Counter offers continue - 09/29/06 09:45 PM
Today, I was filled with receiving counter offers. Where are those days, when one counter offer and acceptance happens? What is happening is, the new homebuyers are getting overwhelmed with options, and they believe, that the seller should pay for their closing costs. You will exhaust yourself in trying to explain to them what is going on. You can draw it out on paper, what the offer is including concessions. Then, the buyer try’s to say that they only want to offer to be a set dollar amount including the closing cost. You are tired of explaining plus, you have written it (3 comments)
Let the counter offers begin. - 09/28/06 04:58 PM
I put in two offers to purchase last night around 11 pm. So, today, it is time for the counter offers to begin. Starting with the first phone call. It was late last night writing up the second offer, and my human factor kicked in, and I forgot to send over the FHA Addendum. No worries, that is an easy fix that I could do. As I was hanging up the first call and the second call came from the same second offer, but it was the mortgage company this time, and they were explaining that we will not be (1 comments)
Offer to Purchase(s) - 09/27/06 10:30 PM
OK, here was another awesome day for me. Of which I thought I was not going to get back home to blog. I was able to get two Offer to Purchases. YEA. It all started on Monday when I was working with my client from the weekend whom said that they wanted to put an offer on a house that turned in to signing the papers on Monday that never happened. The mortgage person was out of state and the closing cost was out of here. So, I asked my buyer to check somebody out locally, which he did the next night (0 comments)
Secluded yet in the city subdivision - 09/26/06 07:38 PM
The Bishop’s Grant Subdivision There is a great little community that feels like country, but truly you get the city. So, you would be secluded yet with in the Wake Forest city limits. Having city water and city sewer. This little community is starting with only 52 home sites and is looking at building up to 172 sites, of which 48 of them are planned town homes. Also, in the stages you will get a pool with a bathhouse, perimeter buffers and green spaces. The starting price is from the $300’s with 8 floor plans. There is over 2500 sq. ft., (0 comments)
Tuff Day. - 09/24/06 07:29 PM
My buyer wants to put in an offer, but has no clue which mortgage plan to use. And only wants to spend a certain amount including closing cost. If not careful on this one it will cost the agent out of your pocket. So, can they make it any harder to put in an Offer to Purchase. So, I called his mortgage lender and I was told that my buyer had not made up his mind about FHA or Conventional style. Plus, the mortgage lender is out of state and not familir with the taxes, insurance and so forth and could (2 comments)
Oh the wait! - 09/22/06 06:30 PM
Last night, was a long, but awesome night. I was up late writing an Offer to Purchase. Since it was so late, I was more than double-checking my work. The Offer to Purchase was faxed and emailed and scanned so many times it is now fat. I know in the long run be cleaned up and that is not a concern. Because, my goal is to get it signed and to the listing agent quickly. That was accomplished and it is now after 7 pm on a Friday night. Guess what, still no answer. The waiting time to hear back I (2 comments)
The Reward. - 09/21/06 07:26 PM
You cannot get much more rewarding than after showing homes, late into the evening, and your buyers calls your cell phone while you are still driving on you way to your home, and your buyers say, I want to put in an offer on the first house you showed us. YEA YEA YEA. How much more exciting does it get. I know the end result of the check after closing. But, you really got to admit when you hear the words I want to put an Offer on a certian house, just makes your insides go crazy. You have just begun starting to (3 comments)
Who’s on your Team. - 09/20/06 08:09 PM
Being a Real Estate Agent is like playing a basketball game. You have, that is right; you have to have teammates that click all the time. You must depend on them. You do not have time to be calling and checking up on their progress. This will just wear you down and then your performance is not at 100%. We need people who we can trust to do what they say they will do, and when they say they can do it. No if’s and’s and but’s about it. One of my most important teammates is my home inspector, Joe Nanni, (2 comments)
Helping with the homebuyers decision - 09/19/06 09:40 PM
What a joy it is, to help the new homebuyers. Yes, they are getting more pickier, but why not. The market is flooded with resale and there are more options out there to choose from. Finally, they can go home and sleep on it, before making a decision. The pressure has been taken off. We are not rushing back to the office and sign an offer to purchase before that property becomes pending. With that in mind, we need to listen (whether it is verbal or actions) HARDER to them in what are their wants and needs are on an (2 comments)
Over priced Homes. - 09/18/06 03:46 PM
I have recently been running into homes overpriced in the market. The market is changing from sellers to buyers. My buyers realize that. Now the buyers do not even want to put in an Offer to Purchase. They realize that they can just go and look for another home. Even though they need a place to live, there are many to choose from. This is Seller agent beware of why your homes you have listed are not moving. (1 comments)
Getting past first time homebuyers remorse. - 09/17/06 09:06 PM
I showed property last weekend to first time homebuyers that will do whatever it takes to get out of a renters contract, legal. I even read the contract with them, but ultimately they were the ones who needed to talk to the landlord. Then, when they were comfortable with that, we proceeded with writing up the Offer to Purchase. After the offer was written they wanted to see the property again. Well, they then decided that the living room just was not big enough for them. They called me up this morning and wanted out of the offer to purchase, which (0 comments)
What a day? - 09/16/06 10:14 PM
I was working with two clients today and I cannot tell you how exciting it was. I found a home for both of them and I am working on writing up Offers to Purchase for both. How rewarding it is to help other find their dream home. It is a goal of mind to find that home for them and help them through the process. Trying to explain the emotions on their face when they finally walk through that door for the first time and it's now their home. It puts a smile on my face. (3 comments)
How to get out of a lease. - 09/15/06 08:50 PM
I have clients that want out of a lease, since they found their home. I helped review the lease agreement and found that they cannot sublent but the early termination lease said that the notice had to be 60 days written notice and pay up until it rents or then the lease is up which ever comes first. So, I asked my clients to go and talk to the landlord and see what was avalible. My clients went and talked to the landlord and found out that they had 30 slots to fill, plus theirs. So, she asked what was the (0 comments)
Renting verses owning your own. - 09/14/06 11:53 AM
I have a client that just re-signed their lease for 7 months, instead of paying a little more for the month to month. Now, they are in the process of talking to the landlord about what it will take to get out of this lease so we can put in an Offer to Purchase on the house they found. I tried, very hard the first time we were out looking at homes to let them know that going to month to month might look bad at the beginning but you will not have all the hassles of trying to work through (0 comments)
Why you should have a termite inspection with a home inspection. - 09/13/06 09:33 PM
I live in the Raleigh, NC area. I suggest to all of my clients that they really should have a Home Inspection with a Termite Inspection done before purchasing the house. You just never know since we live in a state where termites like to live. And the termite inspection is not expensive to have done for that piece of mind you get. (3 comments)
