I was brainstorming with my broker about ways to capture expired listings. Here is an idea:

Print out the expired MLS sheet and take a look to see what is missing.  For example, are the room sizes missing? Is there a virtual tour? Are features missing (pantry, ceiling fans, etc.)?  Is there a chance the  house did not sell due to the former agent's lack of information on the MLS? The Seller will think so. After you do this, put together a flyer of all of the reasons that their house might not have sold and offer to make sure you do all of these things. The flyer can be the same for every house with a few changes. You might be surprised by the lack of information on the MLS sheets. 

Don't be afraid to knock on the door and be the first to get there with this information.
