This week, two of my Buyers finally found the homes they had been looking for -- and in both cases, both of them wrote offers the first day on market, facing competition in both cases. Is the Real Estate Market Improving in the KINGSTOWNE Area of Alexandria? - 03/11/11 10:14 PM
It seemed at times during the winter home buyers were frozen by the cold temperatures and occasional snowfall.  Now that the trees are starting to bud and the robins have appeared, though, the home buyers have reappeared as well.
In the ALEXANDRIA VA 22315 zip code, which encompasses the very popular community of KINGSTOWNE,  22 properties settled in the past 30 days.  At present, though, 65 properties are under contract.  Since there are only 94 active listings, that's a pretty brisk absorption rate and signs are pointing to a robust spring market.

Right now, we have 28 Townhomes on the market in Alexandria's 22304 zip code;  in case you aren't familiar with the zip code, that's where such neighborhoods as CAMERON STATION, TOWNES AT CAMERON PARKE and SUMMER'S GROVE are located.  Prices range from $275,000 to $707,000, with an average days on market of 58 days and an average list price of $509,078.

How's activity in the OLD TOWN ALEXANDRIA real estate market these days? 
I think we are doing pretty well.  Lately, I have had numerous sign calls on listings and Open Houses are attracting prospective buyers - even today, in torrential rain.
At this moment, there are 118 fee simple active listings in OLD TOWN ALEXANDRIA, ranging in price from $349,000 for a fixer upper short sale (I showed this property over the weekend and "fixer upper" is no exaggeration) to $5,700,000 for a 6,700 s.f. spectacular piece of history:  this 5 bedroom home was built in 1760.
