Listing supply continued to rebound this past week after trending downwards to start September. We saw 203 new attached listings across Vancouver West (up from 131 new attached listings in the previous period) with 112 of those listings falling in the downtown neighbourhood (an increase from the 66 new attached listings in the previous recorded period). The downtown core neighbourhood continued to account for the largest supply ratio with 63 new attached listings (or roughly 56% of all listing activity for the downtown areas). Coal Harbour saw relatively static listing activity with 15 new attached listings, well False Creek North also remained relatively stable with 11 new attached listings.
Supply conditions continued to moderate this past week as the market reacted to lower-then-average sales figures through August, and a drop in general consumer confidence through the period. This past week we saw 131 new attached listings (down for the second consecutive week from the 146 new attached listings in the previous week). The downtown core fell notably with just 28 new attached listings this past week (down from 86 new attached listings in the previous period) with Coal Harbour and False Creek North remaining relatively stable with 16 and 12 new attached listings in each respective neighbourhood.

New listing supply in the downtown neighbourhoods trended downwards this week after posting three consecutive weeks of positive gains; this past period we saw 182 new attached listings in the downtown neighbourhoods (compared to 195 new attached listings in the previous week), which accounted for roughly 53% of the 343 new attached listings across Vancouver West. The downtown core neighbourhoods saw the greatest increase in listing activity (jumping roughly 50% from the previous period) with 100 new attached listings (compared to 58 new attached listings in the previous period); Coal Harbour also saw an increase in new listing activity with 28 new attached listings (compared to 15 new attached listings in the previous period). Overall, Vancouver West continued to see an increase in new listing supply with 343 new attached listings (compared to 297 new attached listings in the previous week).
Confirmed detached sales numbers also fell on the Westside this week with just 26 confirmed detached sales (compared to 44 confirmed sales in the previous period); this could be linked to the nature of the product being supplied as well as demand pockets in specific neighbourhoods, though Dunbar, which has been relatively strong since Q1 2010 posted only a single sale this past week. The majority of Westside neighbourhoods posted similar sales results with Point Grey, South Granville, Kerrisdale, and S.W. Marine leading the way with 3 detached sales in each area.
Confirmed attached sales activity took a bit of a dip this past week on the Westside with only 36 attached sales, which accounted for roughly 46% of Vancouver West attached sales activity (down from 63 attached sales in the previous period); Kitsilano and Fairview saw the greatest discrepency in sales to listing activity with just 9 attached sales in each neighbourhood. Overall the sales to listing ratio in the Westside attached market remained tilted towards the buyer side with 36 confirmed attached sales to 80 new attached listings. The good news, however; is that the Westside continued to account for a slightly higher percentage of overall Vancouver West sales at 43% then of attached new listings at 41%.
Despite a steady decrease in supply over the past two weeks we have yet to see a full recovery in confirmed sales volume, and saw yet another dip this past week as properties maintain longer 'days on the market' times. Over Vancouver West this past week we saw 79 confirmed attached transactions (down from 118 in the previous period); with the downtown markets accounting for 43 confirmed sales or roughly 54% of all sales activity across Vancouver West. Our sales to listing ratio remained tilted towards the supply side with 79 sales : 195 new listings or a 41% macro-saturation rate.
