Ten Tips to Be More Likeable

(Written slightly tongue in cheek, just in case you can't tell!)

I recently received an email from Nova Home Loans here in Tucson with tips we could share with our friends and colleagues. Of course the first thing that came to my mind was, "Well, if I'm not likeable...do I HAVE any friends???"

The second thought I had was, "Maybe I should share this with everyone I know!!!"

Seriously though, perhaps we can all strive to be a little bit more in a me-me world.

Here's some of the pointers Nova shared:

1. Be known for a positive attitude.

That makes me think about the few folks I know that are known for their NEGATIVE attitudes.... it's a strong trait...and a sunny attitude is certainly something to aspire to!

2. Be passionate about what you're doing.

I totally hear this one. It brings to mind the ticket taker at the parking lot at Tucson International Airport...or the happy checker at Fry's, or even the smiling ADOT worker taking my license registration (which tripled) from my Wisconsin fees when I first moved here in 2000. "That's the price of sunshine!" she blurted when I exclaimed at the price.

...I've never forgotten her happy tone, and it makes me notice MORE happy people who enjoy their jobs, and brighten others' because of it.

3. Have a good sense of humor. (or have ANY sense of humor)

4. Assume the best in people, especially in front of others. (Doesn't that make you think a bit)

5. Be known for your ability to adapt.

One of my former jobs before real estate was a very lovely place of employment in almost all aspects. However, there were a lot of teams and committees. I can't tell you how many times I heard, "But that's the way we've always done it!" Think about that. If we didn't adapt, where would the computers, technology, communication, and so forth be right now... Thank goodness for adaptability and vision!!!

6. Have good manners... (Do you believe in the Golden Rule?")

7. Have good grooming.

8. Have good language.

Unfortunately, spell check can't fix everything. I remember the first time I worked with clients that had doctorate degrees, and actually had two children that were...rocket scientists. Yes. Really. I was terrified that something stupid would come out of my mouth. I became a really good listener because of it. I talked when I could add something of value.

Funny thing is, those clients are friends now. :) I recently confessed my fears to them. :)

9. Be humble.

10. This one I added myself. Don't be a whiner. Remember the laws of attraction, and what we like in others.

Reflecting on this list, I figure not only can we be more likeable if we keep these tips in mind...but we can be more successful as well. At the very least...we can FEEL better about ourselves with a positive attitude and being.

How to Tell if the Market is Improving in Gladden Farms

Looking at Gladden Farms overall, I believe it is an improving market:

Looking at the Gladden Farms Homes for Sale statistics very early this morning, I see that there are currently:

28 active listings
4 REO (foreclosed-upon properties, or real-estate owned)
3 SS
10 NConst
11 Conventional existing construction listings

69 have closed, or sold, in the past 6 months

13 of them REO
19 of them SS
16 NC
21 Conventional resales
30% of sales are conventional resales
54% of sales were not distressed

39 have closed in the past 3 months

5 of them REO
6 of them SS
10 NC
15 Conventional resales
So, 38% of sales are conventional resales
and 64% are conventional sales

Looking even closer, in the past 6 weeks, there have been 16 closings

3 of them REO
2 of them SS
2 NC
9 conventional resales
So, 56% of sales were conventional resales
and 69% are conventional sales

So in a nutshell, the distressed inventory is dwindling and the conventional sales and new construction sales are leading the market - helping appraisers to base values on non-distressed properties and helping out the home seller.

I recently listed a cute little three bedroom home just over 1300 square feet for $142,500. The seller had four offers in 48 hours....2 written, and 2 verbal.

Blogging, Time Off, and Resuming the Routine

Well I haven't been blogging too much lately, but I've been working hard and enjoying some time off as well.

As a birthday present, and a Mother's Day present as well, I decided to take off to Green Bay WI and surprise my daughter-in-law, as we share the same birthday, and were both born on Mother's Day.

So, last Thursday I knocked on their door with a huge flower planter and said..."Delivery!"

The look on my son's face was pretty priceless, and my daughter-in-law's even more.

I was looking forward to several days "off", but work intervened as well.

Multiple offers on a listing

Fannie-Mae owned REO contract countered and accepted

Short sale since August bank approved

New referral from Active Rain

I was panicking on how to balance what I wanted to do, with what I needed to do.

I really enjoyed getting to know my 16 month old grand-daughter...

(That's her balancing on daddy's one hand)

And renewing our Grandma-Grand-daughter bond with the four year old.

Nap time allowed me plenty of real estate paperwork time, and I was still able to answer quick emails or take the occasional call.

Because, after all, this wasn't a planned trip with all the backup in place. It was just a needed splurge.

Yes, it was an entertaining time. I'm real glad I went. Time to get back to blogging again now.

Business Creators via Long Realty Training Center, Tucson, AZ

I've been taking a great class on Mondays for the past five weeks, absolutely dollar free.

However, if you've heard the phrase, and I bet you have, "Time is Money", well then you have a different scenario. "Time is Money" is a phrase we all have heard. And sometimes we need to put in the time, to make the money.

Students had to pledge to commit to every Monday, 1-4, for that five week time period...AND, do the homework...AND do continuing education via Long Realty University online videos, and create new web pages, etc.

Agents attending the class ranged from a couple of weeks...to over 20 years experience, and it was interesting to see which agents already utilized what business-creating practices. I don't really want to go into detail here of the course curriculum, but skills covered included marketing, mobile tools, website, listing presentations, prospecting, and more.

Reflecting upon the class, I realized that here's a company that realizes the better trained its agents are, the more likely they are to become long-lasting, successful and productive agents on behalf of their broker. That's a business creator indeed!

I've been with Long Realty for 15 months now, and I've been creating a new business, a stronger business all along-- fully immersing myself with the tools Long Realty provides. Today I also shared with my fellow students the power of having an Active Rain blog as well.

Tucson is a Bloomin' Beautiful Place to Live!

I love the flower blooms brightening up every corner of the town.

I've been trying to figure out how to possibly get the lovely purple ones in the highway medians...ha! There always seems to be traffic.

Lantana is an easy desert-lover. They come in yellow, purple, gold, a reddish gold...and then they often start to cross-pollinate as well, making for even more variety.

Even desert grass is lovely.

I always thought roses were delicate until moving to the SW Desert. These hardy local varieties thrive even in the heat!

Here's some more of that lantana.

I especially love how huge these blooms get in comparison to the cactus they perch upon.

And then there's the red Bottlebrush trees. Some of the local trees really have amazing blossoms.

Must be why I'm not the only one out with my camera!

I was in a car accident last Wednesday night, (MINOR, thank the Lord) but the more I've thought about it, the more I decided I needed to share what I've learned.

I went out to extreme NW Tucson/NE Marana on a dirt road to pick up my sign from a listing. The sign install companies won't go way out there.

I have a Hyundai Sonata, but I can put the back seats down to enlarge the trunk.

So, I pulled the steel signpost out, wiped it off, and laid it down in my trunk with the t-bar to the back of the trunk, and the post headed towards my front seat. I only opened up half the back seat, as I had other items in the car.

30 minutes later I was rear-ended by a distracted motorist. I actually don't even know where she came from, because the road was almost empty. She must have come up quickly from behind.

I was traveling south on the top road in the photo, the Frontage road along I-10. I'd stopped at the intersection of Cochise Canyon Trail/Sandario road to make a right turn. It's a bit tricky, because there is cross traffic, and also drivers coming off the freeway at that same intersection. Fortunately, I'd just begun my forward movement when she hit me from behind. My foot was on the gas, not the brake.

Here's what sunk in after the accident.

Had I been at a complete stop with my foot on the brake, and she hit me at 35-40 mph...(the speed limit is high on that rural road), that steel sign post would have went right through the back of my seat. And the air bags would have kept me in place.

In talking with another agent who suffered a rollover a few years back, she mentioned a few more items of concern. Don't carry your steel signs inside your car or SUV. They are knives. How about your 3-4 pound keysafe...imagine that flying through the air. In fact, check your car for any items that could prove dangerous in a car accident.

As it was, I walked away without even a jolted spine...it was all in the timing. If you're in the wrong place, at the wrong time, make sure your real estate items are stored in your trunk, or bolted to your car frame.

The Picture-Perfect Setting of Sun City Oro Valley

I have a client visiting from out of state on her third excursion to look at homes for sale in Sun City Oro Valley.

Sun City Oro Valley is a gorgeous place, and the Santa Catalina Mountain views can take your breath away.

This trip down, we were fortunate to "win" a multiple offer bid and she is currently under contract for a lovely little home in Sun City.

We went back to view it again at leisure Saturday morning and it was a lot of fun. The home is being sold fully furnished, and my excited client was snapping away with her camera...even taking photos of the dishes in the cupboards and the books on the shelves. She wanted a record to take back with her to her other home.

Last night she shared a couple of OTHER photos she took as well, and I thought I'd share them with you.

This one is a nearby park that has trails throughout the wash that runs through north-western Oro Valley.

Before and After: Working with Investors One Project at a Time

I've had the pleasure of working with a couple for the past couple of years that are in the practice of taking a run-down home and turning it into something lovely and liveable in just a few months. They do one home at a time, and put their own sweat effort into the entire remodeling process, along with licensed contractors and professionals.

Below are before and after photos of the home for sale at 3700 N Tucson Blvd, Tucson, AZ. It's located off the north end of Tucson Blvd very near the park, just off Prince. Winterhaven is a block away on the other side of Prince.

The home is nestled on a large corner lot in a small cul-de-sac just off Tucson Blvd.

The kitchen comes with stove, refrigerator, dishwasher, and microwave. Countertops are granite and the floor is ceramic tile throughout the entire home.

When you enter the front door, you enter a large open area. Through the opening is a large family room with outside access.

The master bathroom has an enlarged and improved master bath and walk in closet, in addition to the closet on the far side of the room.

Bathrooms have been completely redone.

Here you can see that the master bathroom has indeed been bumped out to include double vanity, full tub and shower.

The backyard had a small rock shed removed, and has been throughly cleared - ready for your landscaping ideas!

Gladden Farms Market Update: Where Have All The Houses Gone!?

It wasn’t very long ago when I was blogging about 40-50 properties for sale and the ever-dropping square foot value of Gladden Farms.

Not so today. Not so this year….

Gladden Farms has had an abrupt face turnaround and it’s a wheeling-dealing place for real estate this year. Currently, there are 22 homes for sale in Gladden Farms. That’s it…including new construction.

Cut that number in half and there’s 11 homes for sale right now in Gladden Farms, Marana AZ. Interested in buying – move quick, that’s all I can say.

Currently, homes are priced from $111,000 to $229,900 and range from a cozy 1338 square feet to a whopping 4045. Something for everyone!

Three of those existing re-sale homes are distressed, meaning they are either bank owned foreclosures, or short sales…and if you need to know more about how short sales work, just give me a quick call. I’m happy to explain.

I want to remind you too, that if you are interested in New Construction…always ALWAYS take your agent representation along for the first visit. Having your own buyer’s agent assures you of professional help working alongside you with your transaction. Site agents, no matter how wonderfully nice they are…work for the SELLER. You save nothing off the total price by NOT having an agent, and you generally pay nothing to have a buyer’s agent work for you. So…it’s a win-win.

Spring in Tucson, AZ: Moving to Tucson

Yesterday, April 1, 2013, I was out showing a home to a couple moving here from Colorado, and I stopped to take a photo of some beautiful blooms. They remarked that it was funny to see a full-time resident out taking photos of what I must see every year.

I explained I'm on permanent vacation here - a professional tourist.

I love the beauty of the desert, and especially the wide variety of blooming cactus - something I never got to enjoy before moving here in 2000.

Perception and Captioning - One Person's Hill is Another's Mole Hill

A few weeks ago I wrote a blog on "puffing" and talked about some of the positive methods we use when describing our listings online.

Today I was looking at a possibility for one of my clients and was impressed by the positive flavor.

Here's a statement from one of his captions of a dirt back yard:

"View of spacious back yard that awaits your creativity. Gas stub available for your future outdoor grill."

Personally, I see nothing wrong with a positive twist. In fact, a part of me hopes my client likes this home, as I think I'd like to work with someone who shares an optimistic view of things.

As I've said before...a picture says a thousands words...and viewers can plainly see it's a dirt yard with cement block fencing. But maybe someone out there is invisioning their own future barbecues now...

I hope that potential buyer is my client. :)

Consistency...and Closings

Last week I helped a long-time prospect of mine close on a dream of a home -- almost three years to the date since I met him.

Way back in 2010, I was holding a luxury open house and an energetic gentleman came into the listing and enthused about what we call "Tucson flavor" and good homes with strong bones on ideal properties. He wrote down a wish list of items and I promised to keep in touch with him back in Nashville.

I was careful not to overkill, and through the many months sent occasional listings, short notes, and even letters at times...spaced wide apart to be notifications, but not spam.

I think he came 2 or 3 times during the years as well on business trips and did a bit of "looking" at homes I'd previewed based on his list.

Just after New Years 2013, he wrote the following note, "Don't crap, but Debbie and I are actually coming to Tucson to look at houses. Are you available on Saturday January 19th? Give me a buzz if you have a chance."

End result --- an Burnt Adobe Brick home with Tucson flavor, on the top of a hill in the foothills overlooking Tucson, with 360 views...at a FANTASTIC price. Talk about exciting.

This was his last note to me:

"In 1973 I was ten years old and on my seventh vacation trip to Tucson from Memphis. Somewhere on the 1700 mile journey home in a VW Camper I remember thinking how cool it would be to live in Tucson. My wife has suffered through my suggestions over the years that we buy a home there. I would have never imagined three years ago when I met Cara looking at houses, that my powers of persuasion regarding this dream would actually work.

Thank you for all of the help and professionalism you showed and time you took with Debbie and I to find the right place. I think I told you what I was looking for may not be out there but it was, it just took some time. I am glad it did. "

Lies, Puffing, and the Bottom Line

My husband brought to my attention an article he came across on Bankrate.com this weekend, written by Emmet Pierce. I am always quite a bit dismayed by blanked generalizations, and this article did nothing to help the real estate professional's reputation overall. Saying we are all alike is as much “puffery” as the article accuses us of practicing. However, I WILL say Mr. Pierce used words like “some” “can say” or “sometimes” to avoid blanketing all agents with the same paint brush.

Here’s a few examples of the lies Mr. Pierce says CAN occur:

“When an agent tells you a home is in excellent condition, be cautious. Perhaps it's true, but the term is used so often that it has become an industry cliche with little real meaning.”

First of all, as real estate professionals…it is not our job to describe condition. That’s up to inspectors. In Arizona, we hand our clients due diligence checklists reminding them of all of the items it is their duty and in their best interests to look into. I’m not a roofer…I can’t say…”looks like a great roof”. I can say, tile roofs in the SW have an average lifespan of 20+ years, and that’s just an industry standard not a promise.

Views. Whether or not it’s ocean, mountain, sunset…nothing like a photo in the details section of the MLS to prove your point. Anything else would be a waste of time if that is your clients' true criteria. I always figure when screening homes for a client that wants unobstructed mountain views -- if a home has 'em -- any agent selling the home would certainly show them off. Otherwise, it's probably not a selling point.

There IS a difference between remodeled and upgraded. REALTORS® should be careful to point out those differences.

Of course, please realize that the real estate agent works for their client. There are positive words for every negative and it is our job to present a home as positive as we can, without “puffing”.

Cozy for "cramped"

Character instead of "dated"

Rustic for “lived in”

Lots of potential for “fixer upper”

And so forth.

The important thing to take away from the article is that you need to discern whether or not your agent is making promises they cannot keep.Can another agent really sell a home for more than it is worth? Honestly, you don’t want an agent that will only say the words they think you want to hear them say. You want a realistic, honest approach and real team work in the home selling or home buying process.

The bottom line is...lies and puffing will only come back to bite you. While the article is broadly written, I believe we are just as much NOT as the article describes. Personally, I don't ever want to live with buyer's remorse. I strive for repeat business that circles back, and referrals to their friends and families and repeat business with a REALTOR® they can trust.

What I think you really want is an agent that listens to you, communicates well, and will do everything they can to get the best price they can within the realistic market values of the home and neighborhood where you live. As REALTORS®, we ascribe to a National Code of Ethics, and I believe that holds us to a higher code of conduct including professionalism, honest, fair practice, diligence and disclosure. And that's MY bottom line.

What Will The Interest Rate On My Mortgage Be?

This is an in-depth answer to an oft-heard question. As a real estate agent, I can help you to buy or sell a home...but finance...well, you need to talk to the finance professional. Just a sampling of what your loan or mortgage officer will need from you is shared below. Rules and requirements are different for every state, but you can get the jist of why as real estate agents, we cannot know what your financing answers may be.

What will the interest rate on my mortgage be?

This is consistently one of the very first questions I'm asked by home buyers, followed by what will my payment be on a home costing "XYZ." And my answer is usually "I don't know what your rate or payment will be, as there are multiple factors that go into determining what the final rate will be for a specific borrower. And while I've known for a long time that there are multiple factors in the equation, what I didn't realize until recently is that there are actually some 26 criteria that can affect an individual's mortgage rate. These include:

Loan amount

Loan to value ratio (LTV)

Combined loan to value ratio (CLTV)

Credit score

Credit history

Escrow preference

Closing date

Loan type

Property type

Occupancy type

Residency

Available assets

Asset seasoning

Co-borrowers

Debt ratio

Housing ratio

Home improvements needed

Employment type

Employment history

Documentation type

Points

Term of loan

Relocation

Seller contributions

Gifts

Cash-out

Obviously, not all of these impact each borrower all of the time. BUT it's really critical for home buyers/borrowers to make sure their lender really understands their unique financial situation and needs. Otherwise, you'll be quoted rates that might never see the light of day once you actually make a loan application. Be sure your lender is asking you the right questions so you can ensure that the rate quote you get is as close to reality as possible. Don't ever rely on a quote over the phone or the internet. The Home Loan Learning Center is a great resource to start getting educated about how all this works.

And if you are thinking about starting to look for a home, don't wait to get pre-qualified. Start putting your documentation together now. Not only will this speed up the loan-pre-approval process, but it will allow you to make a much stronger offer to a seller (very important these days in cities like Charlotte where we are now officially out of a buyer's market). Here's a list of just some of the documents you should start gathering putting in your "morgage file;"

A list of previous addresses for the past two years, and if you were renting, the name(s), address(es), and phone number(s) of your landlord(s).

W-2 forms for the last two years. If you are self-employed or your income is based on commission, you will need your tax returns for the last two years complete with schedules and a year-to-date profit and loss statement.

Paycheck stub for the last 30 days

Account number(s), balance(s) and monthly payment(s) for all outstanding creditors (including credit cards, car loans, student loans, etc.)

Bank statements for the last two months, and their most recent asset account statements (i.e., stocks, 401K, etc)

And don't forget to at least annually check your credit scores--you can do this for free. I've had any number of buyer clients in recent months who hadn't checked their scores in years and found out that their scores were way lower than they thought (which increased their borrowing rate) because of incorrect items on their credit histories.
