Are you a qualified Agent?

I was at a Seminar today and the teacher was talking about qualified buyers. Not just working with a buyer but making sure they are a qualified buyer is essential to working successfully with buyer's. Another agent raised her hand and commented that she also expected the agent to be qualified.

I think we can all agree that working with another agent who is not holding to their part of the bargain is one of the toughest parts of working in Real Estate. But she went on to say that as a listing agent she believed that an out of town agent not familiar with the local area was not qualified to sell in that particular area. It made her feel like she was doing all the work to sell the house.

I have been on both sides of this equation. As a local listing agent, yes, I can give the Buyer's more in depth information about the area. I am always willing to share this knowledge generously. I have found most out of area agents to be professional and great to deal with. It does not matter to me that I know the area better. It matters to me that between us we are able to put together a successful deal with a happy buyer and a happy seller. I have also worked as a buyer's agent on out of town deals. I have never, to my knowledge, had an agent take issue with this and have been complimented on my professionalism.

This comment did get me thinking though. How much does it truly matter to you if an agent is from out of your area?

This is a great post on reasons to buy in today's market. I also liked that it was mentioned how buying is not for everyone.

I will begin by stating that I’m not a real estate agent and derive no income from real estate sales. The information provided is to help potential home buyers make the most prudent choices regarding the purchase of a home.

As a former home builder, I have built and sold hundreds of homes and have experienced both good and bad markets. Each day I read news about housing and the economy, and while much of that news is negative, I believe the current market to have some of the best opportunities for buyers that I’ve experienced during my entire career. Below I have offered several pertinent facts for buyers to consider.

10 reasons for buying a home in today’s market:

● Great prices. In most areas of the country eager buyers can find incredible prices on homes, with many priced below the cost of construction. With the bursting of the housing “bubble,” an irrational buying frenzy that drove prices well beyond value, homes are once more becoming affordable. Many of the millions who overpaid or who borrowed against equity are now unable to maintain their payments, which has flooded the market with foreclosures and short-sales and driven home prices down near their historical averages.

● Low interest rates. With interest rates at historic lows, those purchasing a home will find their mortgage payments much easier on the budget. And once inflation returns, which will happen at some point, the low interest rates of today could vanish forever.

● Leveraged investment. A fact that most purchasers often overlook, homes—unless purchased for cash—are a leveraged purchase. Most buyers only put a small cash investment towards their purchase, often in the 5-10 percent range; and when the return on the actual investment is calculated, the results can sometimes be dramatic. And while this is not to encourage purchasing for investment potential, the long-term benefit can be a pleasant surprise.

● More choices. Home buyers generally have more choices than those looking for rentals. Buyers are not limited to style, location, or features, but can seek out their exact preferences. Additionally, they will not experience the restrictions faced by renters on making modifications, changing colors, or other alterations that would not be possible in most rental situations.

● Buyers may save on taxes. Those who itemize deductions on their Federal Income Tax can deduct the interest on their home mortgage as well as the property tax paid on their home. A tax advisor can calculate whether or not such a deduction is advantageous, but for many, the benefits can be substantial.

● Pride and stability of ownership. Those who desire to own often do so because of the perceived value and sense of accomplishment that comes from home ownership. According to studies, homes provide an anchor to the community and owners are more likely to participate in local activities, schools, and local politics, enjoying a sense of connection not often found in rental neighborhoods.

● Equity growth/long-term savings program. While experienced investors often purchase homes for their investment potential, consumers should not do so. Consumers should purchase more for shelter and the intrinsic values of ownership that cannot be measured in dollars. See: “Are Homes Still a Great Investment?”

● Unlimited choice of neighborhoods. The choices for renters are generally more limited when selecting a location, but buyers are only limited by price range and housing inventory. With today’s large numbers of homes for sale, buyers have the flexibility of finding a home near the schools, shopping or other amenities they desire.

● Security. Strangers do not have keys to your home, and homes can be purchased in areas of low crime rates, providing a sense of security. With several Web Sites offering information on neighborhood statistics, home buyers can choose the area that best meets the safety and security needs of their family.

● When you hear a door close, it’s yours. I’ll always remember the comment a friend made when moving from his apartment into a new home, “When I hear a door close, I want to know it’s mine.” Privacy, flexibility, and serenity are not concepts normally associated with rental units.

Although today’s lower home prices may be attractive, not everyone should purchase a home. Those whose employment may be tentative or who are subject to being transferred, may find it better to rent until those conditions change. Additionally, those who lack the financial resources to purchase and who have little or no savings may find that the risk outweighs the rewards. They too, should wait for more opportune times. Buying isn’t for everyone; but those who prefer to own and who meet the conditions for ownership may find this the opportunity of a lifetime—and an opportunity that can create a lifetime of rewards.

And while we all like to take advantage of great buying opportunities, purchasing a home requires both an understanding of the current market as well as historical trends that may affect the potential future value. That’s why I recommend that buyers seek the advice of a professional buyer’s agent experienced in their market to assist in the purchase process. Proper guidance is critical; what appears to be a dream purchase can become a nightmare when not properly analyzed.

Winthrop by the Sea Homes. Are you trying to avoid foreclosure and confused about your options? Have you considered a loan modification or Short Sale? Do you understand how these programs work?

What is a loan modification? A loan modification is when the bank holding your mortgage agrees to modify the terms of your loan. It may be a reduction of principal; a reduction on the interest rate or a combination of the two. This is a good solution IF you can afford the new payments. If you are just putting off a foreclosure, a short sale may be a good alternative.

A short sale is when the bank holding your mortgage agrees to accept current market value for the home at a This price below what you currently owe for the property. For example you owe $300,000 on your home which is currently worth $250,000. The bank would accept an offer in the $250,000 range forgiving the remaining balance of $50,000. The comment I get the most from my short sale clients " I feel like the weight of the world has been lifted from my shoulders." The recovery period to your credit is much quicker than a Foreclosure allowing you to rebuild in a shorter period of time.

I have successfully closed several short sales in and around Winthrop over the last few years. I offer free consultations and am happy to work with you to find the best option available. Taste of Winthrop September 15

Over 30 of the area's finest eating establishments will be participating in the 5th annual "Taste of Winthrop" on Wednesday, September 15 at the Winthrop Yacht Club. This food extravaganza is put on by the Winthrop Chamber of Commerce and will run from 6:00 to 9:00 pm with samples of everything from appetizers and main courses to pastries and desserts.
The "Taste of Winthrop" showcases local restaurants, cafes, caterers, hotels, and bakeries and is a fundraiser for the business beautification program.

Tickets are on sale now for $30 and may be purchased online, by calling 617-846-9898, in person at the Winthrop Chamber of Commerce office at 207 Hagman Road or Luna Boutique at 3 Bartlett Road. Tickets will also be available at the door. Tables of ten may be reserved in advance for $300.

There will also be a Silent Auction and a cash bar that night. Guests should prepare their taste buds for what is sure to be a deliciously good time.

You Mean We Can't Just Put An OFFER In?!?! A Basic Step by Step Guide to Buying a Home

This is a very informative list of what to expect and look for when buying a home.

I was originally going to title this post directed more towards first time home buyers, but lately its occurred to me how even previous home buyers need a little extra help understanding the process of how today's real estate transaction will take place.

While it is extremely tempting to dive right into looking for houses and going through them with a REALTOR there are a few steps I would highly suggest going through first. Well....while they are suggestions, anymore they are more like REQUIREMENTS.....bear with me for a few minutes and I'll explain why. This could save some major headaches and time for you since there are a lot of REALTORS across the county and they may not think to explain in almost painful detail how things work.

Step 1: Talk to a lender. "Wait what?..Why?!" The question "Have you talked to a lender or been pre-approved for a loan yet?" can be almost an offensive question to some. In most cases a REALTOR is not trying to pry into your personal life and asking you to prove you have money, but rather trying to see where you are in the process. At least here in Indianapolis, Fishers, Carmel, and all of Central Indiana you basically HAVE to have a pre-approval letter from a lender to even submit an offer.

•· Here's a scenario for you to illustrate the point. Say you don't think it's important to get a pre-approval on a loan...and all is well. You or your REALTOR locates your dream home in a great location at a great price. After touring the home you decide you want to put an offer in immediately. You attempt to, but are informed the offer will not be reviewed till a pre-approval letter is submitted as well. So you run to a mortgage company as fast as you can to get an approval. They ask for lots of different types of documentation that takes a day or more to gather, you submit it to your lender, and wait. Days go by, possibly a week; then you get it back and run back to the Listing Agent for the property you love and submit it. You find out the seller of the home accepted another offer sometime in the past couple days while you were trying to get approved and it now PENDING A SALE. You are heart broken, and the listing agent gives you the less than comforting standard phrase, "Well we'll keep your offer as a backup in case things fall through," which things won't. You lose.

•· One other point....If you even THINK you might look at Short Sales, Bank Owned, REO, Foreclosures, or anything like that an approval is absolutely required. The banks will throw your offer in the trash without one.

Step 2: Locate a quality REALTOR. This seems like a pretty obvious step, but some people don't want to talk to one because they think they can do better themselves. REALTORS observe markets, are constantly working with other buyers/sellers, and deal with more real estate transactions in a month than you will in a lifetime (Hopefully). Even though as a consumer you love your REALTOR.COM and Zillow then subsequently think you have the same resources a professional real estate agent or broker has....you simply don't. For these reasons alone why wouldn't you hire professional help that is essentially free on the buying side of a transaction?

Step 3: Setup some fairly broad search criteria for your new home. This is just a simple suggestion, but naturally you can do what you want. In the past I've setup extremely detailed searches for clients that yielded them very minimal results. After awhile I got a good feel for what they liked and setup a much more broad search in areas that I felt might be interesting. We found a home, put an offer in, and pended a home that they loved within a week of starting that new more broad search after looking for months. What's the moral of the story? Keep an open mind!

Step 4: Find Home and Submit Offer. This portion is unique to every transaction. Use your REALTOR for suggestions and strategy to give yourself the best chance of having an offer accepted. Don't let a counter offer get your down, just play the game. Best of Luck!

Step 5: Your Offer Was Accepted! Great! Now what? Now there is a process of inspections, closing coordination with lenders and title company, and a number of other items that take place before grabbing the keys.

Step 6: Order your Inspection. Order your 3rd party inspection from a reputable inspection company. It is a great idea to order it as soon as you can. This will allow you as much time between the inspection and your actual closing to request repairs or negotiate any issues that might be found during the inspection. Inspections have different results for every transaction; some uncover pretty major issues that need time to be addressed, most are pretty minor, but its better to be safe than sorry. More time to react the better. You want to be as informed as possible about your purchase!

Step 7: Coordinate Closing. You REALTOR will do this for you. Just have a couple dates and times in mind in case there are conflicts!

Step 8: Close! Bring your patience and some arthritis medicine (Just Kidding...sorta)....you'll be signing all kinds of documents. It seems pretty intimidating, but just follow the lead of the closing agent at the title company and everything will be fine.

I realize that the last few steps are not as detailed. I'll add more later as well as some other small steps concerning a final walk through and a number of other items.

If anyone has any suggestions on information or steps to add please feel free to make suggestions! This could be a great guide to hand to clients, first time homes buyers, and repeat buyers a like as a refresher.

Winthrop by the Sea homes, NEW Ferry Schedule

I am so excited to be taking the new ferry from Winthrop to Boston tomorrow. I was a little confused as I was finding 2 different schedules in different places. It seems the schedule will change on Monday August 16. They are adding an 11:30 a.m. departure from Winthrop to Boston! Great for spending a little free time in Boston. Details are below. I hope this helps with any confusion regarding the Winthrop to Boston Ferry!

Winthrop Ferry Service NEW SCHEDULE

Commuter ferry service between Winthrop and Rowe's Wharf is now underway by Boston Harbor Cruises! The trial period runs through the end of October.

Trip time is 25 minutes with service provided by Boston Harbor Cruises with capacity of 149 passengers. Free parking at the Town Pier, 707 Shirley Street. Rates (one way): Adult $6, Children $3, Senior $3, Disabled $3, Blind with ID Free, 10-Ride Pass $54.

New schedule effective Monday, August 16:

July to August 2010 breakdown:

5 single family homes sold with an average list price of $358,56; Average sale price of $340,850; average days on market 102.40.

5 Condos sold with an average list price of $243,740; Average sale price of $233,580;Average days on market 112.60.

3 Multi-family homes sold with an average list price of $379,633; Average sale price of $233,580; Average days on market 90.67.

July to August 2009 breakdown:

4 Single families sold with an Average list price of $298,225; Average sale price of $272,125; Average days on market 60.

The Winthrop Ma real estate inventory on the sold list has remained the same. While Condo and 2 family homes sales have improved slightly, there has been a significant rise in single family home prices.

Are You Show-Ready? Winthrop Ma Real Estate

We were out showing homes and began wondering why so many occupied homes are not properly prepared for showings. The sellers knew we were going to show their home several hours in advance and yet most of them were not "show-ready" when we arrived.

What is "show-ready"? Here's a little background before we answer the question.

Homes sell on either emotion or price. Homes that create emotion with buyers sell faster and at a higher price. Many sellers hire a professional stager to help create that warm and inviting atmosphere. While professional staging is a great idea, we've seen staged homes that would look even better if they were "show-ready."

Most sellers know in advance that their home will be showing. When you get that call, it's almost show time! Have a plan of action to get your home in show-ready shape:

• Open all the blinds and turn on all the lights including the garage and walk-in attic. Homes that are light and bright appear larger and more inviting. If you have ceiling fans, turn them all on low.

• Have some soft music playing. If you have a media room, leave a movie playing with the sound turned down low.

• Scents are important to creating emotion. In years past, we would leave a drop of vanilla on a light bulb. When the agent turned on the light, the heat would release the vanilla fragrance into the air. Times have changed and now we can simply purchase small air fresheners. While some fragrance is good, too much can be overpowering. If you can, burn a candle until you have to leave. Candles often smell more natural than the artificial air fresheners.

• If you have time, run the vacuum cleaner over the carpets. Buyers notice when the carpets look like nobody has walked on them.

• While you may love your pets, many people are afraid of them and they often get in the way. Taking your pet with you during the showing is the best idea. Some dogs are crate-trained and sit quietly in their crate. However, there's nothing more annoying than listening to a dog bark the whole time you're viewing a home.

• Don't be there when the agent and buyers arrive. It's awkward and makes the buyers uncomfortable. Buyers want to be able to peek into closets and kitchen cabinets. They want to be able to discuss what they like and don't like with their agent and each other. If you're there, it will be a short showing! Leave the selling to the agent.

Many sellers assume the showing agent will arrive ahead of time to get the home show-ready. If I'm only showing one home, I often arrive early and get the lights on. However, if I'm showing 10 homes, I have the buyers with me and we both walk in at the same time for that important first impresion.

Buyers decide in the first 60 seconds if they like the home. Get your home show-ready and make the most of that minute!

How far is Boston from Winthrop, Ma? A frequently asked question. I could find data with mileage or time estimates. Or I could just answer what you want to know. If I want to live in Winthrop, MA 02152 also known as Winthrop by the Sea how easy is it for me to get to Boston?

Late afternoon yesterday, while taking a family day, we had a sudden urge to go out for dinner. No one has to ask me twice I made myself and my 2 daughters presentable in record time for a trip to Boston. It was a 5 minute drive to the parking lot at Orient Heights(Blue Line) Station. A short walk to the inbound side; about a 5 minute wait for the train and within 15 minutes we were at Aquarium Station.

From Aquarium Station we were able to walk to the waterfront and enjoy a pre meal glass of wine. The people watching was terrific and I couldn't help but feel that we were on vacation. A tourist in my own home town. From Winthrop, MA to Boston seated at an outside table in less than 1 hour.

We then walked over to Fanueil Hall and enjoyed a really nice meal at McCormick and Schmidt's. They sat us upstairs and we sat by a big picture window facing towards all the activity in Faneuil Hall. Very pleasant!

A couple of stops at local shops after dinner for small treats(after-all what is a vacation without a souvenir) for our girls and then back to Winthrop, Ma 02152. Winthrop by the Sea. Home!

I have been hearing the long awaited Ferry from Winthrop, MA to Boston will be starting a trial run at the end of this month, 3 times in the morning, 3 times in the evening. Once I have more information I will blog.

Family Day at the Beach July 24

The Chamber of Commerce 13th annual "Old Fashioned Family Day at the Beach" takes place Saturday, July 24 from 11 am to 4 pm. Yirrell Beach on Point Shirley will be the place for fun in the sun: see flier. In the event of rain, the event will be held on Sunday, July 25.
No need to pack a lunch as there will be hot dogs, sausages, and hamburgers on the grill, along with pizza and cold drinks.
Schedule for the day is as follows: 11:00 - Scavenger Hunt, 11:30 - Simon Says, 12:00 - Water Balloon Toss, 12:30 - Look Alike Contest, 1:00 - Adult Spelling Bee, 1:30 - Winthrop's Got Talent, 2:00 - Hat Contest, 2:30 - Dance Contest, 3:00 - Hula Hoop Contest. There is free parking at the Town Landing, 651 Shirley Street; however public transportation & carpooling is strongly encouraged.
The "Revolution" will be doing boat tours of Boston Harbor at 10 am, 12 pm, and 2 pm for just $10 (first 100 people). Meet at the Town Pier at the Public Landing.
DJ Jeff Lyons will be playing music, kids can jump on the moonbounce or go down the water slide, along with raffles, games, and other activities. Special thanks to the Winthrop MarketPlace for their support.

Winthrop MA 02152 also known as Winthrop by the Sea. It is the day after the 4th of July and we are quietly recovering at home from all the wonderful festivities that Winthrop by the Sea has to offer. I can't help but notice how quiet it is after all the activity yesterday.

We started the day in Winthrop by the Sea by heading out to the Horribles Parade in the morning. Kids with plastic bags in hand to carry the candy loot being thrown from the parade participants. My daughters asked why the candy is thrown and I was only able to answer it is part of the tradition. As we made the 1/2 mile walk to our favorite watching spot we took time to stop and talk to people we knew along the way. This is also part of the tradition. It is special to live in Winthrop MA 02152 a place where you know so many people! The parade was wonderful as usual. Winthrop by the Sea is located approxiamately 10 miles North of Boston. A seaside community with a population of about 20,000. The hidden gem of Boston.

We had our annual 4th of July Barbeque inviting friends, family and neighbors. Firweorks were at dusk about 9:00 p.m. People started to walk by our house around 7:00! The streets are blocked off and company is told to expect to stay at least 30 minute after fireworks. 2 hours worth of pedestrian traffic plus all the cars from all day long!

The fireworks were spectacular!

Winthrop by the Sea 02152 celebrates the 4th of July

Winthrop celebrates the 4th of July! The annual Horribles Parade will kick-off from the Town Landing at 9:00 am on Sunday, July 4. What is the Horribles Parade? It is a long time 4th of July tradition in Winthrop by the Sea. Local residents come up with themes and either walk as a group or drive in floats decorated to go along with the group theme. The kids love it and so do the adults! The parade winds through Point Shirley ending at Coughlin Park for field games, music, and other fun events.

The spectacular fireworks display over Winthrop Harbor will be Sunday, July 4 at dusk (approximately 9:15 pm).

What is the current status of homes for sale in lovely Winthrop by the Sea? There are currently 42 Single family homes with a price range of $219,500( for a 6 room, 3 bed, 1.5 bath Colonial) to $749,000 ( 9 room, 5 bed, 3 bath Contemporary) with an average list price of $359,862.

There are 40 condominums on the market in Winthrop by the Sea with a price range of $99,000( 4 room, 1 bed, 1 bath 2/3 family) to $624,000 (Penthouse at Seal Harbor) with an average list price of $297,455.

There are 16 Multi Family homes on the market in Winthrop by the Sea with a price range of $248,000 ( 2 unit, 8 total room, 4 total bedroom 2 Family) to $690,000 ( 2 unit, 12 total room, 6 total bedroom 2 Family) with an average list price of $414,381.

What do all the higher priced homes have in common? WATERFRONT!

I came, I saw, I conquered!

I have a new buyer who sent me 16 listing sheets in 4 different town/cities. The majority being in one area. I can hear what you are thinking! They do not know what they want.

I set 11 appointments in 1 day with 20 minutes in between. Instead of making geographic sense I went for breaking things up with a lockbox showing or key in hand showing every few in case we fell behind. We actually took a coffee break about half way through which was greatly needed.

10 out of 11 showings were in one town with the last showing in a neighboring city. On the eleventh and last showing of the day we found the house! We put in an offer, negotiated and have home inspection tomorrow!

I have a theory about why this worked in this particular case. Most of the homes we looked at were nice. There were other properties that they liked along the way but they were higher priced(not overpriced,but higher priced). By the time we got to the last property, we had seen such a nice variety of homes that they knew the right house when they saw it! There was nothing on the list that would not have worked for these buyers under the right circumstances.

In the past year or so I have found that even when I try to do a little power showing I am up against lockbox codes that don't work, empty lock boxes, homes in bad repair or very overpriced. On some level it made me feel like everyone gets this new market. The homes showed well, the lockboxes worked, the agents that we met with were great! I certainly had very motivated buyers.

Maybe just a lucky day, maybe a sign that things are moving in the right direction.
