i am of course excited. I have booked a listing appointment.

What you have done in your past will pay off.

I received an email asking me if I would like to help sell a home. Well, OK I was over there about 3 months ago and gave them a long laundry list of what it would take to make their home marketable for the best return.

I am so excited to go back and see what they have completed and help them sell their home.

Regardless of what the media is saying out there. People still need a place to live. They need a roof over their heads. Interest rates could not be better and home prices are a great value. I know others would still like to see the price come down. I myself would like to see them go up. I want to see the equity in my home increase and not decrease.

Either way, I am excited about the listing. I am hoping it will be under contract in less than 60 days so they can move on with their lives. Isn't that what it is about. Own a place make some equity and move on?

Before the Happy part of Happy New Year gets away from me. I would like to thank all my Family and friends for a great 2008 and here is to a great 2009.

i am hoping for an awesome new year in 2009.

I have had to spend extra time changing all my sites and advertising to display the new firm, but I know it will be worth it.

I was reading a blog that was talking about what the first numbers represent in a bar code.

Then of course my mind starts thinking that I ran across a email talking about the different colors that go to a loaf of bread. So now you can tell what day the bread was delivered fresh to the store by the ties on them.

Here is your list of what day it was delivered.

Monday - Blue
Tuesday - Green
Thursday - Red
Friday - White
Saturday - Yellow

 

I know I will have to write this one down because the chance of me remembering it are slim. I thought the first time I would remember it. I guess I just do not use it that much. I am also not good at making a mimic to this one. It has all constants for the first letter.

 

What should happen to those who use your pictures from your MLS listing?

I pose this question, because I once had a listing that expired. OUCH.

The listing of course went to another listing firm. In posting the property back into the MLS system, the agent decided upon themselves to use some of my pictures that I took and used in advertising this property for sale.

I called the MLS and asked what the property protocol was? My response was that unless I gave written permission it is a no no. I said well OK then there has been a no no committed! I was then asked the address MLS numbers which I could and did supply them I asked what their next steps would be. I was told that they will call the listing agent and let them know that they have 48 hours to move my pictures otherwise they would be find. WHAT? Giving anyone 48 hours to make it right.

And now you know the rest of the story.

I know the title and the context are a little, well lets say not matching.

Really where do you lie you head down these days?

With a large firm that is known throughout the US and/or Internationally? or local?

One that has large monthly dues? or one that takes some of your commission?

Doing the math makes the grass greener or not?

Wow what thoughts and questions that need answers? or do they?

I know there are those that already have the answers and those still searching.

I have made a decision and I have changed to Local with the less desk fees.

It is a local company who does not have lots of agents, but could.

If others are not so excited these days about the large desk fees. Looking for more. Look no farther.

Oh what a topic this is.

I am working with new buyer clients for me. This is not their first home. They are not new to the business.

I of course went over Working with Real Estate agents.

I even asked if they were working with other agents and did they have an agent. I was told no.

I have showed homes to them.

Then I find out that they have been calling around working with other agents.

It was then my duty to give the honest how would you like to be treated if you were the agent and you found out clients were calling more and more people trying to find their new home and not using the agent whom spent their time and gas showing around the area.

I can totally understand that they want the best for their family. They want their new home now. Their old home is not selling fast enough. They want a new home and want someone to help them. This is a ruff place to be.

Well, we still need to teach and be symapthic and help them. But be up front and HONEST with them and they will respect you and you will be their agent.

So remember to teach and be honest with your buyers and they will trust and stay with you.
