It is the end of the month and Halloween time. OH NO. 
Yes I was at a closing today.
I have informed my client (the buyer) of what was going to happen up to this point and what to expect at closing.
I went over the Home Inspection. I was reading an article about Countrywide it goes a little like this. Next Enron?
OK this sparked my interest. So, I read the article and it is saying that Countrywide wants to help those out so they do not go into foreclosure. YEA right?
They are going to restructure $16 billion dollars in loans. Sounds good right? Not so fast! They need to restructure over eighty-seven billion. Now that does not sound so good to me. I was reading a report about homes that water is provided via wells.
It is not so shocking to hear that well companies are drilling into the wee hours of the mornings trying to find a new spot where the old well has failed. Yes, this is correct. The well drilling companies are working overtime in helping individuals out with their well water. Home Owners are running low or out of well water these days. Well companies are putting in over time trying to dig deeper trying to fine a new vain of water for these home owners.

Subprime Lenders Countrywide - 10/24/07 09:01 AM
OK, I know I blogged earlier this summer about the sub-prime lenders helping out with the foreclosures. I stated that the mortgage companies needed to leave the interest rate alone on these loans that after 2 years could go up 2 points and leave them at the interest rate that they were initially taken out on.
Well, yesterday I read a couple of articles that Countrywide is stepping up to the bat and helping out. It is not exactly what I had in mind but hopefully will help us out.

Water from Kerr lake!
I just received a phone call from the 911 service of Franklin County advising of a water main pipe that broke in Henderson, Vance County, NC. This water main break in loss two 750,000 gallon tanks in a very short peroid of time. This pipe was layed back in the 1950's sometime.
From this break schools in Franklin County and Vance County were closed for today. This is because the county water comes from Kerr Lake.

I have been working with a client who was hesitant to work with me. I had to appoligize and tell him that I would have better communication than the last person he was working with and that time will tell that I will back my word.
Then, I had to listen to what the previous agent did wrong to this person. Well, by listening to this I knew right away how to win this person over.
I just keep saying I am sorry that he had that bad experience and that I would help him list his property and help him sell it.

I am having way to much fun. It should be a crime to have this much fun.
I was on Forbes website and found a widget to add to my AR site. I would say it is a must to check out.
Now I actually have two widgets added to my site. The other is a Top Blog site to keep track of my ranking.

Raleigh Outside Watering Ban 2007 - 10/16/07 04:59 PM
Our Govener for the State of North Carolina has asked everyone to conserve water.
Raleigh City Council has now banned outside watering in hopes to help Falls Lake that is down 7 1/2 feet.
These tighter restriction will only help 9 days of water supply. Then what? I just hope we get rain fall so we do not go to the then what senerio.
There are homeowners that are still being fined up and over the $200 for watering on the wrong days and times. We will see what happens now with no watering being enforced.

Drought Durham NC - 10/15/07 08:53 PM
The drought in Durham NC has gotten to the point that people in Durham have been asked to STOP watering their yards.
You can still drip water or carry buckets on Saturday from 5 am to 8 am and 5 pm to 8 pm. Durham uses more that 25 million gallons a day.
In Septmeber they were hoping by limiting the days of watering that the water comsumption will go down. It did but not enough so the restrictions just got tighter.

OH what can I say about this seminar.

I was asked today if I was going to that seminar tomorrow by a friend of mine.
I asked what seminar.
My friend said this one as she is handing my two tickets and says that the tickets are worth $225 each.

Ok here is the question(s) in regards to the in law suite.
I have been tossing and turngin about the bathroom part of the suite.
1)     Do you make access to the bathroom through the bedroom only?
2)     Or do you make access to the bathroom through the bedroom and hallway? This is my pick.

1)     Do you put in a stand up tile shower? Thisis my pick.
2)     Stand up firberglass when the rest of the house has tile?
3)     Bath tub with Shower? Maybe fiberglas tub and tile shower?

Best times to take inside pictures. - 10/09/07 08:57 PM
OK now let's work on the inside pictures.
Again best pictures are on overcast days with all the blinds open for the most natural light as possible.
If there is no possible natural light, oh it gets tricky. Now, you must turn on all the lights, that do not cast shadows inside. You may need light from other rooms to make it brighter in the room that is the subject.
If you have a bright and sunny day this could be bad also. The light can wash the picture out and you will not be able to see the room again. Try shutting the shade … (3 comments)

I was working on an offer today. It is difficult these days. The buyers think it being a buyers market and they will not offend the seller by low ball offers and get the property.
I have had many of conversations with these buyers about doing low ball offers in a property priced market even if it is a buyers market. I made myself clear that the seller could be appalled by the offer and not even counter and never sell to them even if they come back with a full price offer. Best times to take outside pictures. - 10/08/07 03:36 PM
My favortie times to take outside pictures for my listings goes as follows:
1)     I like taking pictures on an over cast day. No shadows to deal with. You can take the pictures of the front, side or back yard without trying to get the best view with out the shadows.
2)     A day that has a light drizzle or light rain. Again there are no shadows, but this day you need an umberlla over you for the lens so it does not get wet.
3)     Consider this? On a Bright Sunny day go around noon for the reduced shadows. You might have to take the outside … (6 comments)

The Tri-County Parade of Homes ended today. I saw and heard that new subdivisions were very busy for the Pardae of Homes.
One subdivision is Winston Ridge. It is deveopled by Denmark. They are not the only builders in this subdivision. This subdivision is a must see. It was a big hit for it's kick off. It just had it's Grand Opening at the Parade of Homes. Now, homes have been for pre-sale for some time now. But the onsite agent office opened the Friday before the first Saturday Parade of Homes. The Autumn Arts Festival will be downtown next Saturday the 13th of October, 2007.
The festival will begen at 10 am and last until 5 pm.
This will be the 4th annual Autumn Arts Festival.
Location is Downtown Wake Forest on S. White Street.
How can you miss live music, food and local artists. The Downtown Revitalization Corporation needs your help.

I received a phone call about a company that promises to send you only screened leads in return you only have to do a one time set up fee and then from there it is month to month.
The sales rep  is going over how good these leads are and how they would benfit my business by helping with a certain zip code that  last 6 months did 75 closings.
I was well OK out of the 75 closings how many of those closing were because of your company?
Sales Rep did not have the answer.

I would like to set a stage.
You are the listing agent.
You have listed a home for sale.
You get an offer.
This offer is negotiated, accepted and the seller sign the offer.
The next step for the listing agent is to change the status in the MLS.
Ok, so what does the listing agent set the status too?
Here are some options I have seen.
1)     Do you changed the status from active to pending right away?
2)     Do you add to the active - taking back up offers and not use pending?

Here is a subdivision that was started in 2003. Believe it or not, this subdivision is only 8 lots large and 6 of the 8 lots are on a cul-de-sac.
The road for the cul-de-sac is maintained by the county. This road currently does not show up on Mapquest, but it should be there any day now.
Everyone in this subdivision is on county water with a septic system.
Now there are restrictive covenants but they are maintained by the property owners. These covenants have been recorded to show the owners are active with them. The good part there are NO DUES!

Ok here are the stats for Franklin County NC for August of 2007 comparing back to August 2006.
We are just working with August so:
In 2006 the number of Single Family Residence sales was 118
In 2007 the number of Single Family Residence Sales was 103
             Only a difference of 15 sales
In 2006 the Median Sales Price was $143,500
In 2007 the Median Sales Price was $159,000
      As we can see here there is a price increase of $15,500

Looking for more ways to be on the go and not in the office. A company called Bright Idea Group has a product called Car Go Desk. Starting at $149.95 you can now have a place on you passenger seat for your laptop, cell phone and more.

I was out showing property last Friday night. This place had been on the market for 1 day.
My Client liked the place and wanted to put in an offer. But, he wanted to think about what price to offer.
So, before we left the property my client signed the residential property disclosure. So I knew he was very serious.
On Saturday I get the go ahead to write up an offer. So, I did and I emailed it back to him. He got me the signed copy by 5 pm. And I forwarded it to the listing agent.
