Looking for something to do this summer? Look no further because Bayou Wildlife Park is located at 5050 FM 517, Alvin, Texas and is a great place to visit with the kids and go on African Safari adventure!

The Bayou Wildlife Park began over 30 years ago, by Clint Wolston, on 80 acres of wooded area and is home to 50 species and birds totaling 500 altogether. Most animals run free and you can board a special tram to take your around the park while you feed the animals.

The park is closed on Monday and opened on all holidays except Christmas and Easter Sunday. Be sure to call for summer rates and park hours.

Yes I hate the pop-ups too. I also do not like the delete button within A blog post. I deleted a whole blog post earlier today. I had to rewrite the entire thing.

I was able to attend the last day of Friendswood Art in The Park at Stevenson Park. It was really a hot day as tempatures rose to 80 degrees. My husband had a great time. There were many booths where one could purchase something to eat.

There were many crafts booths that I really enjoyed! My favorites were the ceramics, woodwork and the jewelry!

However the thing I totally enjoyed the most was the Sidewalk Art. I took some pictures for your enjoyment. Tell me what you think.

Yesterday, the City of Friendswood sponsored ART IN THE PARK. Unfortunately, I was not able to attend. Next year I fully intend to schedule this event as an appointment so I can attend! If you know me you know that I love all things art!

When I realized I had missed it I almost cried. I have not been able to attend the annual Art Car Show nor the Art Festival in Houston for many years. This coming year I am going to just make an appoint in my appointment book so I can attend. Life is too short not to attend the events that you may love so much.

***Update*** Olive Garden Coming To Alvin!

Many are watching the new Olive Garden being constructed in Alvin. The location of the restaurant will be next to Chili’s and in front of Office Depot located on North Bypass 35 at Highway 6.

The general contractor had said that the opening day will be July 6th. I don't think that is the official day. Note that they will have dress rehearsals in which special invited guests will be allowed to dine and the public will have to wait until the "Official" opening day. I am hoping I get an invite.

All I can say is that they can’t move fast enough for me as I am ready to eat there once again.

Pearwood Skate Center South Side Roller derby beginners can enroll in a Roller Derby Boot Camp which is a $65 value. This class is held each Monday from 8 P.M. to 9 P.M. The classes are designed with drills to stay agile quick and strong.

Make no mistake this is an invigorating fitness class for those who would like to try out for the South Side Roller Derby League. As many as 100 ladies train and compete each year for membership in the South Side Roller Derby League. The league is owned and operated by volunteers with people that are really interested in this sport.

A few years ago a retired teacher came to discuss a new development in our little city. She wanted to open a used book store. I was all excited but there were those that thought that kind of business would not make it in our little town.

I adamantly stated, "no she will make it". I know for a fact that there are many book worms in town. She went on to purchase an old home located in a high traffic area. She painted it bus color yellow and opened her doors and called her venture

"LAID BACK BOOKS"

Five years later she is still in business. She will take your old books for store credit. Your old magazines will not earn you store credit but can be turned in and she will resale them for a quarter. I have a very hard time throwing away magazines and books. I really don't care if we get store credit or not. I'd rather just have a new home for my old books.

Today while perusing the very old books section.... I found books on Real Estate that are still be sold on other book store shelves. She also had a wide variety of very old school books for the 50's that I had to tear myself from. (I am going back and getting those too.)

The cell rings, Hello I say… and I hear… Miss Sussie I didn’t know you were a Realtor®!

Why yes I am! Who is this? Obviously this gentleman knew me. This is Johnny, you taught me Catechism classes many years ago. I recognized him then as the little boy who was always hanging on to his mother’s skirts laughing and playing around. (I am getting old).

Hearing all those blog words running through my brains from other AR members to ask where he saw you name! So I did.

He had gone to rent a U-Haul trailer and saw my card on the bulletin board. Johnny said he was surprised to see my picture and name. Now he is looking for a home for his wife and children.

My husband had gone to the same U-Haul location to rent a trailer for his employer and had placed my card on the bulletin board three months prior. You just never know where you will get your next lead from.

May 4^th is considered a holiday by Star Wars fans to honor all things Star Wars. I love the Star Wars movie series but I can’t beat my sister Sandra. She has watched each movie at least 20 times. This holiday was selected as such by SW fans because of the pun May the Fourth be with you.

I can remember going to see the first movie and I remember whose hand I was holding. Not only was I with a special someone; I was about to experience my most favorite movie ever.

Isaac Asimov, Andre Norton, and Edgar Rice Burroughs are three of my most favorite Si-Fi writers. You can label me a total book worm. Yes, I’d rather hold a book then read one on an electronic device!

Today, my magnetic car sign fell off my truck door. This is the second one that I lost and I was determined to find it.

I noticed it was gone when I got to the office and so I traced my route on the way back home looking for it. What I found was:

· Beach towel

· Shirt

· Round water cooler cover

· Dead animal not sure what it was

· Blue drink bottle

· A shoe

· Three political signs

· Several man holes

So DO ALL REAL ESTATE MAGNETIC CARS SIGNS GO TO HEAVEN?

No… they don’t… they land in front of Jack In The Box waiting to be picked up in pieces. Being a magnetic car sign is not all what it is cracked up to be!

I have been working with a commercial buyer who is searching for a special needs building in a location where this type of building is rare.

We have looked at different types of old dilapidated buildings (for rehabilitation), churches, old school buildings, and new commercial strip centers. One by one they have been x-out. The best one I came across was an old elementary school. However, the school district has decided to use the building for another use.

Last Thursday we attended a pre-development meeting to discuss another endeavor a member of her family is planning. I located a great building for this project. The meeting went great and all members of the city and current building owner are on board.

Today, I received a call from her informing me that the building owner has not returned her calls and wanted to know what she should do. After our brain storming and we were saying our good-bys she said…

“Thank you for all that you do. You have always been so encouraging and helpful. You never get anything for it. I’m starting to feel guilty. What can we do for you for a change?”

I told her that one day we will find that building and I will get compensated at that time. I did tell her, “Referrals would be great. Referrals are really inexpensive and a great thing for me.”

She then said something magical and I could have sworn I heard bells and angels singing. She said, “Do you have a pamphlet or flyer with a card explaining your services? I have 133 families I could put it in the hands of.”

I then told her I would bring her my brochures to hand out and I know she will.

What Are You Putting down the Street Drain? Spring Cleaning

My AR Sister Valerie Zinger posted a most excellent blog about putting a fish symbol on storm water lids and inlets. This is done to remind people that you should be careful of what your put in your neighborhood or any storm drain. These drains eventually lead to the ocean where unwanted additives can hurt plant life and all that live in the ocean. So be mindful...

SUGGESTED I hope everyone suggests this post too, so that it can get max exposure to a great big problem we have in all cities.

This morning I decided to clean the front porch. It is going to be warmer this week and I love to sit on the front porch and read, have a coffee and chat with the neighbours. When I was finished, I had two buckets of VERY dirty water. One had a couple of drops of dish soap in it and the other was just plain warm water that I used to rinse off the dirt. I determined that both buckets were safe to put down the sewer drain at the end of my driveway.

In Ottawa, many curb and street drain overs have a fish symbol on them to remind people that the water and material going in the drain is headed to a stream or lake. I wanted a couple of photos to show and went for a short walk in my neighbourhood this morning. Here are 2 photos I took of those drains.

We all live on and depend upon only the one planet. It is in our interest to keep it safe and clean. I found a website that lists the things that we should not put down the house or cithy drain.

Help keep our rivers clean. Don't use the sewer as a garbage can.

Things that go into the sewer through toilets, sinks or storm drains can end up in our rivers. You can help make a difference in the health of our waterways by following these proper disposal suggestions:

In your home or where you work
Put the following items in the garbage where they belong, instead of down the drain:

cigarette butts

dental floss

condoms

rags

tampons and tampon applicators

sanitary napkins

disposable diapers

human and pet hair

cotton swabs

cosmetics/makeup

food scraps (an even better solution is to compost them or dig them into your garden)

vegetable and animal grease, fats, oils (these substances can clog the sewer in your home and the City system and cause sewer backup)

In your yard and on the street
Anything on the ground can wash into the storm drains on streets and lanes and end up in the rivers, so:

clean up your pet waste.

check your vehicle regularly to make sure hazardous waste fluids, such as oil, antifreeze and gasoline, aren't leaking.

don't litter.

don't put grass clippings, leaves and other yard waste on the streets or into rivers – not only do they add harmful chemicals and nutrients to the rivers and clog storm drains...

Hazardous waste products, chemicals and prescription drugs
These potentially dangerous substances don't belong in the garbage or dumped down the drain – they need special handling.

Dispose of hazardous waste products safely by taking them to a free household hazardous waste collection depot.Many chemicals can damage the sewer in your home and the City system. Plus, our wastewater treatment plants may not be able to remove them and they can end up in the river, harming fish and other aquatic life.

Information on collection centres is also available by calling the recycling and garbage information line at 204-986-8888, code 9811 or contacting us

These danger symbols can help you identify many hazardous waste products – e.g., corrosive, explosive, poison and flammable

Take leftover or expired prescription drugs and over-the-counter medicines to a pharmacy where they will be disposed of safely.

I went to the Alvin Kiwanis Crawfest this morning and had a great time! There were many merchants selling all kinds of things. My most favorite purchase today was my new BOOT PURSE. It was made from an old boot.

There were many purses large and small made from boots. There was even a beautiful purple one too that my friend Terri would have loved.

The pie lady was there in force! She had about fifty home made pies to sell. Sadly she did not have my favorite strawberry pie but she promised to make me one. So I guess I will have to go by her home this week and get one from her.

What exactly does this mean? It means you don't have to trash the drugs you are no longer taking. You just take them to one of the locations mentioned below and they will take care of the rest.

Some people don't realize that you SHOULD NEVER FLUSH UNUSED DRUGS DOWN THE TOILET. In some cities the waste water treatment plant recycles the water into drinking water. You should know that this water has been treated to the inth degree and is drinkable. So you can see why you should not dump unused drugs down the toilet.

In other cities treated water (which is drinkable) is routed to the ocean. Water laden with drugs can affect the marine life there.

National Prescription Drug Take Back Day addresses a vital public safety and public health issue. Studies show that a majority of abused prescription drugs are obtained from family and friends, including from the home medicine cabinet. In addition, Americans are now advised that their usual methods for disposing of unused medicines—flushing them down the toilet or throwing them in the trash—both pose potential safety and health hazards. You can help prevent pill abuse and theft by ridding your home of potentially dangerous expired, unused, and unwanted medications.

TIPS:

· All items can be left in the original packaging.

· You do not have to empty bottles into a zip lock. You may leave the items as you found them and bring them for disposal.

· All “over the counter” medicines/drugs are accepted. For example: cough syrup, anti-acids, aspirin, cough drops, eye drops. Anything you can purchase without a prescription is accepted.

· All prescription medicines/drugs are accepted. For example: Vicadin, Lipitor, Nexium, Plavix, Seroquel, Advair Diskus.

· Needles will be accepted and disposed.

· The RX does not have to be in your name. We do not check the label or ask how the RX drugs came into your possession.

Go Ahead Toss Out Your Long Neck -- I Am Watching You

Would you like to live in a city where at every traffic signal and stop sign there are tons of trash and cigarette butts on the ground. Locations where people who have had to stop at the traffic light and have had the great idea to empty their trash and ash trays? How about a neighbor hood where trash is found lining every street right of way and at every turn?

How much would your house be worth in this location? Would you look for a home to lease or buy in such a neighborhood? If you drive a sassy Altima, and your are in your late 20's; you must be either really successful or you live at home with your mama who wipes your butt daily.

Today I saw two young men who live with their mamas and get their butts wiped daily. Mama has given them a nice sassy Altima to drive around in this nice neighbor hood. I say this because that six pack carton of long necked Miller lights you just tossed out your window will not disintegrate. Additionally, neither will an ash tray of cigarette butts!

In fact, part of my tax dollars will need to go to hire someone to clean that trash up. Since your mama wipes your butt I guess you don't have a job or you might have been more mature in keeping your trash in your car until you got home to dispose of it there.

Here they are having a great time drving around in mamas car after school. Since it is just after 3 p.m. and workers are working.

Wishing You a Great Good Friday

I wanted to wish all of my peeps an eventful Good Friday. This is such a wonderful day to rejuvenate your Christian beliefs and spend a wonderful time with you children and grandchildren.

Tonight we will color hard boiled eggs with family and friends. This is a tradition I started when I noticed that my family started to grow distant. The rule is EVERYONE must color at least one egg. We dye marbled colored eggs described by Martha Stewart. Solid colors are also a long time favorite.

All will not be fun and games today. My day will start with showing some home resales and newly constructed home models. Hopefully, we will find something that my clients will love. After showing homes this morning I will rush back to get yet another quote on my foundation repair.

So HAPPY EASTER to EVERYONE! I hope everyone has a great time today and this weekend. Kiss your children they don't stay small very long.

How to Buy a HUD House, What do I Need to do to Buy a HUD House?

How to Buy a HUD House, What do I Need to do to Buy a HUD House? I get asked this question a lot. The public perceives HUD as selling property at reduced prices and people want to take advantage of this. The HUD buying process is a bit different than buying a fair market listed property or any other bank owned property, and there are additional expenses most buyers aren't aware of.

Q: How do I get started in buying a HUD House?

A: The first thing you need to do is talk with a lender if you aren't paying cash. You will need to get a pre qualification letter from your lender. The second thing you need to do is find an agent that is registered to bid on a HUD House for you. An agent that is qualified to this will have an NAID number. HUD will require the agent to provide this number before your bid is submitted. At Cedaredge Land Company we have our NAID number and are very experienced in helping buyers purchase a HUD House.

Q: I've found an agent...so now what?

A: Now you will need to find the home you want. You can search yourself at HUDhomestore.com, and your agent can also search here. Once you find the home you want, your agent will submit a bid for you online. Your agent will need specific information from you to do this including your social security number. After your bid is submitted, you will have to wait for 12 hours to several days to hear if your bid was accepted.

Q: My bid was accepted...now what?

A: There will be a HUD purchase contract and other forms for you to fill out. These forms will be emailed to your agent. HUD wants the contract package and earnest money received at it's office within 48 hours of bid acceptance. This includes your lender letter saying you are pre qualified to buy this property. HUD won't except a fax or scan. They want original documents. NO EXCEPTIONS. A HUD experienced agent will be able to walk you through the paperwork and will know to use blue ink so HUD doesn't deny the contract package. YES...blue ink is required. Personal checks aren't accept. Make sure you use certified funds for your earnest money. If you make a mistake on your original contract package, HUD will deny it, and give you a second chance, but that's all you get.

Q: My paperwork is submitted...what do I do now?

A: You wait for HUD to send an email to your agent saying your contract package was accepted. This usually takes 1 to 2 business days after HUD receives the package. Once your agent gets that email, you have 15 days to get the utilities turned on and to do an inspection. HUD has a form for this, and this is basically a form that gives you permission to turn on all the utilities. You must fill this out and send it via mail to the HUD specified address. Don't delay in this, because it can take a while for HUD to get back to you. HUD will generally allow you to keep the utilities turned on for 48 hours. Turning on the utilities is something, you, the buyer pays for. If the house needs to be re winterized after your inspection, HUD will require you to send a cashier's check for $150 with your utility form.

Q: Do I have to do anything about title insurance?

A: That's a great question. HUD does require the buyer to purchase title insurance. You can use HUD's title company or a local title company of your choice. In my experience my local title companies handle the HUD transactions very well, and I like working with a local company.

As you can see, HUD has additional costs that most buyers aren't aware of upfront. During the whole process, you and your agent will want to stay in close contact with your lender and make sure everything is happening on time. HUD will generally give you up to 45 days to get your loan and close the transaction. If you need to extend closing...well you guessed it, HUD has a form for that.

At HUD's sole, subjective discretion it can agree to extend your closing date for another 10 days, or it can deny this request. I've never seen HUD deny an extension, but it can. There is also a charge of $75 dollars for each day of the extension you use. Of course you must pay for all ten days up front and submit your certified funds check with your HUD request for extension form. If you don't use all ten days, HUD will credit you for the remaining balance.
