Beautiful Maggie Valley, NC recorded only 5 residential real estate sales in November 2008 (see details in chart below). The average days on the market for the homes that closed was 127. Absorption Rate. A 6-month absorption rate/inventory level is considered ‘normal.’ Our 57.6 month absorption rate is huge, but not immune from a turn-around. Maggie Valley has a higher percentage of second homes than most of Haywood County. The number of sales reported on our MLS for November is 28 (as of 11/30/08), and the average days on the market is 127. Even with all the 'bad' news out there, I tend to roll with the punches, give things time, and think very positively. However, I'd have to admit this latest go around of more bailout appeals, in particular the bailout discussions about the automakers, has really caused me to be a little more 'responsive' than I normally am. We have people living in their cars. Bail them out. Here are the results of a Reuters poll which I voted in early this morning. Over 70% of the respondents say DON'T bail the automakers out. The residential sales numbers for Haywood County (including Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska) below give you a ‘bird’s eye’ view of what our market is looking like at this particular point in time, particularly in comparison to the same time period for the previous 4 years. Comparison to Previous Years. Our 2008 closings for the YEAR total 504 as of 11/16/2008, down 31.5% from the same period in 2007, down 48.4% from 2006, down 49.5% from 2005, and down 35.2% when compared to 2004. Tonight is the much-anticipated Active Rain Party at The Hard Rock Cafe at CityWalk. I could have some money-making photos by the time the evening is over! The NAR 2008 Convention has been especially fun today as I have met so many more of the faces behind the computer screen from Active Rain. It was wonderful to finally meet Brad Andersohn today, who apologized for not wearing cowboy boots but was more handsome than his photographs indicate. Cyndee Haydon, Ines, Jeff Turner and Teresa Boardman captivated me and the audience at the Diamond Dwellings-sponsored Social Media event this morning. Wow! Great getting

Travelling to Orlando yesterday for the NAR Convention made for a long day, but 'Oh, what a night!' Matt Fagioli was kind enough to pick me up for dinner, although his GPS system took him all over Orlando before he found me (and I'm within sight of the Convention Center!). Then we had to determine where to find friends -- Matt texts while driving amazingly well -- and we hit the jackpot... found friends AND Superstars. Oh God, there's Jeff Turner! This time of year is a beautiful time to show people around - - the Fall colors are still beautiful, the weather is brisk, and the beautiful homes and surrounding yards and land are decorated with vibrantly colored leaves. It was almost dark last night when I went to the grocery store in Waynesville… forgot about the Daylight Savings Time issue. The shimmers of sunlight on the darkening landscape were too intriguing to resist capturing with my trusty Sony DSC-F828 as I stepped out of my vehicle to dash through Ingles grocery store, searching for honey crisp apples and cat food. Please do not think it is not just as important to be realistic in the ‘more luxurious’ market if you are a Seller as it is in the ‘average’ priced market. No price range in the residential real estate market at the present time is exempt from the reality that homes are not worth what they were valued at even 6 months ago. There are 173 active listings today in Haywood County for homes priced between $500,000 and $1,500,000.
