Tree house Safety Inspection - 04/29/10 03:58 PM

Tree house Inspection
Tree houses are great fun for kids, but danger is inherent when you let children play in trees.   Inspectors should be aware of a tree house on a property and warn the owners of their potential hazards.
Power Lines
Despite what we know about power line dangers for residential homes and commercial structures, homeowners sometimes build tree houses near power lines, perhaps due to space constraints. This situation increases the likelihood that children will be electrocuted or burned in a tragic treehouse fire, as it becomes quite easy for them to climb onto the power lines or … (0 comments)

The HUD property report and appraisal could limit your ability to bid on a HUD home! - 04/21/10 06:23 PM
This explains why some first time buyers are frustrate with trying to buy a home.
Via Richard Weisser Coweta Fayette Real Estate:
In Newnan Georgia, the competition for HUD properties can be fierce, and sometimes the bidding can get a little out of hand. But often, those seeking to purchase a property with only $100 down make a serious tactical error:
They don’t realize that the HUD price listed is not a suggested bid price, but is set based on a true appraisal of the property. Which means that any on bids over the list price  an insured loan will be limited … (0 comments)

A ride back to the future - 04/21/10 05:23 PM

"Down Town" that is the way Angelians refer to the Historic District, City Of Los Angeles, if you ask them " how do I get to City Hall"? they just simply say "Down Town", the Angel Flight is also "Down Town" in the historical district of Los Angeles, it is referred to as the shortest train ride you can experience but if you use the flight of stairs next to the track you will appreciate that the ride is enjoyable.

Stairs going up! Take them if you want to burn a few calories!

House Numbers - 04/20/10 03:08 AM
House Numbers
Ever wonder about your house number? Often, the previous owner installed the number and the new owner never had to think about it, leaving them clueless as to why it was placed where it is or why a particular color or size was chosen. These numbers are more important than you probably realize, and a lot of thought goes into making sure they are visible.

House numbers should be clear enough so that police, the fire department, paramedics, etc., can quickly locate properties in an emergency. Numbers are often the only way that first-responders can identify their intended … (8 comments)

The Realtor pay for home inspection - 04/19/10 08:19 AM
Currently 50 percent of the homes sold today are short sales, and the banks are selling properties “as is” there is still a need to get a Home Inspection, this property had delayed maintance and some major components removed.

A large percentage of homes in Los Angeles County have an age of more than 80 years or more which means that knob and tube wiring was a normal electrical wiring installation. Unfortunately, many real estate agents, who don't like bargaining with banks, are advising clients that home inspections are of no value as a bargaining tool, since banks don't negotiate … (2 comments)

Clothes Closet Lighting - 04/15/10 01:12 AM

Clothes Closet Lighting

People don’t often think about the fire risks posed by the light in their clothes closet, but it’s one of the few places in the house where a source of high heat can get too close to flammable materials. Lighting must be installed safely with adequate separation from clothes, boxes and other flammables stored in the closet.  Additionally, the quality of the light, as well as bulb efficiency, will influence your lighting choices.

For Sale By Owner - 04/13/10 12:46 PM
I just got off the phone with Homeowner that was looking for some one to come over to their home and give them some advise on selling their home without a Realtor, from my discussion with this person, this is the very kind of Home owner that need a Real Estate Professional more than anyone, by my discussion with her told me she should have been looking for a Realtor not someone that would teach her how to sell her home herself.
Her selling her home is like a person in court without a trial lawyer? A person before the Internal Revenue with out … (3 comments)

Enhancing Energy Efficiency in Historic Buildings

As the cost of energy rises, resource supplies become precious and the public becomes increasingly aware of environmental dangers associated with the burning of fossil fuels, home energy efficiency has become more than a fringe concern. Homeowners worldwide are currently enhancing their homes’ energy efficiency, although owners of historic homes have met some unique challenges: How do you introduce new architectural elements into an old home without interfering with its original design? As luck would have it, this concern is somewhat balanced by energy-saving qualities already present in many historic homes that reduce … (2 comments)

What Home-buyers Should Expect from a Home Inspector

Despite this fact, however, there is still some uncertainty about what home-buyers can anticipate when they hire a certified home inspector. Here are some of the basics that home-buyers should expect from someone who has received professional home inspection training:
Standards of Practice: Good home inspectors will give home-buyers … (0 comments)
