Have you blown the dust off of your the "Escalation Clause" in Howard County?Agents and buyers in the market in 2004-2006 were very familiar with an "Escalation Clause", but since the market took a downturn and the "Sellers Market" became a "Buyers Market". There remained a check box in the listing agreement about whether the seller wanted the agent to disclose if there were multiple offers, but over the past 5 or so years that would merely generate a chuckle in optimism.Lo and Behold the multiple offer condition has returned.With the low inventory and high demand in Howard County, homes are (0 comments)

Howard County Residential Resale market report for February 2013 Howard County home sales was actually down in February 2013 over the same month of the previous year. This was by no means due to the lack of ready, willing and able buyers, but the insanely low supply of inventory. In the trenches, good homes sold quickly and some with multiple offers. There is a residual supply of over priced homes and short sales that are still hanging around on the market.

Home Residential Resale Statistics -- January 2013 As a whole, Howard County saw positive improvement compared to January of last year. Seventeen more homes were sold this month, an 11% increase, albeit for a slightly lower average price: $379 thousand compared to January 2012's $385 thousand. However, the combined effect of that was a 9.46% increase in total sales volume, going from $59 million last January to $65 million this month. Home Residential Resale Statistics -- December 2012
Howard County, MD, saw a strong month when compared to December 2011, as sales increased from $76 million to $88 million, a jump of over 15%. However, compared to the prior month, sales actually decreased by $11 million, as total sales volume for November 2012 was $99 million. A large reason for this is the active market: In December 2011, the market consisted of 1,088 homes. Last month, it was at 868, and currently, it's at 720. Overall, November was good to Howard County, with total sales jumping from $76 million in November 2011 to $99 million this month, a 30% increase. The two key reasons for this were an increase in the average sold price, going from $373,000 to $406,000 coupled with an increase in the number of homes being sold, 244 this month compared to 204 during the same span last year. The Real Estate Market Update for the Metro Baltimore area ~ October 2012 I am a little late on posting the market report for October, but it's always a good time to post positive reports of the Real Estate market for the Central Maryland area. In Howard County inventory is incredibly low with a bare minimum of new homes hitting the market. Buyers that are relocating to the Central Maryland area with great job offers, many with security clearance, are selecting Howard County because of the great schools, excellent commuter location and quality of life, just to name a few of (2 comments)
Home Residential Resale Statistics -- October 2012
Howard County, as a whole, witnessed good market activity during October. Total sales increased 5.13% when compared to last year, going from $76,934,720 to $80,884,806, almost a $4 million jump. Homes sold, on average, five days quicker than last year (82 days vs. 87), and four more homes were sold this October than last (212 vs. 208). Though two homes took over 720 days to sell, skewing the average slightly, the vast majority sold in less than 180 days, a good sign of increasing activity in Howard County.

There is a little bit of something for every price range. The most expensive Open House today is in Ellicott City with a $1.8 million price tag, but there are 6 homes in total that exceed the $1 million across the Howard County area. It's no surprise that Howard County is the 5th richest County in the USA!
