I remember in the way back days (anyone remember that phrase??) , I used to get ready for open houses by first placing an ad in the paper, putting together flyers, getting them out to the neighborhood, knocking on doors and preparing food to get buyers in the door, setting up signs either the night before or early in the day and hoping for good weather. That was just two short years ago. Now, I throw an ad on the MLS and 50-60 other websites with the click of a couple of computer keys, tell the sellers to tell the neighbors (10 comments)

Have you given some thought to Valentine's Day yet? I have. I'm never ahead of the game, mind you. But, this year, I am so grateful...maybe leftover from Thanksigiving...that I'm still standing as a realtor. It is amazing. Life goes on, especially with the right attitude! Back to the thought I had today. I digress sometimes as you all know! At any rate, have you given any thought to saying a great big "I LOVE YOU" to your buyers from the past year and the ones you are working with now? Whether you voted in the last election, whether you voted for Barack Obama or not, today is an historic day. Today will change the world. This is the day that America will not have a white man leading our country. It appears from the news coverage that we are rediscovering Camelot. I remember the first Camelot. (Yes, Virginia, I am old. But, not yet dead!) I know that there were a number of good Americans who couldn't believe we had actually elected and Irish CATHOLIC. The more things change, the more they stay the same. I certainly want to believe that (5 comments)

This is the TARP money in action. We have some hope that this will get better soon. But, in the meantime, not to beat a dead horse, but what can we expect from an industry that had only to hold out its hand and point the gun at the former administration? Via Sabinske & Associates: Our government has been bailing out the bank and mortgage industry forover two months now. Apparently, we have no idea what the bankingindustry is doing with our money, so why don't we just give them moremoney? This is my broker's blog. He wrote this after reading Elizabeth Weintraub's blog earlier this week. We were stunned by the outright holdup but not as much as others might have been since we had already experienced Countrywide (and Bank of America's) bleeding of the consumer. Bank of America has aborbed Merill Lynch and countless other companies... their greed has no bounds. Keep that in mind. Just read Lenn Harley's blog, and it really made me think. I have to thank her immensely for writing about how as agents need to practive our "craft". Do you think twice when you work on these contracts for clients be they a buyer or seller? Or are you unsure? These are legal contracts. We need to be sure how we are constructing them for our clients' benefit. Whether for a private party or a corporate entity (such as a bank) we want our client to be represented to the best of our ability. So practice does make perfect. If there (5 comments)

The more things change, the more they stay the same. Move or get out of the way. How many of these truisms have you heard? Hardly as many as I have, I'm guessing. Life keeps going regardless of our circumstances. So, whether we like it or not, a great many changes are inevitable in the very near future. We can decide our own fate. Really, even if you don't believe you have any control, you do. At least to some extent...you can control your destiny. So, your attitude about your circumstances now and what you believe can be are really all (8 comments)

As I was perusing the four or five industry-related blogs and websites I read each morning to get myself motivated and my clients informed, there was this bit of cheer.... 78,179 homes were taken by lending institutions during the month of November, down 8% from October. In October - 84,868 homes gone. In all, a total of 1,014,618 homes have been affected by foreclosure since August 2007. Statistics are according to CNNMoney.com. Now, why is this cheery? Because each time, the numbers drop, it gives us an opportunity to write to our Representatives to let them know that we need some legislation to help (4 comments)

These days, with all the property on the market at reduced prices, bank-owneds and short sales, it is difficult at best for a "real" seller to move his or her property in a reasonable period of time. Does your realtor have the tools to get the job done? Have you "googled" him or her? If they are the "real deal", the name should pop up on the first page. That translates into the fact that they are familiar with all the Web 2.0 tools out there to sell property in this market. If they discuss "staging", or show you print advertising, (7 comments)

Even during this amazing market, when we don't know what's in store for 2009, there are indications that markets are improving. We have been busier in the last two months than the previous two months. Closings are up, buyers are looking and purchase agreements are being accepted by banks. If you don't understand the new real estate terminology, short sales, REO, BPO, deed-in-lieu or contract for deed, don't feel bad! Many of these terms haven't been used for twenty-plus years.
