      <description>&lt;p&gt;I have been a Realtor for 24 years.&amp;nbsp; I have seen the ups and downs of the real estate world.&amp;nbsp; The Federal Government has give First Time Home Owner Credit of $8000 ,also anyone who hasn't bought a house in three years is also eligible.&amp;nbsp; Homes prices are leveling off and interest rates are&amp;nbsp;a historical low level helping people attain their goal of home ownership. This help is only available until Dec.1,2009.&lt;/p&gt;
&lt;p&gt;Interestingly, most would be home owners are looking for lower priced smaller homes. &amp;nbsp;Average home size is dropping from 2400 sq ft to 2000 sq ft.&amp;nbsp; Many are looking for the houses to shelter there families not to impress anyone.&amp;nbsp; People have been given an opportunity to reevaluate what is important in their lives.&amp;nbsp; We are looking at building more efficient homes, Greener homes, Zeroenergy homes.&amp;nbsp; Manufactors are changing what building materials they are offering, pushing the Green renewal-able forms of home building.&amp;nbsp; Congress is also pushing bills to mandate this change in building.&amp;nbsp; We as a people must consider and understand how important conservation is.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So take advantage of the home owner credit , Green building supplies when you fix up those new homes, and any other conservation program you can get involved in.&lt;/p&gt;

      <title>Getting Started Is the Hardest Part</title>
      <description>&lt;p&gt;I would just like to say hello to all of the members of Active Rain. I have been a member for one day and am just starting to get my feet wet! I hope that I will be able to share useful,&amp;nbsp;creative information with you and maybe some funny stuff along the way. I am a 23 year Associate Broker in Latham, New York (Albany, NY)&amp;nbsp;&lt;/p&gt;&lt;p&gt;All of my listings are listed on the MLS in Albany, NY .&amp;nbsp;I am the start area for the&amp;nbsp;"half-back"generation.
