Why Are Interest Rates Going Up Instead Of Down? The spring 2024 Washington DC real estate season is off to a slow start as interest rates top 7%. Industry blog posts trumpeting a return to the competitive pre-2023 market in the District were clearly written before mid-February, when the PPI (Producer Price Index) report release revealed a +0.3% increase when economists were expecting only a 0.1% rise. Closed sales increased modestly from January to February at 541 sales (up 0.7%), but reflected a 15.6% increase from the same time last year. Total Sold Volume in February was $383,124,272. 2014 DC real estate market prices ended on a high note, with MSP (Median Sold Price) rising 6.9% from 2013.
Closed Sales
There were 660 closed sales in December, a 19.6% increase from November 2014 and total closed volume rose 27% month-over-month.
Median Days On Market
Median DOM was 21 days. The five-year average for December is 30 days.

After a sleepy third quarter in 2011, DC home buyers came out in force in the fourth, snapping up winter inventory, now at its lowest level in six years.
Data released by RBI (Real Estate Business Intelligence) and Clear Capital Inc. shows inventory for December 2011 dropping more than 17% over December 2010. New listings in December were down a whopping 58.5% from the same time in 2010.

President Obama'a signature today on H.R. 2112, the bill reinstating extended loan limits for FHA and VA loans through December 31, 2013 excludes government sponsored entities Freddie Mac and Fannie Mae.  As we previously reported, since October 1st the FHA and GSE limit has been $625,500.  The extended limit for designated high cost areas such as Washington D.C. will be $729,750. Be aware that loans written between October 1st and today's extension effective date aren't eligible for the new limits.

So much so that the power giant has purchased 5220 Wisconsin Avenue from Akridge with the intention of inflating their existing power plant. Not that the used car lot wasn't homely, but really? Foreclosure Filings in U.S. Increase 7%
Five states accounted for 53 percent of all U.S. filings.
California (#1 at 55,312) and Nevada, Arizona, Florida and Michigan in top five according to data provided by RealtyTrac.
Bloomberg reports that U.S. foreclosure filings rose 7 percent in October to a seven-month high as lenders started to speed up action against delinquent borrowers after a yearlong review into documentation, according to a RealtyTrac report that one in every 563 U.S. households got a filing.

D.C. Still Nation's Healthiest Real Estate Market
Standard & Poor's new Case-Shiller Report identifies Washington D.C. and Detroit Michigan as the only two U.S. cities where housing values are increasing year over year, posting "positive annual returns of +2.7% and +0.3% respectively" and cites the D.C. market as having appreciated approximately 83% over the past decade, the highest increase of U.S. cities.
From Standard & Poor's housing blog HousingViews:
