What happens when your Northern Virginia home appraisal comes in below your contracted sales price? The same thing that happens in Las Vegas home sales. Check out the excellent explanation given by Renee Burrows below.
Jan and I had 2 low appraisals within the last 2 months. We were able to contest one and get it up to the sales price...the other...we had to come down $9k....there was no movement upward in the 2nd appraisal. BUT...as Renee says, in this case it was worth a shot.

How to slow down dust accumulation in your house? Inspector Jay's second installment of his 2 post series on duct cleaning and air filters is below.
Almost NO ONE changes their furnace filter often enough...my A/C repairman always chastises me when he comes for his routine maintenance.
Avoid repairman chastisement.....get some good filters and air cleaners and use them :-)

We are always asked about duct cleaning. Inspector Jay is also. Check out part one his excellent blog post below.
Some obvious signs that you need to change your furnace filters more often is by looking at your air intake vents and the edges of any fan blades you have. My guess is that they have got that FUZZ on them.
Now imagine 5 years or more of that Fuzz accumulating in your air ducts......

Your agent should give you what is called a net sheet with three pricing scenarios based on what you might get for your property based on its final sales price.
You might ask for a sample HUD-1 from one of your agent's previous settlements so you can see all the typical closing cost charges.
