Thank Goodness for Inventors - Washing Machines and History - 03/28/12 08:58 AM
Thank Goodness for Inventors - Washing Machines and History Way back in 1797 inventors were busy trying to make the whole process of clothes washing a little bit easier. The first US patent was granted to a fellow by the name of Nathaniel Briggs on March 28. In 1843 wringer rolls came about to make that original washer just a little bit better. Now there's all kinds of devices...and all kinds of colors. You can even set them to wash at a certain time! In a real estate transaction, most times, washers and dryers are not part of the contract.

Balancing the Market in Gladden Farms, a Master-Planned Marana/Tucson Community - 03/24/12 03:32 PM
Balancing the Market in Gladden Farms, a Master-Planned Marana/Tucson Community The market statistics are really changing out in Gladden Farms, a master-planned community just a few minutes west of I-10 off Tangerine Farms road. In my last quarterly report, 69 homes were active, active contingent, active capa and pending, compared with our current numbers at 100. Here's what's interesting: Only 7 of those are ACTIVE listings for sale. Buyers have discovered that this immaculate, pride-of-ownership community is a good place to be. In comparison to 2011 December's avg price per square foot of $80.87, Mid-March finds the average at

Long Realty - Dove Mountain and Continental Ranch, Marana AZ - The Light is On for You! - 03/23/12 02:12 PM
Long Realty - Dove Mountain and Continental Ranch, Marana AZ - The Light is On for You! One of the things different about my new working relationship with Long Realty is floor time. Before, I worked out of my home office and went to the main office for information, classes, and maybe some printing. Floor duty is "assigned" to agents in four hour shifts here at Dove Mountain and Continental Ranch, Marana AZ. I quickly found that saving all that paperwork and online networking that filled many hours at home, could be accomplished while being "on call". You see, at

Continental Ranch Artisan - Treasures at a Marana Street Event - 03/20/12 05:46 PM
Continental Ranch Artisan - Treasures at a Marana Street Event I was lucky enough to have met Linda and to take in her lovely assortment of hand-made mosaic pieces at the Marana Winterfest with proceeds benefiting the Marana Food Bank. Just a treasure! I wonder if she'll be at the Fourth Avenue Street Fair this next weekend in Tucson, AZ? Linda's been doing mosaics for almost 20 years and teaches classes as well. An artist almost her entire life, Linda's passion for her work shines through. With the Tucson Fourth Avenue Street Fair coming up this weekend, I'm sure the local

Oh...the Places You'll Go - House-Hunting With a Sense of Humor! - 03/19/12 03:27 PM
Oh...the Places You'll Go - House-Hunting With a Sense of Humor! I was inspired this morning by Gabrielle's blog, "Winner, Winner, Chicken Dinner". She was wittily sharing some of her adventures in house hunting this weekend, and her visual descriptions had me thinking of Dr. Seuss and his book, "Oh the Places You'll Go"! It isn't a book about house hunting, it's about setting out in your life, making changes, decisions, and the travels that you take along the way. (GREAT graduation present) It starts out this way: "Congratulations! Today is your day. You're off to Great Places! You're off

What Value Does Your Loan Officer Add? - 03/14/12 10:20 AM
In my opinion, the value of referrals, working with a team, and continuing education make the edge in today's successful professionals. This posting shows quite frankly what it all boils down to -- this should be helpful for consumers searching for the right loan and mortgage representation. Via Hal Timinsky (Wells Fargo Home Mortgage): Via Hal Timinsky (Wells Fargo Home Mortgage): by Dean Hartman For the longest time, I have listened to other loan officers talk about why people should do business with them; and 95% of the time their presentations boil down to three things – price, product, and

FHA Loans - Are they For You When Buying Homes for Sale Tucson?? - 03/14/12 08:59 AM
FHA Loans - Are they For You When Buying Homes for Sale Tucson?? FHA mortgage insurance will increase on new case files starting April 9, 2012. New upfront MIP = 1.75% - added to loan New montly MIP = 1.25% - added to payment Hm....I just got the email this morning, and it sounds like change is in the air for FHA requirements again. In order to have that low down payment, you're going to have to pay more in fees, and more surcharges are going to be added to your monthly payment. It's hard to know what the right loan program is

MLS Photos and Buying a Home in Tucson Arizona - 03/12/12 09:05 AM
MLS Photos and Buying a Home in Tucson Arizona I've been working with some out of state buyers this past month, and trying to make heads or tails of why some homes they "Favorite" and others that are very similar, they pass by. A thought hit me this morning and I thought I'd share it with you. When I am working with investor flips, etc. I generally take my own photos and try to follow the advice and photo direction of professionals. Of course, I don't have the rapid-speed camera or pixels (or whatever!) to get those high-resolution shots, but, I

Taking a Vacation in Arizona - Things to Do and See! - 03/08/12 10:04 AM
Taking a Vacation in Arizona - Things to Do and See! A friend of mine from rural Green Bay emailed me a short while back, sharing her intention to visit Arizona. She and her husband love hiking, walking, and exploring - and wondered what high points I thought she shouldn't miss. Wow...Hiking and walking....so many choices! So many things to do! I told her that she will love their visit. Here's a few of the thought's I'd shared...and trust me...this is just a FEW. As a (lol) professional tourist of Arizona...I love day trips, weekend trips, and

St Patrick's Day is Coming to O'Shaughnessy's Steakhouse and Song Hall - 03/07/12 07:36 AM
St Patrick's Day is Coming to O'Shaughnessy's Steakhouse and Song Hall If you've a WEE bit of Irish in ye', you might be thinking of downing the corned beef and cabbage at the yearly EVENT at O'Shaughnessy's Steakhouse and Song Hall. It's not your average experience - irish drinks, irish coffee, irish singers...and those that wish they were. In the last years before my marriage to my wonderful husband, I bar-tended for "fun" at this out of the way place. My mother had visited the establishment with friends and thought I should come along to join the fun. After 2

Taking a Walk Among Spring Blooms in Marana - 03/06/12 07:11 AM
Taking a Walk Among Spring Blooms in Marana Ahh, Spring. Perhaps it seems doubly nice since our 5 day visit to Green Bay, WI, but to me, there's nothing like discovering new blooms and beauty when out for a daily walk. Gladden Farms in Marana has miles of public pathways and bike trails, waterways filled with trees and shrubbery, and mountain views...but I find my eyes get drawn to the bright spots in folks' front yards. I was able to get a bit of gardening done myself over the weekend, and am looking forwards to getting a bunch of

Got Great Credit? Now's The Time to Buy in Gladden Farms, Marana - 03/05/12 10:40 AM
Got Great Credit? Now's The Time to Buy in Gladden Farms, Marana If you're a buyer with good credit right now, I can't hardly express how great a time it is to buy in Gladden Farms, off Tangerine Farms Road in Marana ...RIGHT now. Ten re-sale homes are offered right now...at an average of $75.91 a square foot. So imagine a home, no older than 2004 and possibly built in 2010. Contemporary exterior, block wall surrounds, lots at .14 of an acre on up to .23...in an immaculate neighborhood. Taking that a step further, let's suppose you'd like a four

300,000 Points and Just Getting Started - 03/04/12 11:20 AM
300,000 Points and Just Getting Started This blog posting is going to take me over the 300,000 mark here in Active Rain and I've done a lot of thinking about blogging and Active Rain lately. In fact, much more thinking than posting! At the end of January I switched brokerages to join a Long Realty Branch not 10 minutes from my home. Long Realty captures the lions' portion of Market Share here in metropolitan Tucson, and I'm hoping it adds to the real estate recipe I've been cooking up for about 18 months now. So with the brokerage transfer,

Poetry in Marketing - Whatever Works! - 03/02/12 05:03 PM
Poetry in Marketing - Whatever Works! Had fun marketing a Dove Mountain listing at 11371 North Adobe Village Place today in Skyranch, Marana, for the TAR Home Tour - NW Homes. Ended up winning the "Marketing Star Award" ... I personally really liked the lady that had us all playing charades! Clever! TAR always looks for the "best presentation of a listing and reward the one person who rises to the top like cream. " I was happy for the additional coverage of my fantastic listing! Price was just lowered $15,400. Immaculate, lovely, move-in ready home. Check the
