I was curious how many agents, that is Brokers, that are incorporated or not. The not, is using their SSN which is being a sole proprietorship.
Do you know the benefits of being Incorporated? Did you know there are tax advantages to being Incorporated verses using you SSN?
If you know that their are tax advantages to being Incorporated and you still are not Incorporated then why?

Moving from the north or mid west to Raleigh, North Carolina area. Used to a basement? Now you are on the hunt for a basement in the Raleigh Market? You have a tall order to find one.
But, if you come across a basement, you probably will find that it is small. It does not go the whole distance of the home like you are use to in the north and mid west states.
Use to poured concrete walls. Well, in the south here we maninly use Superior Walls, which is a prefab wall that has insulation in it. Like the next picture.

I am a firm believer that you should keep an updated picture of yourself on everything that your name attaches to.
I remember getting my first picture. A friend, photographer of mine took over 80 pictures from. It was so hard to choose from with that many. I do not suggest that many. But one day the hair was not going correctly. The next day the skin tone was not turning out right. The next time was way to many background changes. And believe it or not the list still goes on.

Yes, we have more recognition in the area.
Called, "First Woman to Lead Med School". Duke University is at the top 10 medical schools and they have a woman at the helm. She was hired this recent Monday. She was an instructor at Harvard since 1991 and now will join Duke University Oct. 1st, 2007. It is Nancy C. Andrews and she will be the only woman in the Top 10 Hospitals via a survey.

It was taught to me years ago on how to remove an odor.
No, it was not taught to me by my Mom. It was taught to be by, none other than, my Dad on how to remove the odor out of whatever.
My Dad has worked on cars all of my life. He would repair them mechanically and clean them up for resale. Ok I have a question? The Breakfast Nooks. What is the preferred on furniture? Bar stool level or sitting down like formal dining room level?
I prefer the bar stool height, because all you need to do is just slide into position and you are ready to eat. There is no sitting down then trying to stand up after that great feast you just had.

Buying Furniture - 08/23/07 07:39 PM
Has anyone notice the price difference in purchasing furniture. I was always told that it has a 400 % mark up in price. Well, when in the stores I have noticed the price and then I go home a google the model number. WOW to my eyes I see huge differences in the price. And I am talking about including shipping and delivery added into the google search ones.

I just heard some very bad news. North Carolina is taking a hit on the heat. Not like some states that are having a flooding problems. We are experiencing the almost no rain.
I was listening to the news this afternoon and our blueberry corp will be taking a hit. I love Blueberries on my ceral in the morning along with Strawberries and I am sure that they will have the same situation. We are looking at getting government help with our corps. Has anyone tried printing using a MacBook to a Xerox Workbook 123 printer using the new Mac format of Intel Base?
I have gone on Xerox's website and they support the Mac OS system but not the Intel Base format.
So, I was wondering if anybody tried loading the Xerox only on the parrells Windows OS and it works.
I was curious before I was going to do all of the work on this bad boy.

I was trying to decide where my money would be best spent.
I have been doing research on putting your name out there so your clients will remember your name.
I have heard though that others will market the listings that they have and not themselves. I question is how do others remember you if you do not put your name in front of them to call you for the referrals.
So, is having pens for them to use at closing good?
Calenders that stay in front of them all year long?
Postcards with reciepies with your name on them?

I have a client that is looking for a place to move to in the county of Wake, southern part. But the request is to move his chickens.
I have been searching the registers deeds site for Restrictive covenants about farm animals in subdivision. I ran across a subdivision that does not have restrictive covenants and so my next question was is it a zoning issue.

Look at me know. I have passed the 50,000 mark and I am having so much fun staying attached to Active Rain. I keep learning new everyday I blog.
Reading what other have to say real estate wise is important to me. It is my life line of staying attached and growing. I do not want to imagine life without AR.

Say two people want to purchase a home and they are not married, how do you handle the process with mortgage and deed?
Mortgage side: Only one person will be on the loan, but each want 50% vested interest.
Deed side: Both want their names on the Deed of Trust. What type of Deed of Trust can it be? Tennancy in Common or Joint Tennancy or not at all?

I am working on a thought about the yard in the Raleigh NC area.
I know we have not had rain in so long I have lost track of weeks. Ok it was a quick down pour last Friday night for 30 minutes. I do not really believe that counts. But any way the yard needs help and just watering will not do the trick. I have noticed that when a home is priced increased that it will sell. What is happening here?
I have seen it in the past and still these days where a home is priced at such a price and then 60 days or so later it is priced increased and it will sell.

I just wrote a blog and I did not save it before I posted it and the blog got dropped and now I had to write everything all over. What a lesson that was. Now I either write it in word and cut and paste or I write it in the entry area and I save it before I post it.

Friends of my husband decided to purchase new bikes for excise.
Needless to say they went out and bought two new bikes on Friday and were told to come back on Saturday to be fitted to the bikes.
Friday night my husband and I met up with them and they told us of this purchase. They also told us that they needed to be fitted on Saturday for the bike and clip-on shoes. I was wow, amazed at this.

Infrared Mouse on glass - 08/13/07 01:30 PM
How does using an infrared mouse on glass work? Here is a real quick answer. It does not work.
The infrared light has nothing to beam back to the receiver and nothing happens. So, if you are working an a desk that is glass you probably will not get you mouse to work until you put something under the mouse. It may drive you a little crazy at first but once you remember that you need to direct that light then you iwll be OK again.

With the help of my husband. I am about 95 % paperless.
The only time I need to print anything is MLS numbers to go with me when I am out showing homes. I am looking for a way to not have to even do that, but right now that would be writing down to much information.
Paperless side is:
I do not fax the normal way any more not with efax and efax messenger.

I have been researching watering the yard in a drought or any time.
I have heard you need to water the yard until you get an inch in a rain guage so you are not teasing the roots and they can get established.
Then I hear it is better to water the yard two or three times a day for 10 minutes.

I was over at a personal storage warehouse, where they store personal belongings for those moving into the area. The manager overseeing the belongings that are being stored, said that for the last 10 years he has been working between 60 to 80 hours a day. The people moving into the Triangle has not slowed down.
It was over 100 degrees in that warehouse. It was amazing the amount of work that were able to do. The facility was not even 10 years old. With that being said they have moved into this larger facility to hold more items.

Well, I do not want to say gas tax hike, but that is the prediction since the Minneapolis bridge fell.
One quarter of our bridges are said to be in the same state as Minneapolis' bridge was in.
I now know that people who fear bridges will probably not go over them if ever now. What a state we are in now.
Anyway, we are now in the almost one half billion needed for repairs and they will find a way to bleed us for the money to do these reapirs. I hope they are finished with the drive by inspections.

I have been helping a friend apply a two part epoxy to their garage floor. It has been quite a process. But the results are amazing.
The best part is say you have an oil spill, however, well, now all you will need to do is wipe it up and it will not soak into the concrete.

I know what title insurance is, but what I do not know is how the amount is arrived at.
I have heard that North Carolina has cheaper than most for title insurance, but how. What is the criteria for this? Who set the standards? Like I understand the LIBOR, but I do not understand title insurance.
Then there is the survey part. Why the survey? What purpose does it serve for title insurance?
I know in North Carolina that it is a one time charge and you get owners insurance with it. But, I really would like to know more about it.
