Maintaining health and wellness are vitally important as we baby boomers age.  One of the biggest attractions to the Arizona retirement communities are the fabulous recreation facilities each has to offer.
The vast majority of my clients plan on being as active as they can be so one of the first things we do when they come to town is tour the various rec centers found in Sun City Festival, Sun City Grand, Sun City West, Corte Bella, etc.

Interest Rates: Make Hay While The Sun Shines! - 09/08/10 11:41 AM
We've gotten complacent when it comes to low interest rates.  If you are in a position to buy and have the need, there has never been a better time.  In addition to rates being low, housing prices are bumping along the bottom too.
Don't look back and say coulda, woulda, shoulda.  History shows you where the rates could be just around the corner.  Does anyone else remember the 12% interest loans like I do?

Short Sale Listing "Pretenders" outed by real data - 09/08/10 11:25 AM
Short sales are tricky and time consuming.  I'm re-blogging this article by Tony and Suzanne Marriott because homeowners who find themselves in a short sale position should be given the service they need... not a line of garbage.
We have several agents in our office who have specialized in short sale transactions for sellers in the west valley and been successful in closing them.  When talking to sellers who are in dire straights I don't begin to sell myself as an expert, I refer the listing over to someone who knows what to do.

Here are some great before and after pictures from Janice Sutton on just how big of a difference staging a vacant home can make.  In this market we deal with many vacant homes.  It has been proven over and over, the homes that are staged sell faster than those that haven't been.

Yes... there ARE condos for sale in Sun City Grand.  And boy have the prices tumbled in the last 5 years... more so than the single family homes for sale in Sun City Grand.  In a tough real estate market condominium sales seem to suffer more than single family home sales and this has been true in this Del Webb retirement community as well.Single family home sales in Sun City Grandhave remained pretty healthy through this tough market but as the prices have come down, people who might normally have considered a La Solana condo are now looking … (2 comments)

Many of my clients are drawn to this community... primarily because it is NEW.  Home features like granite counter tops, varigated height cabinets with crown molding, solar energy options, etc. have great appeal.  The difference is in the details and this community has what many baby boomers are looking for.
Sun City Festival is not for everyone as it is located about 14 miles from Surprise Arizona and all the shopping/retail Surprise has to offer.  What doesn't work for … (0 comments)

Picture break... I was out in Sun City Festival yesterday taking pictures of my two new listings when I came across this gorgeous display of color.  Even though Bougainvillea can be quite messy I will always make room for them in my landscape.
Anyway... back to business.  There were 27 homes that closed escrow in August in Sun City Grand.  4 were golf course homes, one was a La Solana condo, two were foreclosures and one was a short sale.
