There are lots of distressed properties on the market these days and I seem to be getting hired to perform Home Inspections on many of them.
Then I find issues with the home:
Iit needs a new roof.
There are plumbing leaks in the walls
The trusses have been modified
The foundation is moving.
Then the deal falls through and thy go find another house.
They call me for the inspection and seem to forget that I just saved them from making a costly mistake.

I am not a web designer, however I have built several sites over the years and they always did ok with the search engines.
In the last two years my site had been slipping, (well maybe plumitting is a better term)
I had pages that used to rank in the top 5 that were now on page 5 of the google search.
I fought the computer, read countless blogs on SEO and edited into the wee hours of the morning for months. This resulted in me moving from page 5 to page 2 or three.

This is not a joke but I found it kind of funny.
When Home Inspectors do their job, they should do more than just look around and mark if something is present or not, they should know how the different components of the home operate.
For example, water tends to run down hill, it is self leveling and takes the path of least resistance.
I mention this because the condensate line on this AC unit is actually higher that the tray at the bottom of the unit.

Termites can cause real damage to a home and in this area. Because of the number of termite colonies per acre, the question is more of When will you have termites, not will you have them. 
I am not a pest control contractor and as a AZ Home Inspector I do not perform termite inspections during my inspections. Devices with built in test buttons can and will fail. That is why they are designed to be tested.

The majority of the minor cracks found during a home inspection can be attributed to soil movement, directly related to the grading and drainage around the home. You see it all the time, Name any symptom and someone will tell you how to fix it. I see it in our healthcare system and I am sure you do to. Take this drug to address this symptom. In the Phoenix area Real Estate is booming, Bank owned homes are selling like crazy and there seems to be a never ending supply of properties badly in need of a professional home inspection.
Many of the homes in this area have pools and the banks do not maintain the pools so they get pretty nasty.
The pool is greener than the grass.
One of the banks decided they would make the pools safer by covering the pool with a wood frame, cover it with plastic and then fasten welded wire to it.

I was doing an Home inspection in Mesa Arizona and taking a photo of the patches someone had made to the eave when this little guy showed up as soon as I pointed the camera, I got a second shot then he kind of noded and left.

I have been in the home inspection business for over 10 years and what I am seeing in the real estate community is simply shocking.
10 years ago, I competent real estate agent would not refer a home inspector unless they were a member of the American Society of Home Inspectors (ASHI) or NAHI (The National Association of Home Inspectors)
