I have been a Realtor for 24 years. I have seen the ups and downs of the real estate world. The Federal Government has give First Time Home Owner Credit of $8000 ,also anyone who hasn't bought a house in three years is also eligible. Homes prices are leveling off and interest rates are a historical low level helping people attain their goal of home ownership. This help is only available until Dec.1,2009.

Interestingly, most would be home owners are looking for lower priced smaller homes. Average home size is dropping from 2400 sq ft to 2000 sq ft. Many are looking for the houses to shelter there families not to impress anyone. People have been given an opportunity to reevaluate what is important in their lives. We are looking at building more efficient homes, Greener homes, Zeroenergy homes. Manufactors are changing what building materials they are offering, pushing the Green renewal-able forms of home building. Congress is also pushing bills to mandate this change in building. We as a people must consider and understand how important conservation is.

So take advantage of the home owner credit , Green building supplies when you fix up those new homes, and any other conservation program you can get involved in.

I would just like to say hello to all of the members of Active Rain. I have been a member for one day and am just starting to get my feet wet! I hope that I will be able to share useful, creative information with you and maybe some funny stuff along the way. I am a 23 year Associate Broker in Latham, New York (Albany, NY)

All of my listings are listed on the MLS in Albany, NY . I am the start area for the "half-back"generation. That is a Northerner who moved to Florida and then moved half-way back. I would love to be that referral agent to the area of Tennessee , South Carolina and North Carolina. So if anyone is interested in a referral agent in the Capital District of NY I 'm your agent. Also we are an area which the half back come to as well. Well priced homes, strong market, stable employment with expected 15% in of population. Min average home $225,000 for 3 bedroom 275,000 for 4 bedroom.
