As a listing agent, I have a fiduciary obligation to present all offers to a seller. When a buyer's agent calls me and says that their buyer wants to make a less than optimal offer on a listing, and in the interest of saving time (their time), they'd like me to ask the seller what he/she thinks. Even though in my humble opinion calling the seller and passing this information on is a waste of time (my time and the time of the seller), I am obligated to let the seller know that the agent wants me to run a price by him.

This is a waste of time for many reasons, one of which is that the dollar amount is only part of the equation when making an offer. Is the buyer qualified? Has his credit been run? Is the settlement date agreeable to all parties? Will the buyer be doing all inspections? Is it contingent upon a mortgage and if so, what is the loan to value? Are they using a reputable lender or a fly-by-night unknown quantity (this makes a huge difference to the outcome at closing). If a buyer insists that an agent run a number by the seller, please forgive me if I say if it's not in writing, it's not an offer.

A starting point, perhaps. Maybe even a launching pad to an actual offer. Usually, though, a serious buyer will have no qualms about putting an offer, made in good faith, with all terms and conditions, in writing.

What's the word Wednesday? Summer!

It's the middle of May and mother nature still can't decide whether she wants to send us some warm weather. I'm trying to, in my little spare time, get my pool ready for summer and early yesterday morning, I was out there wearing a parka! A friend on Facebook said "it's a beautiful fall day today", and indeed it was. I felt like toasting marshmallows and picking apples, not back-washing my pool in 60 degree weather.

But summer will get here sooner or later and with it, flowers, gangs of kids in the pool, noise, laughter and family.

Today's word is summer. I hope you enjoy your summer as much as I intend to enjoy mine.

Thankful Thursday, 4/25/13 Showing Love

I am caring for someone in my family and I won't say who it is out of respect for privacy. I can't say how grateful I am that I have risen to the occasion of caring physically and changing dressings and doing things that I never dreamed I was capable of. It turns out that love does trump squeamishness at the sight of blood.

Love doesn't mean never having to say you're sorry, like the silly movie from my teenage years. It turns out that love means doing whatever you can for people you love, to make their lives easier. It means being there physically and in spirit to brighten their days and enrich them. Love isn't selfish and self-centered, but selfless and kind. When someone you love needs you, your own needs can be put to the side for a time.

The person I am caring for shows me every day how much it's appreciated and I am grateful to be here to do whatever I can to make this ordeal, and it is an extremely painful ordeal, as easy as possible.

Because I love this person.

I am thankful for the people I love and for those that love me back.

What's the word Wednesday? Signs

There's a song from my youth (or thereabouts, I can't really remember), by the Five Man Electrical Band, with lyrics that went like this: Sign, Sign, everywhere a sign, Blockin' out the scenery, breakin' my mind. Do this, don't do that, can't you read the sign??

I’m big on signs. I have them all over the house. They aren’t breakin’ up the scenery so much as breaking me up as I smile when I look at them. Most were given to me as gifts, the one about my little dog, of course, I bought myself!

Who wouldn't want to spoil such a sweet little fella? And why have a dog you don't spoil? My favorite signs have to do with housework. A friend sent me a box of little presents when I turned ... I can't remember the exact birthday. This one was in the box of gifts and it's truly one of my favorites!

This is one I enjoy in the kitchen.

A dear client and friend gave me this sign because I told her I liked it when I was at her home. The next time I saw her, she had the sign for me as a gift!

Another kitchen sign is over my microwave. This one really cracks me up because mostly, it's true! You may not always stop by a neat home, but you will always be greeted with a smile!

Signs!

You may think I'm a little off but I enjoy making people laugh and my signs usually do. Frequent visitors probably don't even notice them anymore. Although I'd be willing to bet Jack, my husband, notices this one!

Of course the best sign isn't one that is in my house. It's on your lawn! If you are thinking of a move, I'd love to put my sign on your lawn and represent you in the sale of your biggest asset. Your home. Two signs actually, first a sale sign, then a sold sign!

To say this made my day, would be a gross understatement. Tom and Barb were a joy to work with and I was so happy to sell their current home and see them happily settled into their new one.

My fur babies like to hang out on the stairs. The dog waiting patiently for me to come up for bed, the cat, waiting patiently to trip someone! Not really, that would have been my dearly departed cat Scat. Scat wouldn't have spit on us if we were on fire. She was definitely not a people person. Our two cats, Dusty, pictured here with JJ, and his little sister Dani, are sweethearts.

I snapped this photo because JJ and Dusty looked so cute together but low and behold, they look possessed! I tried to take another photo without the flash but Dusty got up and walked away, leaving me with this photo. I sent it to my graphic designer (my son Mike) who told me there was nothing he could do to get rid of the yellow eyes. I know there must be, but he insisted there was not.

Spooky, huh?

If looks could talk, these two would be saying "you are getting sleepy, feed us before you go to sleep"!

Thankful Thursday, 3/21/13

It's a closing day! That's always a reason to be thankful. This closing was with a great couple who've become dear to me and the house is a beauty, so I am very, very happy for them. With the tide turning here in Chester County, many homes were selling as quick as we could get to see them. When Tom and Barb saw this one, they acted quickly and got the property for an excellent price!

There was snow here this morning and there was some conversation at the closing table that snow on settlement day is supposed to be good luck. Just like rain on a wedding day... although tell that to the bride with either flat hair or frizzy hair, depending on the kind of hair she has! I'm somewhat skeptical about good luck omens like bird poop! What else can you say when a bird plops you on the head?

Today's closing was made possible by excellent buyers, a great mortgage person, Jason Fallon from Mortgage Network and an outstanding title officer, Evelyn Stilwell, Settlement Services of PA. I can highly recommend both Jason and Evelyn.

I'm thankful to be working closely with such wonderful professionals.

The Down Side of an Up Market

The real estate market is alternately good, or bad, depending on whether you are buying or selling in any given year. We are coming out of what anyone would call a bad market. We entered the bad market, it seems, overnight, and just that quickly, it's turned around in some parts of Delaware and Chester Counties. During the down market, if anyone asked how the market was, I could be snarky and say "it depends, are you buying or selling? If you’re buying, it's a great market."

Nothing changes faster in any market, in my opinion, than certain builders' attitudes toward buyers. In a down market, builders tend to be very accommodating. They throw in incentives, they meet with buyers, anxious to please and get them to sign on the dotted line. In an up market, I'm sorry to say, that is not always the case. A buyer and I had the experience this week of dealing with a builder with a product and an attitude that says "if you want it, this is what you'll pay for it. Oh, and by the way, if you don't want it, I have someone waiting behind you who does."

That kind of "I don't need you" attitude is, in my opinion, the ugly side of a good market. Listing agents get arrogant, sellers get arrogant, and builders can most especially get arrogant. Not all builders, certainly, but some. I'm happy the market is great and I have been working like crazy, helping buyers buy and sellers sell. I hope that the people who would tend toward arrogance will remember just how quickly the market can change.

Thankful Thursday, 3/14/13 Thank God for Smart People

Unbelievably, we are in the middle March already, 1 day before the Ides in fact. Friends, Romans, countrymen... lend me your ears!

I have so much to be thankful for but I'd like to focus on the smart people I know. On Facebook and right here on Active Rain, I know people who enrich my brain on a daily basis. Social media experts, SEO experts, good writers, wonderful speakers. I won't start naming them because inevitably, I will forget one or two and that would be unforgivable as they all help me so much. I lend them my ears and they lend me their knowledge with no return necessary, although if I have something I can return the favor with, I'm more than happy to.

Not only do they share their knowledge and expertise, they make me laugh and become a better real estate agent and also a better person. They say birds of a feather flock together and there are so many really smart and successful people that I am delighted to know and call my friends.

Locally, my friends in real life, or as we say online, IRL, enrich me beyond measure with friendship, knowledge and fun.

So for all the smart people in my life, Thank you!

Happy Birthday to my Mom, Betty Carlini!

My mom is going to be 80 years old on Monday, February 25. This little woman has been a joy to me all of my life, and I hope that I have returned the favor. I could never repay the years of love and help that she's given me and I can't thank her enough for the independent role model she provided. She was a working mom from the time I was 3 years old. In those golden days, living in a row house where doors weren't locked, we were watched by our next door neighbor. As we grew, we had the freedom to go in and out of our own house and it really did take a village, but we were safe and well cared for. Over the years, when we were old enough, my older sister and I would walk to the bus stop in the late afternoon and wait for my mom to get home. It was always a thrill to see her get off the bus and I know she must have been tired, but she always had a smile for us.

My mom worked every day, Monday through Friday and always cooked dinner when she got home. On Fridays, we went to a corner restaurant and had dinner as a treat at times (usually spaghetti with crab sauce). Saturdays was shopping day and my parents didn't drive or have a car until I was out of high school (my father would never learn to drive). She would take a cart and go to the grocers, the butcher and the fruit store. She then, because for many years our washer and dryer didn't work, would unload the food from the shopping cart and reload the cart with laundry. Off to the laundry-mat. On Sundays, we always had the mid-day Italian style dinner and my mom was in the kitchen all day, preparing food for the week.

When women of my generation complain, and we do, I try to remember how much harder life was then. No washer, no dryer, no car. No cell phone to keep constant track of where we were so she didn't need to worry (although our neighbors did a fine job). No help at all from my dad. No understanding work place when a sickly child (that would be me) had to stay home from school.

Here's to my mom! I love her dearly and I appreciate her more than words can say.

Shopping for Homes on the Internet

Shopping for a home has changed drastically over the years. These days, unless you are in a beach vacation spot, you are not likely to walk into a real estate office and ask to see houses. More than likely you will start your search sitting in your pajamas with a cup of coffee and a computer screen. Similar to computer dating, you will key words into your Google search bar and come up with various websites that will show you all the homes in your price range.

What you may not realize is that you may land on a website where you will need to sign in to get more information and that there are real live agents who will then be contacting you to see if they can help you with your search. This is not the odious thing that some people seem to think it is. At least not if you land on my website.

I genuinely want to thank you for visiting my site and I really want to help you find your home. Today I Was Told by BOA My Home is Going into Foreclosure

Dear Bank of America, I have heard this story over and over again, by many people. They send you the paperwork you request and you ask for the same paperwork over and over. In the end, you still foreclose. Enough. MAKE THIS RIGHT FOR THIS FAMILY.

After three years of filling out loan modification paperwork and sending it in, I was informed via a phone call today from Bank of America that my loan modification was declined on 2/1/13 as I didn't submit all the documents. Bank of America continues to state this as a reason for declining my loan modifications, but I give them everything they ask for and then have my HUD counselor review it for completeness. Anyone who knows me knows how organized and detail-oriented I am. I have a Ph.D. from Columbia University and that required an incredible attention to detail. I know I submitted all the documents required as I carefully reviewed every request and my HUD counselor, Michael Haynes, of the Neighborhood Housing Services of New Haven reviewed them.

This seems to me to be a bogus excuse. I think they just don't want to do a loan modification. Although why BOA would want one more foreclosure in Bridgeport, Connecticut is beyond me. They aren't going to sell the home for more money than I would pay for it. I bought this home at the peak of the market in 2005 and paid $400,000. It is now worth no more than $250,000. I'm earning a good income now, my income tanked when my husband became ill with pancreatic cancer three years ago and our expenses have been high due to the cost of medications, travel, and treatment. We also lost his income when he became ill. We were both in real estate and the market downturn left us with less money at a time when we needed more.

As you know, my husband has Stage IV Pancreatic Cancer and he is getting hospice care in our home. I haven't told him yet that our home is going into foreclosure. BOA says to consider a Deed in Lieu of Foreclosure or a short sale and just leave, but my husband wants to spend his final days in his own home. Is that too much to ask of a big heartless organization? Probably. But don't you wonder where all that Mortgage Settlement money went to? Weren't the lenders supposed to be doing more loan modifications instead of allowing homes to go into foreclosure? What the heck are they doing with that money anyways???

It makes no sense at all to me, but my hope is that if you would reblog this post that BOA will notice it on social media, reconsider their decision to foreclose, so that I don't have to tell my husband that our home is going into foreclosure. He's been going through a tough time over the past few weeks and my fear is this will cause him enough stress to push him over the edge emotionally and physically.

I trust in the power of AR to get the word out and in your love and kindness to support me at this time as I try to be strong for my husband. Thank you.

Chivalry, Alive and Well in Chester County, PA

It was very, very cold yesterday. I left my house to show about 7 houses and arrived at my first home ahead of the buyers. They called ahead that they would be late so I settled in to wait. While I waited a pick-up truck backed into the driver and a young man got out and came over and said hello. He was there to do some work for the owner and it became apparent that the home was vacant. He seemed like a nice man but he was a stranger and I was a woman alone so I waited in my car for the buyers.

The house was about 35 minutes from home and after sitting there for 30 minutes, I needed to use the powder room. I was a little uncertain about going in the house by myself, with the man doing work in the driveway but mother nature became more insistent so I went in the house and locked myself in. I hate this about myself... having to be careful around strangers but that is the world we've inherited.

When I got into the house it was very obvious that the heat wasn't on. With a sinking feeling I walked to the powder room, knowing full well what I would find. The water was off and I could not use the powder room. Why did I have the hot cup of tea before I left? Why?

I went back outside to turn my car on and warm up. My car, which was fine when I left my house, wouldn't start. I'm thinking, "No, this can't be happening. My car won't start, I'm 35 minutes from home in the driveway of a vacant home with no heat, a perfect stranger and the buyers are still not there. They are now 45 minutes late.

Well, the stranger was wonderful. I got out of the car and asked him if he had jumper cables. He did and he was very happy to help me. The only problem was we couldn't find the battery. I called AAA and they said they'd be 75 minutes. My bladder wasn't going to wait 75 minutes, there was no way. I got the manual out and Adam (he looked up from under the hood to introduce himself with a shy smile) found the plus side of where to put one jumper cable, but we couldn't for the life of us find the other. I remembered that my service station and dealership has Saturday hours so I called them and thankfully, they answered and I gave the phone to Adam who would be able to decipher the car speak that was going on.

Long story short, we got my car started and without thinking we were hugging each other on the driveway! Me in thanks and him being grateful to be able to help me. I forced a little money on him to say thanks and when I say forced, I literally had to beg him. We hugged again, I got a kiss on the cheek and he was gone. I called the buyers, made sure they had jumper cables in their car, and decided to skip the house where the story started as I knew it wouldn't work for them.

I was able to finish my tour and I smiled the rest of the day, thinking of this charming young man who, in the freezing cold, and with no gloves (neither of us had gloves) he was willing to spend almost an hour working with me to get my car started. Chivalry is not dead, he's living in Chester County and his name yesterday was Adam.

Thankful Thursday, 1/31/13

It's down to the wire for Thursday and while I have a few hundred things to be thankful for, I was coming up empty for today's thankful Thursday post. My new desk chair? Is that enough of a reason to write a thankful Thursday post? My momma gave me some money for Christmas so I decided to treat myself to a new chair today. My boys assembled it and I am sitting in it and so yes, I am thankful.

I am always thankful for my boys but the fact that they like and love each other is big for me. It's important to know that when we are gone, the boys will always have each other. Seeing them, sitting on the floor in the family room, putting this chair together, meant more than the chair, more than anything, really. After a rocky sibling rivalry period that lasted most of their lives, several years ago they became friends. They are different, but they love each other and that's all a mom can ask for from two beloved sons.

So today, I am thankful for a chair. For the gift of still having my mom. For the gift of my two sons who laugh at me together, tease me together, share a love for me together. That's what life is all about. My life, anyway.

Market Report, Uwchlan Township, Chester County

There are currently 66 active listings in Uwchlan Township, Chester County. Prices range from $144,900 for a 2 bedroom 1.1 bath townhouse in the Village Walk development to $2,250,000 for a 5 bedroom, 5.2 baths home on 4.39 acres. That's a huge price difference!

The average sales price of homes currently on the market is $388,894 and the average days on the market so far is 141 days.

I have a great listing that falls into the active category. 323 N. Woodmont Drive is a wonderful and roomy 4 bedroom, 2 1/2 bath home with a first floor office, 2 car garage and a finished basement. This large home has hardwood floors throughout and is listed for $349,900.

There are 16 listings pending settlement ranging from $179,900 for a 3 bedroom, 2 1/2 bath townhouse in the Rhondda development to $510,000 for a 2 bedroom 2 1/2 bath luxury flat in Wellington at Eagleview.

Yes, You do need a Buyer's agent to Buy New Construction

I was out looking at new construction with a client today. A smart client. She was on a waiting list to be one of the first to preview a new local job site and the first thing she did upon getting notification of an appointment was to contact me to make sure I could be there. While we were there, she had questions. I had more. At one point, the site agent commented that I was asking good questions. The buyer smiled and said "that's why Susan is here".

Buyers who have never bought a new home before or those who are buying their first home simply won't think of all the questions that you should ask when you are considering new construction. Even the most experienced buyer may not think of one or two important items that could cost them big money in the long run.

What's standard? For instance, when you walk into a sample home, most likely it's got a million extras. Your home, without all of these extras is going to look vastly different that the model you fell in love with. Sometimes there are thousands of dollars of extras.

No matter how friendly the salesperson is at the new construction site, do not forget that they represent one person only, and that is the builder.

Some people think that they will get a better price from a builder if they ditch their representation. While the majority of builders do not burn bridges that they've worked so hard to build in their relationships with local agents, I'm sure there are some builders who may actually try to cut a real estate agent out under the guise of saving the buyer money. It's my opinion that the experience and expertise of a good buyer's agent will save you money in smart choices in the long run.

Don't take the short view when buying a new home. Consider the big picture and long range goals and plans for your life. Share those plans and dreams with a trusted buyer's agent. You will not regret it.

I never thought I'd live long enough to be thankful for a Kindle. Honestly, I fought this new contraption tooth and nail. Two Novembers ago we were at a mortgage company function and there was a drawing. The next prize to be drawn was a Kindle and I looked at one of my best friends and said, "Watch, I'll win it because I'm the only person in the world who really doesn't want one."

I am a book lover. I love the feel, the heft, the smell of a book. I like to close a book and contemplate what I've just read. I like to write down favorite quotes. I like to go back in the book to figure out who exactly the author is talking about since my brain is like a spaghetti strainer with too many holes.

I won the Kindle. Of course I did. It was shortly before the holidays and I just didn't have time to figure it out. Turned it on, turned it off. At some point last year, I didn't have a thing to read in the house so I got out my Kindle, got out the instructions and downloaded an Elizabeth George novel that I had been wanting to read. Believing the Lie. I loved the book but I still wasn't sold on the Kindle.

Next up was The Shoemaker's Wife by Adriana Trigiani. I save her books in hardback and share them with my mom. The only problem was that my mom has read the book from the library and once again, I was book-less, so I downloaded it. This was a lovely book. One of Ms. Trigiani's best.

I had heard so much about Jenny Lawson on Facebook that the next thing I had to do was read Let's Pretend This Didn't Happen. That book was so funny and poignant that I highly recommend it to anyone with a sense of humor and a dysfunctional background.

Next thing I knew, a miracle happened. I discovered and finally figured out, how to download library books to my Kindle. Holy smokes! Library books that you didn't have to leave the house to pick up! That you didn't have to return! This was something that made me so thankful that I can't begin to express it. For a book lover to be able to download any book from the library from their computer is nothing short of a miracle. A miracle, at least to me! The only drawback is there are only so many copies of books and all the really good books have a waiting list. Some of the waits are quite lengthy. But hey, don't let's ask for the moon when we have the stars!

Today, I am very thankful for my Kindle.

And just like that. It's a whole new year. That was my Facebook status update for New Year's Day.

Just like that. We have an opportunity to either keep going on the same path or switch gears and go in another direction. I don't know why the end of the year is one of the only times we think about changes, but it seems that the big things we'd like to change are most often thought about as the year ends.

I know I'd like to get more organized. That's my goal for 2013. I'd also, like the entire country this week, like to eat healthier and lose a little weight. I'd like to sleep better, laugh more (that might be hard to do... I'm a huge laughter), spend more quality time with my family, see more movies (now that Sony has captioning glasses at theaters, I am back at going to the movies) and generally work on being as happy as a human being can possibly be.

Today, 1/3/13, the first Thursday in the New Year, I am thankful to be here. I am thankful for my family and friends, my pets, my home, my clients. I am planning a good year.
