center and check out the Equestrian Club Horse show. Spread throughout campus you will find:

Catonsville "Family Time Festival Concerts" offer a great Family event.

We love live music here in Catonsville and are excited for a new concert series - Family Time Festivals - sponsored by Hub Bicycle Shop at 821 Frederick Road.

One Saturday a month - this festival will take over the courtyard behind the bike shop! The schedule for the event is 10:00 am to 5:00 pm with several bands playing throughout the day. Food, kids games and activities are planned as well.

There are 8 more festival days planned though November - one per month. What a great idea to plan a reason for families to come to downtown Catonsville during the day!

For evening concerts in Catonsville, check out the outdoor concert series at the nearby Lurman Theater and Frederick Road Friday's summer concerts that has been a big hit.

Catonsville Kite Flying Contest this weekend!

Let's go fly a kite in Catonsville!

This Saturday, April 13th is the 2nd Annual Catonsville Kite Flying Contest. From 10:00 am to noon on the grounds of the Charlestown Retirement Community on Maiden Choice Lane - kids from Kindergarten up to seniors 55 and older will be flying their colors!

Pat Kasuda, a resident of Charlestown founded the contest last year after she noted that the retirement community's field was frequently visited by perfect winds for flying a kite. She thought it would be fun to have an event that brought Catonsville youngest and oldest residents together!

She was right - last year the competition had 40 entries and they are hoping for more this year. Contestents are grouped by age and the kites will be judged by the highest flying, most creative, and the design with the best Baltimore spirit. Local school groups are partipating and have worked as groups to get their kite ready to compete.

It's that time of year when Washington, DC explodes into a fluffy array of pink flowers - it's Cherry Blossom Time! 100 years ago the mayor of Tokyo gave the city the gift of 3000 cherry blossom trees and the blooms still decorate Washington for 2 weeks every spring.

This year the viewing and partying schedule ends on Saturday, April 13th with the annual parade from 10:00 am to Noon. Check out more details at the National Cherry Blossom Festival 2013.
