MLS pictures - 05/27/08 12:14 PM
I am not guilty of the one picture.
I finally found out a maybe, sometimes, but not the norm for why one picture on the MLS system.
My clients were wanting the home advertised and did not want but only one picture taken and that was the front picture of their home.
So, I am now knowing an answer to why one picture.
No worries here, I will go back and take more of course. They did not want the bad or ugly. They wanted the home marketable but up for the Memorial Holiday Weekend.
Why only one picture.

Earnest Monies with an Offer - 05/16/08 10:37 PM
OK, I just read a valuable lesson in writing up an offer with earnest money.
This is not about weather you do earnest money or not.
This is how to write a solid offer with earnest money.
Ok ok OK. I am getting there.
Have you ever written an offer and presented it without the earnest money? I mean you did not get a check written by the buyers at the time of the offer? The buyer did not bring their checkbook at the time the offer is being written.
You present the offer and make note that the earnest check … (9 comments)

Pictures on the MLS - 05/14/08 04:30 PM
OK. I am in need of a home that has a screened in back porch or the roof line will support a screened in back porch.
I have been searching on my MLS and it seems to me that we need to get better with our picture taking skills.
Here is my question. Why don't agents take a picture from the back of the home looking at the back yard and from the back yard looking at the home? That information would be so valuable. I am tired of viewing homes first. I like to Internet shop for my clients also. … (17 comments)

Moving easements Part 2 - 05/13/08 04:05 PM
OK, I just got back from a meeting with the county health department and a private surveyor. Below you will find the attached steps to getting an easement moved and hopefully more details to help out with doing land deals. I hope this helps out anyone looking for help.

OK 1.    Get the county health department involved and they will provide a list of the Private surveyors2.    set up an appoint with the private surveyors who should also bring out the county health department.3.    Private surveyors will then come back and adjust the property and submit to the county health … (2 comments)

Moving easements Part 1 - 05/12/08 04:42 PM
I am working with someone who want to sell a lot that they own. In researching on this lot it happens to have an easement on it from a neighbor for a few years back. This easement is for their repair field.
Question? How do you remove an easement?
    1. We asked a lawyer and they said that it work cost lots of money, but did not have the steps to get it done.
    2. We asked the county health department. The first answer was we needed to apply for a septic permit. We work on the layout of … (6 comments)
