I've been tracking Gladden Farms since 2007 and the numbers are really interesting. If you purchased your home a few years back and are contemplating a move, NOW might be the perfect timing. I did a study on homes sized 1200-1800 square feet in our neighborhood and found that the average day on the market was 36 days. That's looking at 2016 in its entirety! A couple of tidbits from our March report of the Multiple Listing Service of Southern Arizona. Total Sales Volume has increased almost 18.5% since one year ago with the average sales price up 3.33% since last month. The Average Sales Price this month was $212,988 from $206,128 in February, a 3.33% increase.
There has been a significant increase in total sales units, from 1,055 in February to 1,480 in March, over 40% from the month before and a 16.08% increase over March 2015 New Listings are up slightly, have increased 2.31% from February. However, the total ACTIVE listings is down 5.44% from a month

LS Statistics are Out for August 2014! It's a time of ups and downs! Our median (middle price) sales price for homes sold in August was up just over 1.5% from last August, but down from July by over 4%! Along with those falling values, volume was also down just a little bit. Maybe it was raining too much! List price for homes is coming in a bit lower for August as well, and accepted offers were down as well. However...new listings are up! More choices for buyers! 2014 NW Market Statistics in Gladden Farms & Rancho Marana Communities Here’s a market snapshot for the first two months of 2014 out in Gladden Farms and Rancho Marana, off I-10 and Tangerine Road. It includes listings from Gladden Farms, Rancho Marana, Farm Field Five, and Solana. Since January 1, 2014, there are 66 properties: Active, Active Contingent, Active Capa, Pending and Sold. Tucson Market Statistics for January 2013 With the dip in Arizona temperatures this winter, the January home prices slightly decreased in value as well. Overall Tucson, a .25% decrease. The median price of homes sold, while 16% higher than a year ago, also dipped to $145,000. We also experienced almost 6.5% less in sales. Under contract, however, tells a different story.
