The views from this 'oversized log home' in Maggie Valley were so beautiful, and truly breath-taking, that I didn't want to leave when we finished our cookie cutter 'realtors on caravan' tour a couple of months ago. Selling my soul to stay up there came to mind. No, it is not my listing.
The price of this home was reduced on June 16th by $101,000 to $899,000 (MLS #413357). The [winter] photos posted for the listing do the home no justice (sorry, but that's my opinion). This home is in Country Club Cove Estates in Maggie Valley, at 4200' … (1 comments)

Sarges's Adopt-A-Cat Day -- Cat Buyers as Scarce as Home Buyers. - 06/29/08 07:25 PM


Today we held a Cat Adoption Day for Sarge’s Animal Rescue Foundation at the Waynesville COLDWELL BANKER Kasey & Associates office. Three of the kitties found homes, but there were too many more that didn't. It seems that cat buyers (even when the cats are priced at a big discount) are as endangered a species as home buyers these days.

Haywood County NC - Hottest Sellers/Deepest Discounts. - 06/28/08 04:41 AM
Year-to-date sales statistics for Haywood County, North Carolina, as of June 27, 2008 clearly reflect (see first chart below) that homes priced between $100,000 to $199,999 are the 'hottest' sellers right now; i.e., our 'sweet spot.' Sales in this price range totaled 104 (38%) of the total sales to date in 2008 of 271.  "That's hot!"
The lowest priced homes ($1,000 - $99,999) had the deepest discounts at an average of 15.1% (see second chart below), with homes in the $300,000 to $399,000 reflecting the second deepest discount of 7%.

Spring and summer in Haywood County, NC bring forth the most beautiful flowers that decorate and enhance the landscape with fresh, colorful blooms everywhere you look. One of the nicest things about previewing listings during the week is being able to enjoy the gardens and flower beds all over the County. The butterfly garden photos below were taken yesterday on caravan in Maggie Valley.

Not an Easter Egg in Sight in Maggie Valley, NC... or a Buyer! - 06/26/08 06:31 AM
Yesterday I vicariously enjoyed watching this beautiful baby bunny in my yard (photographed through my screen).  My pleasure was punctuated with a call from someone thinking about listing their Maggie Valley home. There are 286 homes for sale this morning in Maggie Valley, up from 282 as of June 1.  So far this month here in Haywood County (with 1,233 homes on the market) only 10 homes are in escrow. Maybe if I hire some Playboy Bunnies I can encourage some lookers to buy!  Don't think I won't!

Rotary Club of Waynesville NC - Induction Ceremony at Beautiful Laurel Ridge Country Club. - 06/25/08 01:09 PM
Last night I attended the induction ceremony for the new officers of the Rotary Club of Waynesville, of which I am a member. Cecil Yount is our new President. You may notice him in the photos (he is the one with the sweet tea and no hair)!

Driving to Leicester, NC from Canton takes you down a pleasant, winding country-road full of picturesque views of homes and farms perched on beautiful, sloping, tree-filled mountains - - just a few of the many charms of life in Western North Carolina.  There are cows, chickens and donkeys scattered about the landscape, old barns, rusty tools and equipment, creeks, and any number of great photo opps.

Canton, NC has 169 active land listings (06/18/08), in addition to the 157 active residential listings. Several people have asked recently how land is selling in Canton... the answer is slowly. The average listing and selling prices are higher at the present time, but the total number of sales are down, and the average days on market is 189.

These days, every time I go for a walk around my little corner of the world in Maggie Valley, NC, I find beautiful new blooms of one sort or another. These poppies were soaking up the mid-afternoon light yesterday in their red and purple splendor. It seems I am taking more flower pictures these days, but how can I resist?

There were 11 residential sales recorded in Canton, NC in May 2008, and the average number of days it took to sell the 11 homes was 166. The number of homes on the market in Canton as of this morning (June 13) is 157. Selling 11 homes per month with 156 on the market as of 05/31 equates to an absorption rate (i.e., inventory) in Canton of approximately 14 months.

Standing on my deck Tuesday afternoon, talking on the phone, I enjoyed the sight of this beautiful "Maggie Valley Mallard" wandering up on my lawn, the first I've seen here this year. His 'woman' was not far behind (looking at Mapquest).  Last year a pair of mallards hung around for a few weeks, and it would be great to think these are the same two; however, they don't have teeth like a horse does so I can't tell their age.

Canton, NC, Where the Mountains Kiss the Sky. - 06/10/08 06:53 AM


Yesterday I met with a Seller in Canton, NC ("Where the Mountains Kiss the Sky") and was pleasantly reminded of its charm, 'outdoorsie' flavor, and proximity to Asheville (13 miles). Canton is the second largest city in Haywood County, NC, is very photogenic... and residents enjoy activities such as "Pickin' in the Park" every Friday night from June until Labor Day, and a Recreation Park complete with swimming pool. Just visiting Canton is relaxing, and it makes you want to 'get you some barbecue' or (in my case) 'kiss you a Cowboy!' Imagine if you lived there!

Watching my Twitbin early this morning, along came a rave about a new gadget from Robert Scoble. When Scoble talks, I listen... just like when Jeff Turner talks! So off I went to the LiveScribe website, and read about the new Pulse Smartpen which will be a great (but not cheap) gadget to take to classes, seminars, interviews, meetings with clients... you name it. Might be perfect to take to San Francisco this summer for Inman Connect to 'enhance' (i.e., translate) my once-fluent shorthand notes.
