Sunday morning we had 1,029 homes on the market in Haywood County, NC - - 240 of the available homes were in Maggie Valley, so finding your second home or full-time home here in the mountains of Western North Carolina should not be difficult.
We enjoy temperatures averaging 54.1 degrees; warm days and crisp, cool evenings, year round. Snowfall averages 12.2 inches annually, and rainfall averages 47.5 inches.
Not to mention.... we enjoy the beautiful views and sights below!

This morning I am writing from the Hilton Northeast Hotel in Atlanta where I am attending the RE TECH South Seminar with many of the major real estate blogging gurus. Boy, do I feel lucky!  Read a post from very early this morning by Bob Stewart of Active Rain, one of the scheduled speakers. Comparing homes on the market once again in Haywood County, NC as opposed to homes that have gone into escrow on the chart (see chart) provides a pretty good indication of the activity so far during March (’limited’ comes to mind). The inventory of homes on the market in Haywood County, NC in March increased by 5% (48 homes) since March 1, 2008. There are 8 homes in escrow for the period of March 1 through March 25, 2008, and there are 1,026 homes for sale Haywood County this morning according to our MLS.

Real estate information for Waynesville today, with 490 homes in the active listings, reflects that the demand for homes in Waynesville at the present time, as in Maggie Valley, equates to a Buyer's Market.  There have been 49 closings in Waynesville since January 1, 2008, and at the moment there are 5 Waynesville homes in escrow.  Will the Easter Bunny bring a basket full of Buyers?

Haywood County, NC - March 2008 Real Estate Market Update - 03/20/08 - 03/20/08 12:55 PM
Haywood County’s residential real estate inventory is up to 1002 homes on the market this morning, up from 966 approximately 30 days ago. Maggie Valley has 236 homes on the market, Waynesville has 479 homes on the market, Canton 143, Clyde 126 and Lake Junaluska 16.
March closings. Closings as of 03/20/08 total 34, up from 20 last week. Average selling price to date for March closed transactions is $212,599, the average listing price was $224,900, and average DOM came to 152.

Haywood County, NC - Waynesville Residential Real Estate Statistics - March 2008. - 03/19/08 01:29 PM
Waynesville, NC closings during 2008 are down 32.9% compared to the same period in 2007. Average listing and selling prices for the closed transactions are down only 2.1% and 5.2%, respectively, when compared to the same period of 2007. However, the average listing price of the 478 active listings today in Waynesville is $385,886. Wow… the most recent average selling price figure (01/01/08 - 03/19/08) is $243,332. When the current listing prices more correctly reflect today’s market, the sales will increase.

Haywood County, NC - Maggie Valley Residential Real Estate Statistics - March 2008 - 03/18/08 04:38 AM
Maggie Valley, NC closings during 2008 have screeched to almost 50% fewer closings than during the same period of 2007. Average listing and selling prices for the closed transactions are down approximately 27% as compared to the same period of 2007. It appears that pricing of some of the 237 active listings today in Maggie Valley does not reflect the true and realistic numbers indicative of today’s market; i.e., some, if not many, of the present listings could be ’somewhat overpriced’ for today’s market.

Compared to last year, residential real estate sales in Haywood County, NC as of 03/17/08 are down 31.4% (49 fewer homes sold this year to date compared to 2007). Homes are taking a little longer to sell, and they are listing and selling for less. We are not unlike many parts of the country, with numbers blatantly indicative of exceptional BUYER opportunities.

So far, 20 residential real estate closings have occurred in Haywood County, NC during the period of March 1 through March 14, 2008. Overall list-to-sell price average is -5.07% for the 20 homes listed as closed during the referenced period on our Haywood County, NC MLS this morning. Average list price for the subject homes was $237,390, with the average selling price coming in at $225,354. It is interesting to note (in the list below) that one home was on the market for two days at $450,000 and sold for $477,000 - - $27,000 MORE. What??

Haywood County, NC market statistics are interesting to review, but by no means an indication of where our market might be heading this year given the present housing climate.  
The numbers chart prepared (click here) provides statistics from our MLS with not only average listing and selling prices for the prior 14 months, but also the median listing and selling prices. Median prices measure changes in market activity. If you see that the median selling price is falling, or trending lower, it means that more buyers are buying less expensive homes. My cyber-realtor-friend Mariam Bernstein who writes the great Westchester Real Estate Blog, alerted me early this morning to a new craze that is flying around the internet that warrants attention here. We all want to be safe while we are in our own homes, and feel secure that when we lock our doors to leave our homes, no one will be able to enter our homes in our absence.

As reported on March 2, Haywood County, NC residential real estate sales in February 2008 increased in number compared to January (January = 31 sales; February = 45 sales).  Average selling prices were lower than the previous five months, as were the average asking prices.
Here is a 'picture' of the numbers for February, 2008 compared to numbers for the prior five months.  It is easy to see that average asking prices as well as average selling prices for February 2008 compared to the previous five months are down.

An integral part of the real estate business, and any other business for that matter, is marketing our services and products. My real estate website, BuckingtheRealEstateTrend, is a very important, if not the most important aspect of my business as well as my marketing plan.
