solomons real estate: Why Choosing the Right Lender is Important to Getting to Closing from the Real Estate Agent's Perspective - 01/10/11 04:43 AM
Why Choosing the Right Lender is Important to Getting to Closing from the Real Estate Agent's Perspective So it's time to get serious about buying a house. The buyer has found a real estate agent, found some houses to start looking at, and the agent has reminded the buyer that the next step is to get loan approval so that they can feel comfortable putting in an offer when they find that perfect house.

CHOOSING THE RIGHT LENDER
OK, so the buyer knows that the lender with the best rates is the biggest determining factor in selecting a lender, right? The best way to compare rates is online, right? … (0 comments)

Solomons Landing - Year Round Waterfront Enjoyment in Solomons, MD - Now that the leaves have faded in the mountains, for those who don't want to wait another year for the glorious colors of fall to come again, why not make a trip to Solomons, MD. solomons real estate: How the 2010 Calvert County Real Estate Market is Doing So Far - 09/11/10 01:56 AM
How the 2010 Calvert County Real Estate Market is Doing So Far - As I do every month, I was updating cumulative stats I keep for the Calvert County Real Estate Market from local MLS data from Metropolitan Regional Information Systems, Inc.  today. During that process, I scrutinize the information carefully because if looked at a face value, in recent months does not present a very bright picture. Upon analyzing this information, though, there are some interesting and positive points to be noted:

 - Calvert County Real Estate Market AVERAGE SALES PRICE The 2010 monthly average sales price was higher than the yearly … (2 comments)

solomons real estate: Why would you pay that for a condo? - The Reasons are Many - 09/05/10 08:27 AM
Why would you pay that for a condo? - The Reasons are Many For many there comes a point where maybe maintaining a house just doesn't fit their lifestyle and schedule. Then they start looking at condos - and then go through the process of determining whether they are ready for condo living.

The answer to the question "Why would you pay that for a condo?" lies primarily with looking at the lifestyle that the buyer is trying to achieve. For those considering condo living, the value of condominium living is best assessed when considering convenience and location and whether the … (4 comments)

solomons real estate: The Green Book - 08/12/10 06:08 AM
The Green Book. The Red Green Book. Let me explain. It started out as the Red Book. I worked for a Savings and Loan in the early 80's - yes, just as the wheels were coming off with that. At the time I worked as a secretary (are there even secretaries anymore?) for the chief financial officer. One of my daily duties - first thing every morning - was to put entries in the Red Green Book - deposit balances, etc. - that were then reviewed by the officers of the Savings and Loan.
Now in the early 80's those numbers were not … (0 comments)

solomons real estate: Solomons, Maryland - Record heat continues. - 06/27/10 03:11 PM
Solomons, Maryland - Record heat continues. Quite a heat wave we are having here - close to 100 the past three days. It seems like I was just blogging about blizzards. Although 100 degree temperatures  at some point throughout the summer are not uncommon in Calvert County, I guess we were spoiled the last two summers by being spared this discomfort.
In Solomons, and for that matter all of Calvert County and Saint Mary's County, we are  just minutes away at any point from enjoyment of the beautiful  waters of this area. These pictures of Solomons sure are a refreshing look … (2 comments)

solomons real estate: Home Affordability Changes are Inevitable for Calvert County and Across the Nation - 04/14/10 05:33 AM
HOME AFFORDABILITY CHANGES ARE INEVITABLE FOR CALVERT COUNTY AND ACROSS THE NATION
As homebuyer tax credits come to an end on April 30th, those who are considering buying and selling need to be aware of the impact of the other major issue facing buyers and sellers as to timing of their real estate transaction - MORTGAGE RATES ARE INCREASING AND ARE ANTICIPATED TO INCREASE FURTHER. The purchase of mortgage backed securities by the government ended on March 31st. This factor as well as anticipated inflation will undoubtedly bring about rate increases and in fact, this is already occurring. Rates for 30 year … (3 comments)

solomons real estate: If You Can't Find Something Nice to Say...But When You Can... - 02/17/10 03:06 AM
If You Can't Find Something Nice to Say...But When You Can... Calvert County sales up 30.64%. There I said it - because it needs to be said. Respectfully, I understand that there are markets throughout the country that continue to struggle, but when confronted with numbers like this it forces us to look at our market locally. We are bombarded with negative news but have to overcome the perspectives that are pervasive in our daily dose. The final numbers for 2009 have been compiled and this is a stat to be reckoned with - a 30.64% increase in number of sales in Calvert … (1 comments)

solomons real estate: Could Igloos be the Latest Trend in Mid-Atlantic Housing? - 02/12/10 03:15 AM
Could Igloos be the Latest Trend in Mid-Atlantic Housing? If not, maybe they should be - and just think, low cost building materials and plenty of 'em. Good grief. There are areas that have up to five feet of snow on the ground after the February 6th and 10th blizzards in the D.C./Baltimore metropolitan area. This is an area where snowfall is typically measured in inches, not feet.

solomons real estate: They're Using the "B" word again in Calvert County - 02/09/10 01:59 AM
They're Using the "B" word again in Calvert County. The Mid-Atlantic is about to get blasted again - another 10 to 25 inches predicted for the D.C./Baltimore area with the word "blizzard" in the mix for the third time this winter - on top of Saturday's 2 to 3+ feet in some areas.

And in this part of Southern Maryland - notice I use the word "southern" - bit of an oxymoron there - we were lucky. Just shy of a foot and a half and only 6 to 10 inches forecasted.

solomons real estate: Battle Creek Cypress Swamp - Calvert County is Proud of their Swampland - 01/25/10 01:47 AM
Battle Creek Cypress Swamp - Calvert County is Proud of their Swampland. That's right. The jokes about buying swampland in Florida are pretty much thing of the past with Wetlands having taken on a whole new status as protected areas due to ecological and environmental importance.
Calvert County is home to the Battle Creek Cypress Swamp - the northernmost stand of Bald Cypress in the U.S. . Cypress are typically sub-tropical, found mostly in the Carolinas and Southeast, and unusual this far north. A portion of these unique wetlands is now a public park with a nature center and a quarter mile boardwalk through the swamp.

solomons real estate: On the Fence - 01/17/10 10:53 PM
For those On the Fence - Buyers and sellers alike are asking the question - "Is the time right?" For many, I believe it is and here are the reasons that I think bear careful consideration, depending on the buyers/sellers specific situation:
•-       It's no news that market activity picks up with the spring market. What is somewhat different currently is that there are continued $8000 first time homebuyer tax credit incentives in place, as well as a new $6500 move-up buyer tax credit - only available until April 30. This means that the spring market is upon us earlier than the norm, with … (4 comments)

The Alumni Players present "I'll Get My Man"
I just have to share this great local event. Every year the Alumni Players present the play for the dinner theatre (this year the dates are February 5, 6, 12 and 13th) as a benefit for the school at Our Lady Star of the Sea Church in Solomons, MD This is a great way to take a break from the movies and see a play where the actors, while they may not be professionals (although some of them have pretty impressive resumes in the acting arena), are a group that volunteer their time and are committed to presenting quality … (2 comments)

solomons real estate: Owners of Detached Single Family Homes Pay Condo Fees - 01/08/10 10:39 PM
Owners of detached single family homes pay condo fees, they just don't know it.
You say, "What?"
When buyers are considering a single family detached home purchase vs. a condominium purchase, one of the biggest objections for buyers is the monthly condo fee. For those considering a condominium purchase, they need to look at the condo fee differently.
The amenities offered by many condominium communities are services that owners of single family detached homes are paying for anyway. Those expenses really add up, the difference being they are not included in a lump sum in the mortgage payment.
Some of the more obvious … (3 comments)

solomons real estate: Solomons Island "Blizzard" - 12/19/09 12:35 AM
The "B" word is pretty rare in this island village. Solomons Island is located in southern Calvert County and the latest weather report map has this area designated as blizzard conditions for this Super Saturday. You wouldn't know it at the point this idylic picture was taken just as it was getting light - 10 inches of snow on the ground at the point this picture was taken, with predictions for up to 2 feet and winds in excess of 35 miles per hour.
This storm is expected to be of the proportion of storms that hit this area in … (5 comments)
