The Top 5 Things to do in the Phoenix, Arizona Area - 06/30/08 08:40 PM
First off, I have to say that limiting this post to just 5 things to do in the Phoenix area is a very difficult task because, depending on when you visit, there are so many options you can't possibly do them all.
If you are visiting in March, one of the biggest attractions is our Cactus League spring training. Spring training fields can be found in Surprise (close to all of our west valley active adult communities), Peoria, Tempe, Scottsdale, Phoenix, Mesa and Tucson. Construction has begun in Goodyear for a new Cleveland Indians training facility as well. Our weather (17 comments)
An e-Newsletter You Should be Getting! FREE!!! - 06/29/08 11:18 AM
Before finding Active Rain I was searching. Searching for a better way to do business. Searching for the right systems to put in place. Searching for information on websites, SEO, call capture, consumer practices regarding real estate, basically anything I could get my hands on. You see, when I commit to doing something, I HAVE to learn everything I can on the subject. I can't assimilate the information fast enough. I almost become obsessive about it. Call it what you will, I just want to be the best I can be. And I know many (maybe most) of my fellow Active (30 comments)

For those of you, like me, that are a little graphically challenged, but would still like to have a custom blog header done... Have I got the guy for you! He's not really much of a secret anymore since Katarina & Nestor just did a post about his work, but I still had to brag on him and his work myself.Who is this mystery guy? His name is David Daniels and he has a business called Flyers to You. He did a post where he was giving away the first 10 custom blog headers for free. When I spoke with him this morning (4 comments)

Top 10 Reasons you might want to Retire to Arizona's Sun City Grand - 06/27/08 11:55 AM
Each one of Arizona's active retirement communities has something to offer. Some more than others. What it comes down to is, "What are you looking for?". Do you like a gated country club style community? If so, Corte Bella & Trilogy @ Vistancia might be your cup of tea. Are you looking for more of an intimate neighborhood style community? Then start with Arizona Traditions, Sun Village, or maybe Ventana Lakes. But if you want several golf courses, loads of activities and clubhouses, restaurants & more than one rec center with state of the art equipment than you are going to want to (4 comments)
Pay-per-Click (PPC) has it's place for brand new agents, provided... - 06/25/08 11:20 AM
If you are just starting your real estate career and wondering how in the world you are going to take on the top producers in your office, I propose you consider the following. You see, that is exactly what I was up against when I decided I wanted to specialize in selling Sun City Grand real estate, as well as homes in the other local active adult communities. We are talking about going up against HUGE producers in my own office. Couples that do 3 to 6 million in business in ONE MONTH! Individuals from a competing broker that used to work for the builder and have (14 comments)

Is There Light at the End of the Tunnel for the Arizona Real Estate Market? - 06/16/08 12:22 AM
While calculating absorption rates for the west valley active adult communities for a previous post I did, I decided to see how the Surprise family communities were fairing. I already knew the prices had plummeted, in some cases as low or lower than the prices paid as far back as 2003 and 2004. I knew the real estate speculators had rolled through Surprise in droves and I knew the lenders had gotten far more creative in their lending practices than they should have. I also knew that a large percentage of the foreclosure and short sale homes here in Surprise were people (2 comments)
Loop 303 Noise Abatement Concerns from Sun City Grand, Sun City West & Corte Bella Residents - 06/08/08 03:04 PM
As a real estate agent working the communities of Sun City Grand, Sun City West & Corte Bella (part of Sun City West), I am required to disclose to potential buyers within a certain distance of the Loop 303, the existance of and proximity to the highway. I just came across two articles that may be of interest to some. Both meetings took place within the last 15 months but are still relevant. I would like to mention that the number of homes affected is relatively small compared to the total number of residences in these communities. The residents of the homes (0 comments)
Battle Lines are Drawn - Vistancia vs. APS & Power Lines... Stay Tuned - 06/08/08 12:38 PM
Update August of 2012 - Just found a blog thread that indicates the battle isn't over yet. Check out the following... http://www.vistancialive.com/msg/index.php?topic=10421.0 Proposed APS Power line route Bureau of Land Management Report From the map it does not appear that the Trilogy Vistancia residents will be affected but who knows now. These are probably also the power lines that are referenced in the Sun City Festival public report. Again... looking at the proposed map it does not appear the power lines will be very close to that community either bit final decisions aren't being made until the fall of 2013. Stayed (0 comments)
Do you have a home to sell in Sun City Grand, Sun City West, Arziona Traditions or one of our other active adult communities? - 06/08/08 12:03 PM
Update 1 year later in June of 2009... We are at an all time low in inventory in many of our retirement communities and once again, I am running out of personal inventory to sell. This May & June was the busiest May & June we've had in years and I can only assume it will continue through the end of the summer. Do you have a home to sell in one of our area active adult communities but believe homes don't sell in our HOT Arizona summer months? Nothing could be further from the truth! I have four buyers, that (0 comments)
Sun City Grand real estate absorption rate - 06/08/08 11:16 AM
Many realtors track absorption rates to determine a trend in the market. Ideally this should be done regularly so you can see if you are dealing with a buyers market or a sellers market and where the trend is headed. The actual definition is: The number of weeks (or in my example, months) it takes to sell the current inventory at the present rate of sales For consumers unfamiliar with the term or how this is calculated, it is actually quite simple. You divide the current inventory of homes by the previous months actual sales. Many agents will give you an across the (3 comments)
Map of Phoenix Area Active Retirement Communities - 06/08/08 09:04 AM
The Phoenix area has long been known as one of the premium retirement locations in the United States. No small wonder with our fabulous weather throughout most of the year. Because we have so many out of state visitors looking for their future retirement or second homes, I get many questions from people looking at my website at the many active adult community options we have to offer. One of the biggest group of questions has to do with...
Where is Sun City Grand, or PebbleCreek, or Corte Bella? How far away from Surprise, Arizona or Sun City Grand is Sun City (0 comments)
