The Realtor Code of Ethics needs to be readdressed as a tool of Consumer confidence and Realtor accountabilty. At this point in time, it is little more than an illusion of respectabilty that the Real Estate Industry projects with the hope of disguising itself as an ethical industry. In reality it hides behind a smokescreen of self protective by laws and rules that have no intention of holding anyone to the Ethics that it proposes to uphold. Local determinations are made in an esoteric and unaccountable manner, with no challenge or oversight from an authoritative body. The National Association of Realtors prefers to bury its head in the sand regarding any oversight of the Code, leaving the politics of the local board to make all determinations and decisions. Comsumers have no way of knowing if a Realtor has been found in violation of the Ethics Standards. Realtors who believe that the Ethics Standards hold the hope that it's fellow Realtor's are accountable to it, run into a stonewall of bureaucratic babble that only serves to discourage Ethical Realtors from engaging in the process. 

The Realtor Code of Ethics should be totally canned or completely revisited on a national level as it is not doing the job it was intended for. Consumers deserve better and Realtors deserve better.

 

Buyers should take the time to get a feel for the kind of Seller they are negotiating with.

The first kind of Seller I consider to be somewhat desperate. They need to Cash out as soon as possible. Either they are in trouble with their mortgage, or they need to move quickly or they have had a change of situation and can no longer afford the house. You will get your best deal from this kind of Seller.

Seller#2 is a Seller who has a an attractive well kept property, has a sense of fairness and market value, and wants to get the going rate, or close to it,  for his/her home. You will get a home that reflects "pride of ownership" from this seller.

 

Seller # 3 has a home with a lot of upgrades, a premier property for the area, and has it priced high. He/she is willing to wait for a Buyer who will appreciate the beauty of the home, as he/she does, and is willing to reach a little higher than the going market to obtain it. You will get an exceptional property from this kind of seller.

Most Realtors try to impress prospective Seller's with their websites, popularity, local knowledge, ad campaigns etc. Most never mention and Seller's never hear about the Showing Service. A chain is only as strong as it's weakest link, and a poor Showing Service approach can be disastrous.

For the most part, there are 3 methods a Realtor or Broker will use to set up a Showing Appointment.

The 1st is calling the Listing Agent Direct. This is the least productive method. If the Agent is In Church, On a Plane, In a Mall, or their Voicemail is delayed, the home will probably miss the appointment.

The 2nd is the Subcontracted Showing Service. This method is effective to a point. The hourly wage call taker's generally do not know anything about the house and may not care to. Often, the instructions aren't accurate, and anything requiring a personal touch (e.g. the dog will be in the garage) can be regretfully omitted.

The 3rd method is a call directly to the Listing Office. The instructions and care given by another Realtor, who answers the call, is usually Professional and Comprehensive. A progressive Office will transfer the Calls on Nights and Weekends to an On Duty Realtor's cell phone. A Seller's prospective Showing will be handled with the Seller's and Listing Realtor's best interests at heart.  Appointments won't be missed and detailed instructions will be relayed.

Thinking of selling? Get the Showing Instructions of the Realtor's Company and give it a try on weekends or off hours, before making a decision. Keep in mind, that most of the Showings will be on weekends or after work when the buyer's are free to see homes.

 
Local real Estate values are down almost 30% from their highs of 2005. 2006 was the year of the stand-off for buyers and sellers. sellers finally folded and 2007 has become the year of great value for buyers. Not only are offering prices low, the offers are substantially lower and many buyers are taking the offers. It will take the media another 6 months to report on this. Buyers will do well to make their offers now.
