It is not often that you see Lake Junaluska this dry, even if it’s only for draining and cleaning. (The first small picture was taken several weeks ago after a good snowfall.)
Guess it’s a good time to ‘clean’ the Lake while the temperatures are so cold, and our Spring visitors are still at home.

Lake Junaluska was quite a beautiful sight early several mornings ago as the sun was rising … revealing a frozen white layer that is an unusual occurrence here in Haywood County NC. I love the color of the first two photos before the sun crept over the top of the mountains and cast a different light on the pictures.

Residents of Haywood County, NC were hoping for rain from the hurricane this weekend.  It does not look like any rain will fill our creeks and drench our gardens; at least not this weekend.
Old-timers say that a dry summer leads to exceptionally spectacular colors when the leaves start turning.  If that is the case, this should be a fantastic year for viewing the changing of the leaves.

Canton, NC has 169 active land listings (06/18/08), in addition to the 157 active residential listings. Several people have asked recently how land is selling in Canton... the answer is slowly. The average listing and selling prices are higher at the present time, but the total number of sales are down, and the average days on market is 189.

Waynesville, NC's residential real estate sales in May 2008 totaled 23 as of 06/01.  The average number of days it took to sell the 23 homes was 178. The number of homes on the market in Waynesville as of this morning (June 3) is 567.
Absorption Rate. Selling 23 homes per month with 567 on the market as of 06/03 equates to an absorption rate (i.e., inventory) in Waynesville of approximately 24.7 months, which is an increase from last month. Residential sales in Haywood County, NC for the period of January 1 through May 12, 2008 total 195. Ninety-four (32.6%) fewer homes were sold, compared to the same period in 2007.

Movers.
The $100,000 to $300,000 range makes up 131 of the 195 homes sold so far in 2008. (See the Active Listings by Price Range as of 05/05/08.)

Shakers - Fastest Sellers! The homes that sold the fastest were 2 homes in the $800,000 to $899,999. See the next fasting-selling price range on the chart!

We have 1,076 homes on the market today, an increase of 42 homes on the market since March 28, 2008. Maggie Valley has 254 active listings.Waynesville has 517 active listings.Canton has 147 active listings.Clyde has 134 active listings. Lake Junaluska has 21 active listings.3 miscellaneous active listings. The comparison Market Report below compares where we are today to where we were at the same point in 2007. Our sales for the year are down 30.83% and it is taking longer to sell homes right now. Not good when you have a 24-month inventory, but not unique when looking at nationwide numbers. … (3 comments)

The graphs below paint a pretty good picture of how 2008 residential real estate sales to date in Haywood County, NC, including Maggie Valley and Waynesville, compare to the same time period for previous years through 2004. The number of sales have nose-dived down to 2004 levels, and the average days on market this year are the highest recorded during the 5 years reported here. I suspect that if homes on the market are priced lower (i.e., back to 2004/2005 equivalents), we will have a much better opportunity to reverse the direction of both the HOMES SOLD and AVG DOM charts. … (2 comments)
