I have a house for sale that needs the hardwood floors refinished. The sellers are willing to give an allowance to fix the floors. The issue is that they have a dog that scratches the floors. Should I suggest getting the floors redone before listing the home for sale or should I go with the allowance to refinish at closing??
 
Well, I recently helped my friends buy a vacation home. Went through the negotiations then came the inspection. To my suprise the home had moldin the attic. It was a none toxic mold. At that moment my cients wanted to drop the offer. I had my inspector explain the type of mold and the fact that it could be fixed. After it had been fixed the inspector came back and checked on their work. Everything was good. Without my inspectors help the deal would have never happened. Find a good inspector and stick with them. A good inspector is worth his weight in gold.
 
I am in the process of discussion with my wife about moving evyer two years. We are currently in our third house. SInce becoming an agent we have moved about every two to three years. We now a little one and the wife is more reluctant to move every two years. What kind of suggestions do you have that will give me more ammo when dealing with the wife????
 
Just a waste of money. I signed up with this company to try and expand my business into something I haven't ventured yet. Now I know why I have never ventured into lead generating web companies. All the leads I received were horrible. Email address that were a complete joke. I couldn't believe they even sent me these leads. Tried to get a refund and hte company said "No Way". So please do not try JustListed.com. A complete waste of money.
 
I have a very nice home listed that needs the hardwood floor redone. The cost is only $1,500 to completly refinish the hardwood. The issue is that my clients do not want to refinish the floors and have them get scratched up before they sell it. Very understandable. So my question is. Do you refinish the floors before the house sells or give a price cut during contract negotiations?
 
I currently have a couple listings in a very nice community. The problem we are running into is the fact that the community is in it's final phase and still has a few new spec homes left. Price is the big issue. One cliet wants top dollar for his 4200 SF house, very large home among 3000SF homes. The other client just wants a fair deal. I really think we have the homes priced very well. These homes have everything already done to them, blinds, patio covers, etc. The homes are priced well below the new homes. The new homes continue to sell. So my question is. Why do people spend $20,000 - $50,000 more for a new home when they can get the same house with everything for less?
 

Today I had an agent call and want to show one of my listing. I was gracious they were going to show my listing. I felt a little sorry for my clients though. They always have to keep their home as clean and sharp as possible for when agents do show their home. I haven't really thought about how much work this can be until today. As an agent I always call the morning that I plan on showing, giving people at least 4 hours before I show up. I am now going to try and call the day before to give people enough time to get their house set up. What do you do when you show a house? The day before or in the morning????

 
I have just recieved a contingent offer on a house I have listed. I am completly against contingent offers. Obviously I do have to present it to my clients. I have just a couple questions for my fellow agents. When you are showing homes will you show a home that is listed as contingent? My past experiences show that agents do not mess with homes that have contingent offers. How do you view contingent offers and homes listed as contingent????
 
Well, I am one that drives a big SUV. Kind of crazy with all the miles I drive in a day. So, the other day I decided to trade my car in for a better MPG car. I found the car that would work and sat down with this great salesman. After an hour long of waiting and going through the motions they came to me with a trade in value. Well, needless to say it was very low $7,000 below what it should have came in at. I had checked the trade in value before I went into the dealership. They would not negotiate with me and I wasted 2 hours of my time in this crazy  dealership. My advice to everyone- be sure to check the trade in value beore you go to a dealership. They should at least come close to the number. My luck they didn't even come close. Now I am stuck driving a gashog.......
