Weather Forecast - Heavy Showers - 01/12/07 08:52 PM
This morning, before Ken headed east to Denver (I understand from Tony that Ken is in the middle of 1 degree Fahrenheit weather!) we had part 2 of our team meeting that started on Tuesday.
Today was all about expectations, activities and metrics.  "Results" goals are great to shoot for - but accountablity has to happen at an activity level.
You can CONTROL ACTIVITIES
You can INFLUENCE RESULTS
That's why breaking down objectives into measurable activities is key.  Tony's metrics are to average 1 listing appointment per day - 20 days of the month, with a conversion rate of 90%.
Historically, his conversion rate (appoinments to … (5 comments)

Bad Weather = Magnet for Some??! - 01/12/07 05:20 PM
Sounds like we're well on the way to nasty weather across much of the country.  Today in Phoenix it's gloomy and chilly - not an official weather report - just my personal observation.
For some reason - coincidence perhaps - one of our Team Members - Ken Spencer - always seems to be heading to Colorado at the first sign of bad weather there!!
You would think that snow, ice and generally unpleasant conditions would be a good reason to stay put in Phoenix for a few days - but this type of weather seems to be a magnet for Ken.
It draws … (0 comments)

Flashbacks to Corporate Life - 01/10/07 08:13 PM
In my previous life in the corporate world I was a Senior Business Systems Analyst for a Fortune 100 company - responsible for putting internal customers together with programmers and creating websites for our external customers to use.
A significant phase of every project involved testing the website - putting it through it's paces - attempting to "break it" - to ensure that by the time it was available to the end user, it was robust, accurate and did what is was supposed to do.
Knowing that this is a phase of any development, I was mentally geared up to tackle our "beta" … (2 comments)

Where does all the time GO?! - 01/09/07 08:54 PM
January 9th 2007 - it seems like New Years Eve was only yesterday.  We've been busy non-stop since January 2 - including Saturday and Sunday - with hardly time to draw breath before rolling into our Team Meeting today.
Being busy is a good thing - since it involves listing appointments, helping build Localism.com by contributing photos and adding communities, and kick starting the carefully crafted business game plan for 2007.
If the year continues at this pace, it won't be long before we're ready to celebrate Christmas again!  I think we need to take a breather tomorrow - it may be a while … (3 comments)

Torture or Tenderness? - 01/07/07 10:30 AM

As we were cruising around the Greater Phoenix Metro Area yesterday on Day One of our Photothon, I couldn't help but notice the number of newly planted palm trees that still had their tops bound up!

I understand that this makes it easier to transport them, but why leave them tied up once they are in their new home??  Seems like TORTURE to me!
So this morning, I did my homework to see if there was any reasonable explanation for this widespread treatment of palm trees.
Google once again to the rescue!  A reader of the San Diego Reader … (2 comments)

Detroit - Will the city ever recover? - 01/06/07 09:46 AM
Tony's parents sold a home in the city of Detroit last year - one they purchased after the riots of the late 1960's for about 30K.  They were fortunate to sell it for $215K - in the Palmer Park University District - one of the Detroit "enclaves" next to the Detroit Golf Club.  In Phoenix - it would sell for triple that price or more.  In California - double that again.
An article on MSN Real Estate calls Detroit "The foreclosure capital of the U.S." and claims:
"One in every 80 houses in Detroit began the process of returning to the bank in … (3 comments)

A Bloggers Blowout Blast! - 01/05/07 03:26 PM
The first quarterly Phoenix Active Rain Bloggers meeting hosted by Brian Brady played to a packed room this morning - check Brian's blog post for the complete details.
Greg Swann of BloodhoundBlog was in attendance.  It was clear from the first few sentences that this was someone who has much to share about blogging - strategy, linking, philosophy and much more.
As we went around the room Greg had specific incisive advice for the other attendees, that will likely save days if not months of "do it yourself" research on our own.
One theme that Greg reinforced to us all was that credibility … (23 comments)

The First Day - 01/01/07 12:04 PM
.....of the New Year.  Today is the last day of the holiday season for us.  We are doing our best to avoid working on Real Estate items - focusing instead on cooking meals for the week as we get ready to implement You: On A Diet: The Owner's Manual for Waist Management  starting tomorrow.
Decorations are being put away, rooms tidied, home offices rid of their clutter, just a general sort of "getting ready" kind of a day.
We had a great 2006 - despite the doom and gloom from the media about the housing market, and will meet with our team … (10 comments)
