va: How's the market? - 01/31/11 05:27 AM
"How's the market?"  As a REALTOR® in Williamsburg, Va, I hear that question often.  My answer usually includes the phrase "Well, if I had a crystal ball..."; and I don't say that lightly.  I, like most people have a vested interest in that question.  After all owning property is still part of the American Dream and owning real estate over the long term usually adds substantially to one's net worth.
To shed light on the question, "How's the market?", I would like to share this recent quote from Lawrence Yun, the chief economist for the National Association of REALTORS®:  "There … (4 comments)

va: White Christmas in Williamsburg, Va - 01/17/11 07:20 AM
Believe it or not, we had a white Christmas in Williamsburg, Va!
As predicted by local meteorologists, it started snowing around 3:00 p. m. on Christmas afternoon and the snow continued until late in the evening the day after Christmas.  I think that we got about 12 to 14 inches of snow that weekend!
My daughter posted a picture on Facebook of my 6 year old grandson standing in front of our house and the snow was up to his thighs.  We probably got several more inches of snow after that picture was taken!
You can see the picture on … (1 comments)

va: "What is my Williamsburg Va home worth?" part 2 - 08/03/10 02:10 AM
I recently posted a blog, "What is my Williamsburg Va home worth?", In this blog I noted that when pricing a home it is vital that a REALTOR® understand the local real estate market and trends in order to price a house correctly.

This morning I read a blog by Endre Barath Jr about "reverse offers made by the seller".  Endre describes a situation in which a seller makes an offer on his/her own property to get the negotiating started.  He also notes that if a property is priced correctly in the first place then the reverse offer would … (0 comments)

The BP oil spill in the Gulf of Mexico will affect tourism.

The fact that the BP oil spill in the Gulf of Mexico will affect tourism is a huge problem for businesses and individual property owners in resort communities along the Gulf of Mexico.  The first thought that entered my mind when I heard about the massive problem was that the BP oil spill in the Gulf of Mexico will affect tourism and property values in resort communities along the Gulf of Mexico.

A few questions came to my mind in regard to this dilemna:

Market report for Fieldcrest subdivision in WIlliamsburg, Va.
I recently had a friend ask me how much home prices have dropped in the Williamsburg area.  I told her it was really not good to give a somewhat blanket number as there are many variations within different neighborhoods and subdivisions.
I decided to check the statistics for Fieldcrest subdivision since she lives in that subdivision.
For calendar year 2007, three houses sold in Fieldcrest subdivision and the average sale price was $161 per square foot.
