The seller and their realtor should have acquired and organized all of the necessary documents, such as the hardship letter, 2 years of tax returns, financial statements, loan numbers, bank statements, check stubs so it can be easily submitted and then you should expect on an average from three to six months for an approval. Short Sales have been extensively used in Florida for homeowners and yet yesterday the Sun-Sentinel opened up to the public and spent an hour answering questions on short sales.
Who qualifies for a short sale?
Someone who has hardship, for example:
Job loss Business Failure Divorce Death of a spouse Illness Relocation Reduced Income Where do you find short sale listings?
On the multiple listing system with a realtor.
Can you have the lender forgive the difference between what is owed and the sale price?
Each short sale is different and each is evaluated differently. The lender will be the decision maker.
