CRE Outsider offered some great tips about real estate signs. The majority of the article is below but you can visit their website to read the entire post. Commercial real estate signs are a constant, visual reminder that reinforce awareness and provide name recognition. Consider the fact that the average person passes by at least 40 signs per day and that 97% of the people in any given market will see a sign each day. You can’t turn them off. They just sit there as the market circulates around them waiting for the moment a consumer has a need. Signs have the lowest cost per impression and highest awareness/recall than any other form of advertising. Here are some suggestions to get the most out of your signs.

1 – Design: Don’t jam lots of text onto your signs. Besides the listing type (sale/lease/available) your company name, logo and phone number are all you need. Most brokerages put a web address but it’s really not necessary. If they can read your company name, they’ll search for it online and get to your site. Some brokerages feel it’s necessary to put the agent’s name/direct phone number on the sign. Unless the agent’s name is easy to remember (because the phone number sure isn’t) it may not be worth the extra cost. If you do want to add agent names, put them on a rider to not only draw attention to the name but so you can re-use the base sign.

2 – Contrast: Make sure your signs contrast with the background you intend to place them on. You’ll also want to make sure your signs contrast with competitor signs – or that your competitors aren’t blatantly ripping off your design. If everyone seems to be copying your solid red signs, break it up. Keep the red prominent but put your logo or phone number in a white or other secondary color block.

3 – Consistency … and Change: There’s something to be said for consistency when it comes to branding so don’t go changing your signs or logo all the time. But you do need to be on guard for changes in style. Review your sign design to keep it visually up to date and distinctive enough to stand out.

4 – Placement: Billboard advertisers place signs based on traffic counts and demographics but you don’t have that luxury. The sign’s got to go where it’s got to go. For primarily foot traffic areas, you’ll want them at/near eye level. Signs viewable from highways should be placed facing traffic or multi-sided/multiple locations if you’re trying to attract commuters from both lanes. If the sign is on a building, place at heights similar to billboards so they’ll catch the eyes of drivers on the approach. Also consider placing signs in areas where people tend to fixate their gaze such as bus stops or signaled intersections proximate to buildings you have listed or just for branding purposes.

5 – Measurement: Don’t just put up signs and forget about them. Set up a system with the address, alternate addresses, nearby intersections, highway markers and any landmarks for each sign so when people call, you’ll be able to determine which property they’re calling about.

There’s no way you’ll know who visits your website after seeing a sign, but do keep track of sign calls. And, make a note of deals that originated from sign calls. Your results may vary, of course. But if you don’t have the data, you’ll never know that signs do work.

Office Space Tips and Productivity Ideas

A recent article from Gensler On Work, You Are My Density: Snow White and the Open Plan Office.

The contemporary workplace is apparently on a diet. Much lauded in the national press as well as industry publications, you’d be challenged to find any article about office design that doesn’t mention increased density. Eradicating private offices, tearing down cubicle walls and drastically decreasing square footage/person allotments—how low can you go seems to be the newest measure of workplace design success.

But does real estate efficiency equal workplace effectiveness? Do people really work better when they’re put closer and closer together?

I’ve long suspected that Snow White is the intended occupant for a densely populated open office space. She’s neat and clean and pretty and polite; she’s kind and has no bad habits. No one would mind sitting next to Snow White. She’d probably even tidy up your workstation when you weren’t around.

But the truth is, our office mates tend to be more like the Seven Dwarfs. Along with Grumpy and Sneezy, there’s Nosy and Noisy and Loud Talker, Nail Clipper, Smelly Sandwich Eater, Keyboard Banger, and Volume Too High iPod Listener. You get the picture. People are naturally imperfect and those imperfections are amplified when we’re boxed into too close a quarters.

There is certainly unused and unnecessary space in many offices and getting rid of it is good for a healthy bottom line. But workplace efficiency and workplace effectiveness, while not necessarily polar opposites, are also not the same thing; gains in one often come at the expense of the other.

At the heart of the issue is the fact that space needs are not just functional; just because your computer has shrunk, your monitor is thin, and your paper files have gone digital doesn’t mean you have no need for a buffer zone. Proxemics, the study of the cultural, behavioral and sociological aspects of spatial distances between individuals, has shown repeatedly that comfort zones do exist and being respectful of them is crucial for a person’s own productivity, as well as healthy relations with those around them.

The human need for space tends to be well understood in other areas of life. Cars are marketed as roomy and comfortable, homes as spacious and airy, high end grocery stores as having wider aisles, first class airline seats as having much more space per person. When was the last time a hotel ad bragged that they had smaller rooms? In most spaces, a lot of people in a small area is called congestion; in workplace design it’s called efficiency. It’s time we question that.

A lean office is desirable, but an anorexic one can be devastating. Finding the tipping point when the dense workplace becomes a hindrance to people getting their work done is the art and science of workplace design. Without great care, densely populated, open office workplaces may fall squarely under the old warning, just because you can doesn’t mean you should.

1. Kill the air. Many offices are kept so cold that the employees are wasting time talking about how cold they are and trying to keep warm. If you do a better job of keeping the office temperature at a comfortable level, your employees will be more productive and you will save money on your bill.

2. Nix meeting rooms. A lot of wasted office time takes place in meeting rooms. Get rid of those and hold standing-room-only meetings by the water cooler or coffee pot.

3. Let there be light. Try to make sure that natural light comes into the office. Natural light, especially on a sunny day, can energize your employees and help them be more productive.

4. Ergonomics count. Because you spend so much time each week in the office, it is important that you be comfortable. Invest in ergonomic products that will make you more comfortable, and that will increase efficiency.

5. Go with the flow. Arrange the office so that it is in line with the traffic flow. A couple of minutes saved here and there throughout the day really add up, over the month, and year.

6. Keep kids out. Millions of people work from home offices today, and more of them get started every day! If you work at home, make your home office ‘off limits’ to the kids. The last thing you need is to be tripping over toys or having important work items misplaced or drawn on.

7. Think minimalism. The new thing, these days, is to be a minimalist, which entails getting rid of things you don’t need, and keeping only the bare minimum. This will work in the office environment as well as in other areas of life.

8. Headphone help. Keep an iPod or headset in your desk. Many people find that putting it on when there are distractions is a good way to focus and get more work done.

9. Stand up. Researchers have found that you are more likely to get work done if you are standing up. If this is a possibility for you, give it a try and see what it does for your productivity.

10. Hire an organizer. We all know that organization in the office is important, but most don’t want to take the time to get it done. Invest money in hiring a professional organizer to get it all done for you; then you can take it from there. With the increase in efficiency, it will pay for itself in no time.

11. Get a sign. Every time someone walks into your office to ask a question, it slows down your productivity. If you are busy working on something, hang a “Do Not Disturb” sign on the door until you are finished.

12. Pace yourself. Forget trying to turn everything on its head in one week in the hope of making your office the most efficient one around. Instead, pace yourself and choose one thing to implement at a time. Master that, then move on to the next.

Tasks like tidying, organizing and cleaning are incredibly easy to put off, because they’re rarely urgent until, of course, you lose that very important report, your charger, or your car keys. Try giving yourself a target of just half an hour of non-stop tidying each day for a week. You’ll be surprised just how much you can get through.
