Sunrise yesterday morning from my ground-level vantage point was quite beautiful. The color didn't last long but if you were lucky enough to be up and watching it, it was spectacular!

The 9 pending transactions have an Average Listing Price of $187,426. Says volumes about our market, and our many overpriced listings.

Responding to a question about what the price per square foot numbers were doing here in Haywood County NC considering our present residential real estate fiasco market conditions, I pulled a few recent numbers to provide an answer.
The last quarter of 2009, when compared to the same period in 2008 ~ the average price per square foot price in 2009 for the 190 sales was $115.09; down 14.62% from the same period in 2008. Winter Views Creekside from Panacea Coffee House in Frog Level, Waynesville NC. - 01/17/10 03:00 PM
Met a good friend, Brent Ivey, at Panacea Coffee House yesterday afternoon for coffee while doing errands in Waynesville. These photos were taken from the back of Panacea which is along a beautiful creek. There's a nice deck to sit on and enjoy the outside air when the weather is a bit warmer.
Panacea Coffee House ~ another great place in Waynesville NC to drink freshly-brewed coffee and good food, with free wifi.

The facilities are beautiful, the food is delicious, and the staff is very friendly and attentive to your every need. One couldn’t help but feel that the real estate market was booming! Well, not exactly…
Laurel Ridge is one of Western North Carolina’s finest private country club communities with breathtaking views and a golf lifestyle ~ “mountain golf at its finest.”

Actually, I am wading through the end-of-year numbers for Haywood County NC, including Maggie Valley and Waynesville, and two things come to mind: It looks like our values will be close to 2004 values before the bleeding stops. Looking Down on Downtown Waynesville NC from Blue Ridge Osondu Books and Cafe. - 01/12/10 04:43 AM
Snuck into Blue Ridge Osondu Books & Cafe to see how the ‘new,’ expanded/combined store looked, but my visit was a week or two early. The expansion is evident, but not quite ready; however, it is definitely going to be an even better book store with free wifi, great coffee, and more room.
Their cafe menu even includes coffee almost any way you want it (I like an extra shot with whipped), smoothies, and they feature very appetizing local bakery items. Magazines for everyone’s taste line one entire wall, and I even found a magazine I was unfamiliar with but HAD … (2 comments)

Wouldn't it be great to just hook up your horse to your carriage or your buckboard to go do your errands in town? Waynesville has beautiful farm land, with farmers raising cattle as well as crops. The vintage tractor photo I posted the other day was taken at this same farm property location in Waynesville NC, as were the unique shed photo, and the chicken photos.

These photos were taken on the before-dawn trip to frozen Lake Junaluska on January 6, 2010. Lake Junaluska is located right between Waynesville and Maggie Valley NC.

Lake Junaluska was quite a beautiful sight early several mornings ago as the sun was rising … revealing a frozen white layer that is an unusual occurrence here in Haywood County NC. I love the color of the first two photos before the sun crept over the top of the mountains and cast a different light on the pictures.

Cruising back to Maggie Valley from Hazelwood and the Smoky Mountain Coffee Roasters and Cafe the other day was quite pleasant with the bright blue skies, the mountains evident in the distance, and white snow here and there. It was a nice, quick ride to the free snow boarding playground at the very entrance to Campbell Woods and Maggie Valley (left hand side of Dellwood/Soco when entering Maggie Valley).
I do believe I saw fresh snow on the snow boarding playground this week.

The 2009 Average Selling Price in Haywood County NC for residential real estate is inching closer to the Average Selling Price in 2004. The time it takes to sell a home (days on market) is higher than the previous 5 years due to (among other things) (1) overpriced homes/sellers in denial; (2) financing issues; (3) economy in general – JOBS.
