It was shocking to see this home under construction in Maggie Valley! Long time no see construction. I noticed it Friday evening, down close to the Ghost Town in the Sky end of town. Progress I am sure has been hampered with all the snow, ice and rain we have had here in Maggie Valley, but it is nice to see something new being built.

Ironically, a couple of hours after I took this photo Friday afternoon, there was a "massive landslide" on Rich Cove Road just across Soco Road from this home, displacing at least 4 homes and quite a few families.

Maggie Valley Club Cottage by Susie Blackmon

As I was driving by the Maggie Valley Club and its snow-covered golf course the other day, on Moody Farm Road, I noticed how naked the beautiful mountain homes at the top of the mountains were, even without a telephoto lens. The homes are way off in the distance in the first photo.

The photo below is a 'close up,' relative speaking, of the homes on the mountain above the Maggie Valley Golf Club course.

Land numbers for Haywood County NC are anorexic ~ and waiting to post them won’t make them any prettier. Haywood County includes Maggie Valley, Waynesville, Clyde, Canton and Lake Junaluska.

The chart below shows numbers for LAND sales in 2009, compared to the previous 5 years. Obviously our transactions are way down, along with dollar volume.

Source: MLS. Data deemed reliable but, not guaranteed.

  • There are 1,612 active land listings today (02/02/10).
  • The 1,612 active land listings have been on the market an average of 438 days. Ouch.
  • There have been 9 land closings this year, through 02/02/10, with an Avg Sell $ of $57,333.

Here are preliminary numbers for January 2010 in comparison to the 5 previous years. These numbers answer the very common question, “How is your real estate market?”

  • It continues to take longer to sell a home than in the previous 5 years.
  • The number of homes sold during January 2010 (as of 01/31) was the lowest number sold in January during the last 5 years.
  • At this point, January 2010 (as of 01/31) is the only year the Avg Sell $ is lower than the Med Sell $.
  • The dollar volume in January 2010 (as of 01/31) is 70.6% down from 2007, the highest dollar volume year in this reporting period.
  • The dollar volume in January 2010 (as of 01/31) is 33.4% down from 2009.

We finally had some beautiful blue skies in Maggie Valley Sunday. The photos below were taken on Moody Farm Road and Soco Road (the main drag) in Maggie Valley, all within a 5 mile radius.

You really can drive down Soco Road in Maggie Valley and see cattle eating hay, shop at Market Square, and find some good food along the way, although some of our restaurants close down for the winter.

Curious about our January real estate sales here in Maggie Valley (Haywood County) NC? Here are preliminary numbers.

Last Friday (January 29) Maggie Valley NC was frosted with snow about 4 hours before it was forecast to fall. These photos were taken around 5 p.m. Between the snow, sleet and rain recently, drive carefully, no matter what you are driving.

Imagine how beautiful the views are from up on a mountain here in Haywood County. While it's nice living at ground level as you don't usually get 'snowed in,' getting stuck for a few days in a beautiful mountain long cabin wouldn't be the worst thing that could happen!

Sunrise yesterday morning from my ground-level vantage point was quite beautiful. The color didn't last long but if you were lucky enough to be up and watching it, it was spectacular!

Speaking of spectacular, can you believe I found pickled ginger in Waynesville NC?

Did you hear existing homes sales plunged?

Enjoyed several cups of coffee with my photography teacher, Bob Grytten, in Frog Level (Waynesville) the other day at Panacea Coffee House.

Click here to go to Bob Grytten’s Photography Website/Blog. You can keep up with Bob’s scheduled classes, wisdom, tips, etc., on his site ~ a gold mine of good stuff.

I noticed that Panacea added a great big rack (you can see it in the distance in the photo) full of their fresh, delicious coffee beans.

Panacea is a great place to drink coffee, enjoy free wifi, enjoy friends, and eat good food too.

The address for Panacea is 66 Commerce Street, Waynesville NC, and their phone number is 828-452-6200.

Pending sales in Haywood County NC, including Waynesville and Maggie Valley, in January as of 01/22/10 totaled 9 (thru 01/27), with 6 out of the 9 pending transactions being ‘distressed‘ properties. The 9 pending transactions have an Average Listing Price of $187,426. Says volumes about our market, and our many overpriced listings.
