"After posting 170 new attached listings in the previous period we saw 149 new active listings over the last seven days, with the Westside attached market accounting for 56 new attached listings or 38% of new attached supply. In regards to sales the Westside continued to post positive numbers, with 70 of the 129 sales in Vancouver West or 54% of confirmed transactions falling in the Westside neighbourhoods"

We would like to present ‘Westside Detached Stat Package’ for the week of October 13th – October 20th.
The Westside Detached market experienced a fall back in new listings numbers; similar to late-September conditions, after rallying briefly the previous two weeks. Supply numbers struggled, moving to 55 new detached active listings in the Vancouver West Region; down from 81 the previous week. Confirmed sales transactions, however; maintained a pace we’ve identified as fairly average over the past two quarters of 2009; we saw 47 detached sales (down from the 48 the previous week). Not surprisingly, sales performance should remain stable through third quarter 2009 prior to a pre-Olympic surge in the late fourth quarter flowing into Q1 2010. Buyer competition remains especially active in Kitsilano, Dunbar, and Point Grey. Sharp pricing and the advice of a Realtor remains paramount, however; as over-priced listings tend to struggle in today’s market conditions, with well-priced product moving quite quickly.

New listing supply experienced a rather dramatic drop across all neighbourhoods this past week, well sales transactions continued along what we’ve come to identify as ‘average’ through the early Fall periods. We anticipate a relatively stable market through October prior to a resurgence in the Fall which should carry us through Quarter 4 2009 and the 2010 Winter Olympic Games.

We would like to present our ‘Westside Attached Stat Package‘, for the week of October 13th – October 20th. New listing slumped slightly on the Westside this past week with 86 new attached listings (down from 114 the previous week), and continued to outpace sales activity in the Westside attached market through mid-October. Sales transactions also fell following three consecutive weeks of positive growth; with 59 attached sales on the Westside (down from 84 the previous week). Market conditions have demonstrated stability since mid-March and continue to trend upwards with the macro-recovery in regards to global economics. In following with the regular Vancouver market cycles we should see the market begin to pickup as the Autumn season sets in, and consumers get back to business. Numerous lenders are predicting at least one rate hike in the next 3-4 months as Canadian banks look to counter inflationary pressure as the recession eases globally.
This past week there were 198 new active attached listings in the Vancouver West Region with 86 falling in the Westside neighbourhoods. Please note if your neighbourhood is not included in the weekly list it indicates there were zero (0) new listings in your area for that period.
The 86 new active attached listings on the Westside were distributed as follows:

We have compiled sales and listings statistics for the period running from October 13th to October 20th, and released them in this easy to read format! If you have any further questions or require more detail please get in touch with us. New listing supply in Vancouver West took a step-back after demonstrating significant growth over the past three weeks. After sitting at a relative high in the previous period with 290 new attached listing; we saw a fall this week down to a more average level of 198 new attached listings. The downtown markets shared the decrease in supply with the Westside as both areas witnessed a step back in new available listings after notable gains in previous periods. Sharp pricing remains paramount in all markets as average days on the market is low for well-priced listings, well over-priced units tend to remain on the market for more a more extended time frame. We continue to see a lack of supply in the lower-end 2-bedroom market ($500,000 range) and units in the Yaletown and False Creek North neighbourhoods continue to move at a brisk pace. As mentioned, sales volume took a bit of a tumble over the past week with 127 confirmed transactions; down from 173 sales the previous week. The downtown neighbourhoods continued to account for just over half of the sales volume in Vancouver West, however; they continue to notably outpace the Westside in regards to new listing supply. Vancouver West as a whole saw 198 new attached listings; a fall after three consecutive weeks of growth, up from the 290 new listings submitted last week. The market continues to display evidence of stability leading into the 2010 Olympic games with first time buyers being the most active demographic, but the buyer demand is moving upwards; though luxury markets continue to see mixed conditions depending on area. Listing versus Sales update for October 13th to October 20th 198 new listings in the Vancouver West Region with 112 (57%) falling in the downtown areas (including: West End, Downtown, Coal Harbour, and False Creek North sub-areas).

As mentioned, the downtown markets accounted for roughly half of the overall Vancouver West sales increases this past week. New listing activity lagged slightly after posting nearly a months worth of positive growth. The downtown markets represented a significant portion of the Vancouver West market share; with 57% of new listings falling in the downtown neighbourhoods, and 54% of the firm sales transactions also falling downtown. Despite our listing versus sales ratio number there continues to be pent up demand in certain downtown areas; we have [127 : 198] ’sales to listings’ or 64% saturation – look for interest rates to climb over the next three to four months as the Federal Government moves to counter post-recession inflationary conditions.
