Take the Fear Out of Mortgage Financing

Trying to make sense out of mortgages and mortgage guidelines today can make your head hurt.

My advice is to avoid the aspirin, do not make assumptions, do NOT read the dramatic press. Instead, contact your experienced mortgage professional and communicate your specific circumstances for a home purchase or refinance early in the process.

A few recent changes with you to manage your expectations:

•· Several banks now realize that they were overly enthusiastic about approving credit lines. As these banks try to reduce their risk exposure, some homeowners are getting notifications that their line of credit has been reduced or even cancelled. Banks are concerned about what your home is worth and about your ability to verify your income, credit and assets.

•· Investors are very concerned about the future of certain industries and the future of the continuance of Bonus and Commission income. In the past, such income was averaged for 2 years for qualifications; don't assume the same is true today.

•· Buyers no longer have the option to have two mortgages at closing (i.e. 80/10/10 loan) to avoid paying Private Mortgage Insurance (PMI) or avoiding a certain loan amount for lower rates. For mortgages of $500,000 or less (depending on the investor) and less than 20% down payment, guidelines now require PMI. Your mortgage application now needs approval by the Lender and the PMI provider.

•· Mortgages greater than $500,000, with most Lenders, now require at least a 20% down payment.

•· Bridge loans are extinct today. Investors are not allowing most borrowers to close on their new purchase without closing on the sale of their current home. This means you need to list your home before you consider placing an offer on a home you are interested in purchasing. You will need to expect to close on the sale of your current home the same day as the purchase of your new property.

•· For refinancing, you need to have at least 20% equity today based on today's bank appraisal. There are now 40 year mortgages and Interest-Only payment loans, which could assist with lowering your monthly payments but check with your lender to find out your best option. Keep in mind, the presence of a second mortgage or line of credit (and today's bank appraisal of your home) could impact or limit your options.

NOW FOR THE GOOD NEWS & WORDS OF ENCOURAGEMENT....

There are many worthy borrowers and there are mortgage funds available today at very low interest rates (30 year fixed today at 5.5%)! There are guideline changes but they may or may not impact you directly! Don't assume or let the press intimidate you --- you could be a very worthy borrower and are in position to take advantage of this (housing) market and interest rates!

Highlights & Summary - Advice before Action!

Don't be surprised if your current line of credit gets reduced by your Bank.
Bonus and Commission income is being scrutinized by Lenders.
Mortgage Insurance will be required on mortgages with less than 20% down payment/equity. The two-mortgage option is currently not available for purchases or refinances.
Bridge loans are a thing of the past. You will need to sell your current home before you can purchase the next one. Renting your current home without selling it and buying another primary property is scrutinized unless you have at least 30% equity in the home you will lease.
Speak with your mortgage professional earlier in the process to manage expectations. Your specific scenario (credit, assets, income) is unique and you could be approved for more than you might think (especially with low rates.

Wow! Not only do we have SOPAC in South Orange, Maplewood stock and an ongoing music series in Maplewood, but we also have Poetry readings and an original art gallery in Millburn! Not to mention the long-standing Papermill Playhouse, and NJPAC in Newark.

Mom and dad, get ready. You're about to be blamed for something else.

The Millennial Generation. (Where did generations X,Y and Z go?)

According to an article in the Wall Street Journal, "The Trophy Kids Grow Up: How the Millennial Generation Is Shaking Up the Workplace," kids born between 1980 and 2001 are entering the job market and causing all sorts of problems.

"Blame it on doting parents, teachers and coaches," the article states. "The Millennial's were raised with so much affirmation and positive reinforcement that they come into the workplace needy for more."

In our community of Millburn /Short Hills that can't be true. Can it?

As a mom who has lived here for 30 years, I know many kids who give back to the community, and whose hard work and balanced egos helped Millburn High School gain its #1 ranking in the recent September issue of NJ Monthly.

Ok, ok. Maybe on "one or two" occasions we hovered too much, and even gave them a trophy when they came in last. But according to a posting by Sue Shellenbarger, "Helicopter Parents: Beneficial or Detrimental?" we're not the only guilty ones. Apparently a number of historic well-known Presidents had parents who were worse than us.

So, there's still hope. And who knows? One of our Millburn/Short Hills kids may even be President some day, and we hovering "helicopter" moms might even get a little credit for getting them there.

If not, they still get a trophy, right?

We're all in this together.

In these uncertain times, I'd like to share my thoughts and address concerns you may have about our local real estate market in Short Hills, Summit, Maplewood, Livingston, Chatham and surrounding NJ towns. I've included links to interesting articles that you may find helpful and of course I'm available if you'd like to discuss your own personal needs confidentially.

1. Foreclosures, and Pre-Foreclosures: There have been laws put in place to help people who need to sell with upside down mortgages. Three recent Real Estate laws that every homeowner, buyer or seller should be aware of

2. Life Goes On..... Our towns are the first really beautiful towns with excellent public schools off of the midtown direct train line into NYC, and Manhattanites who don't want to pay for private school, want a yard and some more space will still move out to the suburbs. We don't have an endless supply of inventory like other parts of the country, so even in tough times, there is still a demand for great houses in great locations (as long as they are priced competitively). Buying a home is a long term investment.

3. If you're currently renting, can put 20% or more down, have stellar credit, and a steady job, you're golden.

4. Move-Up Buyers are in a great position because if the market has dropped 10% in a given town, then the loss you're taking on the sell side will be less than what you're saving on the buy side.

5. Sell First. This way, if you're counting on a certain amount of equity from your current home, you won't have any surprises. For a long term investment, it may even make sense to rent out your current house and hold onto it as an investment. We can discuss your options.

6. Current Home Owners with ARM mortgages: You may want to call your mortgage company to discuss fixed r ate options.

Hi fellow active rainers!

I'm trying to figure out this whole social networking thing and would love your thoughts/guidance/ideas.

Just curious, which social networks do you belong to and what is the difference between the different ones?

Since I've signed up for linked in, different people in my network keep inviting me to join different social networks and I'm trying to figure out what's worth joining and what's not. I'd love to hear feedback from everyone about their experiences and has it helped your real estate business and what exactly do you use it for?

Any innovative ideas you'd like to share?

Also, linked in says to not accept people you don't know into your network, however I keep getting requests from people I don't know. So far I have only accepted people I do know and a few I know of through other people. Any thoughts on this?

Construction for Millburn Middle & High Schools is Very timely After Blue Ribbon Announcement

See article below just posted in Millburn Item. This is construction of the Middle and High School additions is very timely since the Millburn School district, which is already sought after, has been named a blue ribbon high school.

Board OKs contractors for secondary school construction

"Thursday, September 27, 2007

By HARRY TRUMBORE

The Board of Education Monday night voted to approve two contractors to build additions to both the middle and high schools.

"We have good news on the property front," announced Scott Kamber, chairman of the board's Property Committee prior to the vote. "The good news is both contractors came in under budget."

Kamber said 16 contractors had picked up bid packets for the middle school project and 13 submitted bids. "We had multiple bids coming back under budget," he said.

The construction will be funded by a $21.3 bond referendum approved by voters a year ago.

The construction project at the middle school was awarded to Niram, Inc. for a total contract price of $7,430,500.

The contractor at the high school will be Dobco, Inc., which won the assignment with a low bid of $$7,651,500.

According to Kamber, the bidding process this year integrated strategy, communications and oversight. He credited the work of the district's construction manager, Epic, Inc., for providing oversight with its review of the estimated costs.

The district had estimated the construction costs of the work at the middle school to be $7,450,000, close to the winning bid. The work at the high school, however, was estimated to cost $8,998,000, or approximately $1.35 million more than Dobco's winning bid.

Construction costs do not include money budgeted for "soft costs," such as architect, engineering and legal fees as well as the cost of surveys, permits and testing.

Kamber said Monday night that excess funds saved will be applied toward debt relief.

He also acknowledged the work of the district's director of building and grounds, John Van Teeckelenburgh, who, Kamber said, "used creative strategies we haven't seen in this district."

As an example, Kamber said, Van Teeckelenburgh scheduled two separate days for bids on the two projects to be opened, allowing contractors to sharpen their pencils and create substantial savings for the district.

Kamber said the ground-breaking on both sites will take place next month.

At the high school, a three-story wing will be added to the southwest corner of the facility. The new addition will connect to the relatively new two-story wing of science labs that was added as part of a building program approved by voters in 1999.

The new construction will add four additional science labs, two art rooms and 11 generic classrooms as well as additional special education and small instructional areas.

An addition also will be built on to the cafeteria.

Renovations will be made to a half dozen existing science labs and the guidance office area will be expanded. The band room wall will be soundproofed and a covered walkway will connect the new wing to the front portion of the school.

At the middle school, a three-story addition to the east side of the main building will add five science classrooms, one art room, five generic classrooms, additional special education and small instructional spaces and a guidance office.

The plans also add a two-story multi-purpose room, which will be constructed so it can support a third floor if one is needed in the future. Renovations to the gymnasium will add a weight room, and a new office and storage space along with a new girls' locker room.

At both schools, magnetic door stops will be installed for fire doors in the corridors."

Now that the mad back-to-school rush is over, things are really picking up in the real estate world. New listings are starting to pop up every day in Short Hills, Millburn, Summit, Maplewood, South Orange, Livingston, Harding, Mendham, Basking Ridge, Montclair, Westfield and surrounding NJ towns, and the best news is... more sellers are starting to listen to the market and price their homes to stand out as a good value.

I've been selling real estate since 1983, when the rates were about 14%, so fortunately, I'm one of the few local realtors who really understands how to advise both buyers and sellers in slower markets. I've actually already closed $42.7M in sales year to date so "slow" is probably the wrong word to use. To clarify, in our market, slow means... 20-50 showings on a mid range house with proper marketing, but only 1 or 2 offers ( instead of 4-10), which most likely will not be asking price ( except in rare instances), if and only if you're priced well, marketed well, advised well, and staged to sell. Otherwise, it may be a deathly slow market for you.
