We have some beautiful, rolling real estate here in Haywood County with many agricultural areas. On my way to Alpacas of Riverside Farm this weekend, I discovered a new farm I hadn’t seen before which raises Scottish Highland Cattle.  ‘The boys’ were resting under a tree when I spotted them and pulled off the road, and while curious about me, weren’t at all concerned that I was taking their pictures.
Don’t I have a cute underbite!

Alpacas Brighten the Real Estate Landscape in Haywood County, NC. - 04/19/09 01:35 PM
Yesterday  ‘Alpacas of Riverside Farm‘ invited the public out to their farm off of 209 to view some of their beautiful alpaca up close while they were being prepared for shearing, toenail clipping, dental trimming, and weighing. The sound of clippers filled the air, which sound I remember fondly from my horse show days. The alpaca are beautiful and so appealing.
If you are wondering when you can go see them, the phone number for the farm is 828-627-9903. I hope you enjoy the photos as much as I enjoyed taking them.

Beautiful Maggie Valley, NC in the late afternoon light yesterday afternoon (April 17th). Slowly but surely the green is returning to our landscape.

My trip to the Sunrise Service at Lake Junaluska was shrouded in pea-soup fog even though it was 32 degrees outside, so my photo opportunities at the lake were non-existent until breakfast at Joey’s Pancake House here in Maggie Valley.
Joey’s Pancake House led me into temptation.

Haywood County, NC - Market Snapshot - 04/11/09. - 04/13/09 03:21 AM

The residential real estate market in Haywood County has been showing an increase in inventory recently; however, the average listing prices for the active listings are coming down. This indicates that pricing of the active listings is starting to align more realistically with today’s market, which in turn will reduce the days on market and increase sales.

The Haywood County NC Market Report as of 03/31/09 includes residential real estate sales for Maggie Valley, Waynesville, Canton, Clyde and Lake Junaluska. The number of sales reported on our MLS for all of Haywood County for March 2009 is 32, with average days on the market being 193, and there are now 1,047 homes on the market as of 04/01/09.

Haywood County, NC - 1Qtr Sales by Price Range - 2009. - 04/01/09 06:16 AM
Today’s market report is merely a picture of the closed transactions for the year so far, by price range.  Nothing over $600,000 has sold so far this year, but 32 homes (out of 91) priced between $100,000 and $200,000 closed between January 1 and around noon on March 31, 2009. Last year at this time, we had closed 129 residential transactions, with the highest selling price being $810,000.
There have been 28 land transactions this year, as opposed to 53 last year for the same time period.
