Preparing your Home for the Winter Season

PREPARING YOUR HOME FOR THE WINTER SEASON

You can feel it in the air. Winter is around the corner.

You're now cleaning the leaves and bringing out the shovels and collecting salt (I am...) ...

You've already disconnected the garden hose and put it away for the Winter.

Did you remember to turn the water off to the exterior?

I forgot a couple of years ago, and had a pipe freeze/explode inside the wall ... so now I have one of those faucets that even if I forget, will not freeze (drains itself).

If you don't have one of those, however, you MUST drain that tap and turn off the water for the Season.

Here is a short list of some things you should look after every Winter:

- Replace batteries in smoke detectors and carbon monoxide detectors (if they run on batteries)

- Check and clean or replace furnace air filters each month during the heating season

- Clean humidifier two or three times during the Winter Season

- Vacuum bathroom fan grille

- Vacuum smoke detectors

- Check all your fire extinguishers and replace if necessary

- Check fire escape routes and ensure family has good security habits (everyone should be aware of outside lighting, escape route, and where to meet in case of emergency)

- Check basement floor drain to ensure trap contains water (refill if necessary)

- Check your home for excessive moisture (condensation can cause damage over time and affect your health)

- Check all faucets. Fix drips... replace washers if necessary

- Run some water in laundry tub, if never used, to ensure water is kept in the trap

- Clean drains (dishwasher, washer, sinks, bathtubs, shower stalls, etc.)

- Check windows and doors for ice and cold air leaks. Clean and repair if necessary; or make note to fix in the Spring

- Check roof for ice or icicles. Hire someone to clean it up/fix, if necessary

- Keep snow off gas meters, vents and exhaust vents and basement windows

- If putting up Christmas lights, or any other outdoor lights, ensure they are safe. If anything is worn, replace it. If it feels warm to the touch, don't use it. Replace it.

Avoid costly fixes, by staying on top of this. Make up a checklist for every season.

Pick one or two items to check/do every week.

Hire a qualified handyman for those tasks that are beyond your ability, or those that aren't safe.
Protect your investment.

Look after your home, and it will keep you safe and warm for many years to come.

So You Think You Want to Buy A Home? Here Are Some Helpful tips

Although not a comprehensive list here are some tips.

1. Get preapproved for a mortgage. I know we like to leave this for later in the game. But do yourself a favor and do it first!  Rather than guessing or estimating how much you can afford to spend, ask a lender or mortgage broker to pre-qualify you - and while you're at it - get him to give it to you in writing.(please note the pre-qualification guarantee will be good for 30-90 days and if you have not bought in that time frame you will need to get an extension or update on the guaranteed rate.



How is he going to come up with that dollar figure?  Well it'll be a combination of your household income, how good your credit is, interest rates, the type of loan you select and how much cash you have ready for the down payment and closing costs.  You might be surprised that the amount may be much more or much less than you think.

2. Home Surf -Aren't we lucky that these days we have access to so much information online? This is a great place to start. We find our buyers to be extremely savvy as to sale prices, trends and homes on the market. The more educated you are about what's happening the more empowered you'll feel!



3. Find 'Your Realtor'! - this is probably a good time to think about choosing a Realtor. See How Do I Find a Good Realtor?

4. To have or not to have - that is the question!
We always talk about lists -and for a reason! I always advise my clients to make up a list of Must Haves and Non-Negotiable. If there are two of you deciding, check and compare lists! You might be surprised that your top 3's are different! You can be a bit more objective if you decide this in advance - otherwise you just might find yourself making your decision based on emotion alone. It's too easy to fall in love with a home that doesn't meet your needs! Two years later you'll be shopping again - Good For Me - but not so good for You!

Here are a few things to consider.
Location Location Location. We've all heard that but what exactly does it mean and why is it so important?

- Your Commute - how long is your drive to work;

- How good and close are the schools;

- If you're a Senior is public transport important, how about hospitals?;

- How about shopping? - do you have to drive 30 min. drive to the nearest mall?

- What or who are your neighbours;

- What is the zoning in the surrounding area?

- Think Resale - you haven't bought yet - yet you're supposed to think resale? Yes - because you'll probably be doing that one day so it doesn't hurt to think ahead!

- Size - Square Footage - what is the range/size of home you're looking for?' There are skinny houses



and there are fat houses! :0

- How many Bedrooms - Bathrooms? Do you need an office, guest room, gym?

- Style of Home - Basement Entry - 2 level - Rancher - do you want the bedrooms all upstairs, do you prefer a one level with no stairs.....and do you need a basement? Maybe you'd rather have a townhome or condo?

- Age - do you prefer new, or do you like it to be 'broken in'.......do you like a fixer-upper - or do you want it to be in 'move-in' condition?

- Lot size - with our busy lifestyles these days not everyone wants a big yard anymore.

5. Use a checklist.You have no idea how easy it is to get confused - no matter how good your memory is!Make up a checklist a head of time - or ask your Realtor if they have one - you can find great ones online as well! I often advise my clients to take photos - (with the permission of the owner of course). Now you don't want to do that with each home -but do it with the contenders!



6. How Many Homes should we look at at one time? Probably no more then 5-6 at a time - even that might be pushing it in terms of remembering what you've seen and where! :-)



7. What to wear? Lace Ups? Not such a good idea. Give the heels a miss too.  Be comfortable and maybe layer your clothing!

8. Can I bring my kids? What about my Dog? - Probably not a good idea - It's important to be able to concentrate on what you're viewing - plus - kids can find it confusing, disruptive and scary thinking about moving - and looking at house after house - not knowing where home may be.

9. Breathe...No point in getting so stressed that all the fun out of buying a home is gone! Try to keep some perspective on the whole thing.

10. Have Fun! If you're blessed to be in a position to own a home - enjoy the process - with a thankful heart! :-)

Santa Claus Parade - Toronto, November 15, 2009

The longest running children's parade in the World made its way through our City streets this afternoon. The streets were very crowded as usual, with little kids ranging in age from 6 months to 85 years young. Everyone was thrilled to see Santa and his reindeer, and all the other 'animals' running loose on our streets.

Toronto's Santa Claus Parade started in 1913, when Santa was actually pulled by live reindeer, which had been brought in from Labrador, specifically for the parade.

By 1950, the Parade was the largest in North America and was first televised in 1952. Today, it is televised all over North America, and as far as New Zealand.

TORONTO'S REEL ASIAN INTERNATIONAL FILM FESTIVAL

This is the 13th anniversary of the Reel Asian International Film Festival.

This is Canada's premier Pan-Asian Film Festival.

It brings together the film makers and the film lovers from all over the world.

Five special days of films, parties, seminars, exhibitions, and special events.

The films shown will be from the East and South-East Asia, with a focus on Asian Canadian work.
All films that are not in English are sub-titled.

Ticket prices range between $5 and $10.

The Opening and Closing Galas will be held at the Bloor Cinema, at 506 Bloor Street West (around the corner from the Bathurst subway station, at Bloor & Bathurst).

The Festival screenings will be held at the Innis Town Hall (at St. George).
You can go to the St. George subway station, and walk south for a few minutes.

Youth Screenings will be held at the NFB Cinema, at 150 John Street, at Richmond.
You can take the #501 Queen Streetcar to John Street.

TORONTO'S SANTA CLAUS PARADE - NOVEMBER 15, 2009; 12:30 p.m.

The longest running children's parade in the world .... a Tradition in Toronto for over 100 years -

the Santa Claus Parade is back on Sunday, November 15th.

- 22 floats - 22 bands - 200 clowns ... and of course, Santa Claus.

The parade will start at Bloor and Christie, and head East on Bloor Street
...head South along Queen's Park to University Avenue....
it will turn East again on Dundas Street to Yonge Street, and south to Front Street,
...where it will head East again and end at the intersection of Front and Church Streets.

Remember to leave your car at home. There will be no parking along the route, and it will be extremely busy on any road that will cross the route. You are better off taking public transit.

If you're going to watch the Parade,

why don't you also pick up a toy,

and watch the Parade near the Hospital for Sick Kids,

where you can drop off your toy and brighten up a child's day?

70th ANNIVERSARY OF THE SECOND WORLD WAR

Remembrance Day is a time for all of us to remember those who fought for Canada.

The Scarborough Civic Centre will be holding a Remembrance Day Ceremony

on November 8, starting at 2 p.m.

Cost: Free

There will be other ceremonies taking place across Toronto, at different locations;
and they are all usually held on the Sunday before Remembrance Day.

Check with your local community centres, or for information about locations/ceremonies, dial 311.

Honour them.

Celebrate them.

LOVE PHILIPPINES - Benefit to Raise Funds for Typhoon Victims

NOVEMBER 7, starting at 5 p.m. at Yonge & Drewry

The Willowdale Community Christian Assembly presents "Love Philippines" - A Benefit Talent Show and Food Fair to help the victims of the recent typhoon.

100% of the proceeds will and donations from the event will go directly to a relief organization in the ground on the Philippines.

Using Feng Shui to Correctly Prepare Your Home for Sale

Using Feng Shui to attract more potential home buyers is a fantastic idea. When you start to look at the Feng Shui recommendations, you will see that some of them are identical to what you may be doing already to prepare your client's homes for sale. Feng Shui does recommend de-cluttering, depersonalizing, cleaning, repairing, and then implementing the 5 elements (water, wood, fire, earth, and metal).

Each element needs to be represented in every room but not equally in every room. In the United Stated, most rooms tend to be dominated by the wood element and are missing the fire element. An element should be brought into a room to increase balance. The fire element can be brought into a room through the additional of a red pillow.

The goal of Feng Shui is to make sure chi or energy flows smoothly. This is very important if you are trying to sell your home. By using Feng Shui we want to attract the potential buyer from the external curb and once they are inside the home we want them to feel so comfortable they want to stay. Feng Shui considers all five senses and wanting to create an emotional response to the home's environment from the potential buyer. The walk from your car to the front door is also very important and needs to be maintained. During this timeframe we are aiming to capture the buyer's interest in the property and the front door (mouth of chi) should be a dramatic focal point. Great colors to paint a front door are black or dark brown, this will definitely draw the buyer's eye in to the front door. The welcome mat should be a semi-circle on the outside of the home. Once inside, the entry way is the most important room since a buyer will decide in under a minute on whether or not they will buy your home. The entry way is also the last part of the home the potential buyers will see. It is always a good idea to have a mirror in the entry way (but pay close attention to what is being reflected, do not point it towards the door) and no sharp furniture pointing towards the front door.

Using a Baqua Map and aligning it with the home's front door will help you identify the various centers of your room.

Approximately 75-80% of the home's front door will enter through the Career center. The Helpful People room will be the room most buyer's go into after the front door. The Wealth center definitely needs a tall green vertical plant. Your business cards should go into the Career center. In the Marriage/Relationships center you need to show pairs, it could be pairs of decorative pillows or even pairs of lights on either side of the bed. According the Feng Shui there really is no good place for a bathroom, so please leave the toilet lids closed and the door to the bathroom closed. Remove all your personal items from view also. A mirror facing a bed is also not recommended in Feng Shui, it possible you should eliminate any mirrors in the master bedroom.

Many people feel that November and December are less than stellar months to buy or sell a home. I don't believe there is ever a bad time of year to make a real estate transaction. Here are 10 reasons why these months present great opportunities.

1. Unmotivated sellers take their homes off the market. Therefore there is LESS COMPETITION for serious sellers. Unmotivated sellers will put their homes back on the market in January when a rush of other will also. Chances are they still won't sell unless they are priced correctly and show well.

2. Homes SHOW WELL over the holidays. Seasonal decorations, warm fires, wonderful smells from the kitchen entice buyers. TIP: Leave some cookies on a plate for the potential buyers.

3.There may be LESS SHOWINGS but most showings will be from SERIOUS BUYERS. People are busy at this time of year and if they are out looking at homes they are usually MOTIVATED TO BUY.

4. Buyers who have just sold their homes in the FALL MARKET are looking to buy another home. These are FIRM BUYERS. Many want to be in their new home for Christmas. TIP: Treat offers from firm buyers like gold.

5.Selling your home in November or December gives you the opportunity to wait until the New Year to buy. There will be more inventory and you will be in the driver's seat.

6. Many buyers getting transferred need to relocate for the New Year. Chances are they are scouting for a new home during the holiday season when they have time to bring their family to look.

7. Many people buy homes or condos for their children who are beginning College or University in January. If you live in a College or University area this is prime time to sell. TIP: If you live in a college or university town, you should consider buying an investment property to rent out to students.

8. For BUYERS, there may be more room to NEGOTIATE PRICE as most sellers on the market are MOTIVATED to sell.

9. REALTORS are not usually as busy at this time of year. You will receive their undivided and devoted attention. The same goes for lawyers, mortgage brokers, moving companies, etc. Moving costs may be reduced.

10. Don't forget that life circumstances force people to buy and sell at any time of the year. The market for marriage, divorce, retirement, inheritance, empty nest syndrome, first time buyer, single buyer DOESN'T STOP in November and December.

TIP: Consider the months of November and December as Opportunity Time.

TORONTO'S CAVALCADE OF LIGHTS - NOVEMBER 28- DECEMBER 31 - NATHAN PHILLIPS SQUARE

The Cavalcade of Lights returns to Nathan Phillips Square for its 43rd year, (at Queen & Bay); and is presented by Scotiabank.

The 'party' starts at 7 p.m., on November 28, with the lighting of Toronto's Official Christmas Tree - fireworks - and live performances by:

- Steven Page

- Keisha Chante

- Matt Dusk

- Fritz Helder and the Phantoms

- Jully Black on December 5

At 8 p.m. there will be a spectacular fireworks display, followed by a skating party on the rink, with music by DJ Tony Sutherland.

Free concerts and skating parties will continue on Saturday nights in December, from 7 p.m.

If you're on your own (no date), don't worry. Take your skates and head to Nathan Phillips Square. It's a great way to meet people, make new friends, and have a really great time - FOR FREE.

A Badge Of Honour For The Taking

This is a post that I totally missed, and it's about our beautiful Far East.

I wanted to reblog it, to give you all a chance to read (and comment on) Greg's post.

Have you ever thought of going to the Far East? I am not talking about the Far East from whence the wise men came with a caravan of gifts for Jesus. I'm talking about the far east of North America where you can acquire the badge that says "I Have Seen the East and Really Lived!" OK, perhaps there is no real badge, but there should be! If there were, it would be awarded to those who had gone to the most easterly point in North America.

I have heard some in the media refer to the east coast of Canada as, wait for it....Halifax, Nova Scotia. Perhaps they were unaware that in 1949 Newfoundland joined confederation and became part of the dominion of Canada. I guess history is not a strong subject for some. I have to admit, it was not my favorite either.

The notion that Canada ends at Nova Scotia though is inadequate at best and mistaken geography at the least. Regardless of the oversights of a few, and in spite of those who argue the honour belongs to Greenland, (not part of the continent of North America) there can be no mistaking that the most easterly point in Canada and North America is found in Newfoundland.

St. John's, the Capital of Newfoundland, is the oldest city in North America. Its history is filled with legends of trouble and toil on both land and sea. It was inhabited in the early 1500's by fishermen from Europe. The St. John's harbor became known as a safe haven for fishermen. The surrounding hills provide a natural shelter from the Atlantic's fury, which on not a few occasions has flared.

The origin of the name St. John's, (note the apostrophe- something that Active Rain is having trouble with) is uncertain. Nor is this name to be confused with St. John, New Brunswick, no apostrophe or ‘s'. Unwitting travelers have on occasion found themselves arriving in the wrong city and province. It is in one of those moments that one must conclude that failure to pay close attention to a possessive apostrophe is more expensive than one imagined.

The earliest reference to the old city is known from an ancient Portuguese map from 1519 wherein it is called Rio de San Johem. It is believed however that the Italian explorer, Giovanni Caboto who landed in Bonavista, Newfoundland in 1497, was to have given the name to the harbour town.

It may interest you that St. John's is the place where the first trans Atlantic wireless signal was sent by Guglielmo Marconi on December 12, 1901 a mere 108 years ago. From a lofty perch atop of Cabot Tower, it can be said that the Blackberry received its early debut. Millions around the world may send St. John's a thank you for aiding in its development. An e-card from a remote devise would seem to be most fitting.

If you want to wear your "I Have Seen the East and Really Lived" badge, you should know that the point of land that will so designate you as a legitimate claimant is on the rocky cliffs monitored since 1836 by a lighthouse just a few km from St. John's. Cape Spear, now designated as a National Historic Site, and noted for its rugged cliffs and hardened gaze into the Atlantic, stands as the place closer to Europe than any other landmass in North America.

And if you wonder why it seems so bleak, so forlorn, so alone, perhaps it is due to its lot in life. It has endured the furry of every Atlantic storm for a millennium and it has watched in anguish every disaster the Atlantic has wrought upon many who by necessity traversed its waterways.

The place that will award you your imaginary badge is just beyond where the ships seeking refuge in the St. John's harbour. It is a place that I have stood many times, gazing toward the Atlantic, watching whales breach, icebergs float breathlessly by, and over-sized waves being tossed with ease against vertical shores as though by the breath of God they danced a reckless dance. It is a place that in those moments I have heard a voice within reassuring me that our Creator is alive and does His work well. In those moments too, He has heard me reply, "Today, I am alive and am immensely glad to be so!"

Prince Charles and Camilla will officially open the Fair on Friday, November 6th.

Live like you are dying, the lyrics of this Tim McGraw song speaks volumes to many different people.

As I listened to what this song is advocating, It occurred to me many sellers should heed this lesson. They put a price on a property that they think "someday" it may sell for. If moving on with your life requires the sale of a property you own...there is not an infinite amount of time to accomplish this sale. Life is Short.

What got me thinking about this, is I have several short sales a bank owned sale and a probate property that are pending. With these sales the process to close will be longer (in some cases much longer) than the time it took to find a buyer. The price was right, the buyers where motivated and the sellers showed their willingness to sell, by pricing the property to sell.

List like the market is dying. Life is Short.

#1 If you are going to buy after this sale...the sooner you sell the sooner you are in the buyers shoes (you are merely trading equity...if you buy a replacement property).

#2 Moving on is far less painful than hanging on (how many months of mortgages, taxes, insurance utilities will be spend holding...after you admit you want to sell).

#3 You may be better off renting for a time (dropping the major maintenance costs and healing your credit may put you in a better place in the long run than draining your savings, while waiting to score on unrealistic re-sales).

My Bucket list doesn't include living in a home I can't afford...and waiting for someone to over pay me for the same privileges. Life is Short.
