Today, I was filled with receiving counter offers. Where are those days, when one counter offer and acceptance happens?
What is happening is, the new homebuyers are getting overwhelmed with options, and they believe, that the seller should pay for their closing costs. You will exhaust yourself in trying to explain to them what is going on. You can draw it out on paper, what the offer is including concessions. I put in two offers to purchase last night around 11 pm. So, today, it is time for the counter offers to begin.
  Starting with the first phone call. It was late last night writing up the second offer, and my human factor kicked in, and I forgot to send over the FHA Addendum. OK, here was another awesome day for me. Of which I thought I was not going to get back home to blog.
I was able to get two Offer to Purchases. YEA.
It all started on Monday when I was working with my client from the weekend whom said that they wanted to put an offer on a house that turned in to signing the papers on Monday that never happened. My buyer wants to put in an offer, but has no clue which mortgage plan to use. And only wants to spend a certain amount including closing cost. If not careful on this one it will cost the agent out of your pocket. So, can they make it any harder to put in an Offer to Purchase. Last night, was a long, but awesome night. I was up late writing an Offer to Purchase. Since it was so late, I was more than double-checking my work. The Offer to Purchase was faxed and emailed and scanned so many times it is now fat. I know in the long run be cleaned up and that is not a concern. You cannot get much more rewarding than after showing homes, late into the evening, and your buyers calls your cell phone while you are still driving on you way to your home, and your buyers say, I want to put in an offer on the first house you showed us. YEA YEA YEA. How much more exciting does it get. I know the end result of the check after closing. Being a Real Estate Agent is like playing a basketball game. You have, that is right; you have to have teammates that click all the time. You must depend on them. You do not have time to be calling and checking up on their progress. This will just wear you down and then your performance is not at 100%. What a joy it is, to help the new homebuyers. Yes, they are getting more pickier, but why not. The market is flooded with resale and there are more options out there to choose from. Finally, they can go home and sleep on it, before making a decision. The pressure has been taken off. We are not rushing back to the office and sign an offer to purchase before that property becomes pending.

I have recently been running into homes overpriced in the market. The market is changing from sellers to buyers. My buyers realize that. Now the buyers do not even want to put in an Offer to Purchase. They realize that they can just go and look for another home. Even though they need a place to live, there are many to choose from. This is Seller agent beware of why your homes you have listed are not moving.

Getting past first time homebuyers remorse. - 09/17/06 09:06 PM
I showed property last weekend to first time homebuyers that will do whatever it takes to get out of a renters contract, legal. I even read the contract with them, but ultimately they were the ones who needed to talk to the landlord. Then, when they were comfortable with that, we proceeded with writing up the Offer to Purchase. After the offer was written they wanted to see the property again. I was working with two clients today and I cannot tell you how exciting it was. I found a home for both of them and I am working on writing up Offers to Purchase for both. How rewarding it is to help other find their dream home. It is a goal of mind to find that home for them and help them through the process.
 Trying to explain the emotions on their face when they finally walk through that door for the first time and it's now their home. It puts a smile on my face.

I have clients that want out of a lease, since they found their home. I helped review the lease agreement and found that they cannot sublent but the early termination lease said that the notice had to be 60 days written notice and pay up until it rents or then the lease is up which ever comes first. I have a client that just re-signed their lease for 7 months, instead of paying a little more for the month to month. Why you should have a termite inspection with a home inspection. - 09/13/06 09:33 PM
I live in the Raleigh, NC area. I suggest to all of my clients that they really should have a Home Inspection with a Termite Inspection done before purchasing the house. You just never know since we live in a state where termites like to live. And the termite inspection is not expensive to have done for that piece of mind you get.
