Closing time and the seller has not moved out - 06/30/07 01:50 PM
I just had my first closing and my seller did not move out. The seller said that even though she know closing was the 29th of the month that she had until the end of the month to move out. And that she would be moved out on the 1st, but still needed to clean in the next couple of days.

How do you like to be treated? Honest and upfront. Like to be kept informed as things unfold, even if it is not good news. Well, I am that person. I will make that phone call wether it is good news or otherwise. I believe that people can handle most news if they just know about it. Besides two heads work better than one and at times the client has great ideas that will work for them and you would not have thought about that idea working for them until you let them know what is happening. So, we keep hearing that foreclosures are on the way. The biggest reason that I know why we are having so many foreclosures is from the 2005 & 2006 market of financing, either a new purchase or refinancing using ARM's of the 2/28 and 3/27. Now people cannot afford to refinance for whatever reason. And their new interest rate they cannot afford now that the points are moving up. Why does the industry have to move these points up? I believe they really could leave them alone and the foreclosure problem would not go to extremes. What can we really do. … (0 comments)

I have been just approached about marketing. Has anyone had any accuss with putting their name on the back of register tape?
The monthly fee does not seem to be that much. I am not sure about the commitment time for sign up. I do not know if you need to sign up for 6 months then month to month. But, it sounds like a no loose situation. I believe it would matter which store and chain to results you will get. But, is it really a free website or not?

I do not know how everyone feels about being late, but i do not like it.
Once I married, I seem to be late for more and more functions. It is not that I plan on it. And I seem to be appoliziging for it and even for my husband too.
I was taught that if someone says I will be here at 10 am that really means 9:50 am. But what I learned after being married that really means 10:10 am.

I myself keep plugging along. I will make the 100K club one day. I remember about 6 months ago we were heading towards the 20k mark.

Ok the verdict is out. Lets take a vote on Subdivision verses in the Country.
Who would rather live in a subdivision with restrictive covenants?
1)   Those who want the city in the country.
2)   Those who want a small community for the children. Maybe even a community swimming pool.
3)   Those who believe that their value of their homes will go up faster. 
4)   Those who really do not like being alone out there.
5)   Those who have not lived any other way

Blogging and not being able to see what you are typing. - 06/18/07 10:04 PM
I was wondering if anyone else is seeing what I am NOT or REALLY SEEING WHAT I AM NOT SEEING? I have been noticing that any time I am typing either a blog or feedback that I do not see anyting I am typing until 10 seconds or longer after I have quite typing.
Is there a fix for this? OR is it we are getting so many more new members that it is bogging down the system.
It does not seem to matter what time of day I am blogging either. I was wondering does it get worse when adding pictures?

I am looking for companies that support the Real Estate Forms in North Carolina. I know of three already and I was wondering if any one can offer any other companies.
The First one is Free to members of the Triangle Association is REALFAST forms. I am currently using this site. This site also have an online option. Has anyone used this option?
Second is Zip Form and it is $49.95 annually. I hear it is a good site. Not sure if it offers online.

Why is it OK for the MLS not to work with MAC. - 06/17/07 04:49 PM
I was wondering why it is OK for the MLS system to not work with MAC? Why is it acceptable for Tempo to only work with certain browsers? I believe this is being very biased. I would like to get away from PC based software, but, the real estate world makes it very hard. The Tempo only works on certian browsers and so does the real estate forms. I would like to see it even across the board so that real estate agents are not stuck with only PC's.
What can we do. Bring up this attention to our boards? Tempo? Who?

Yes, we all need to take time off now and again. Clients just do not realize that we would long days. Others work longer days than some. What it really is? How organized are we really?
We all need to schedule your day. Yes, I know that one phone call can change that, but we need to start with the schedule and when that one phone call happens we can adjust. I mean we adjust our schedule out and still take care of the important items left for the day. We should not just drop where we were, but we most know … (3 comments)

I have recently been in a conversation on what is the best way to submit the offer.
The most recently way in this discussion was to have all four present, meaning;
1)     The Sellers
2)     The seller's agent
3)     The buyer's agent
4)     The Buyers
The reasoning behind this is to iron out everybodys expecations up front and what better way than eye to eye.
Then the question was asked what if the sellers agent does not want to do this. Then the answer was well you can explain to your broker-in-charge and seller, that you do not want to present an offer.
Anyboys thoughts on this?

Finally I am taking two days off and decided to go to the beach at the outer banks in NC. I was hoping for a nice Sunny Sunday afternoon to lay on the beach and maybe take a dip to kool off. Well, go figure a tropical storm decides it if finally time to dump rain on North Carolina after the last month has been so dry. Now, I am in my hotel room doing what I like best any way which is bogging.

I know most people get tired of the Raleigh Traffic and want out. Well, Granville County is where is it happening. since the new 540 beltline has opened up, it has opened up the possibilities to live in the country with acreage in a community with swimming pools and still be in Raleigh in just minutes.
There are some many new communities popping up and the builders will build to your needs. Spec home to presales in Granville county is the next waking giant to happen. You can find an acre or more from prices of the $150 up and up.

Collecting $$$ for inspections. - 06/02/07 02:37 PM
Why is it? that when you have a home inspector do a home inspection and say to the buyer that they can pay at closing. Then is it my responsibility to get the bill over to the lawyers office and make sure that the lawyers office pays the inspector. I would just wish the home inspector does not even go down that road.
