      <description>&lt;p&gt;I have just read a Wonderful Quote by Marian Wright Edelman, founder of the Children's Defense Fund.&amp;nbsp; This quote is out of her book &quot;The Sea is So Wide and My Boat is So Small&quot;&lt;/p&gt;
&lt;p&gt;Quote reads &quot;Dont Dwell on what you Lack, Dwell on what you have and use it to the fullest with Gratitude.&amp;nbsp; Dont Dwell on your Failures-Learn from them and Move On.&amp;nbsp; Dont Dwell on your fears and sorrows-Dwell on Your Hopes&quot;&amp;nbsp;&amp;nbsp; Pretty Amazing Stuff if you think about it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Some of us are really good at Dwelling on the Negative things in Life.&amp;nbsp; I consider myself a Very Positive Person, but I do sometimes Dwell on things that are Negative and Out of My Control!&amp;nbsp; There is a maried of lists of things to think about that are not positive, the economy, our Health Care system, our parents that are getting old and frailer, our children and the challenges that they will face as they age, etc.&lt;br /&gt;I have decided to be more positive, I will not participate in any negative talk or join in group (s) when they are being negative.&amp;nbsp; It may be difficult at times, but I think that is is doable.&amp;nbsp; Life really&amp;nbsp; can be an exciting, adventurous etc if you let it!&lt;/p&gt;

      <description>&lt;p&gt;If you live in Arizona you may already know that we are having new speed cameras on our highways that went into effect on or around 10/22/08.&amp;nbsp; However, a lot of visitors come to Arizona in the Winter time and may not know.&amp;nbsp; So here is a list of the new cameras that went up recently.&amp;nbsp; More speed cameras will go up until we have approximately 60 stationary cameras and 40 mobile ones.&amp;nbsp;&amp;nbsp; (Whoa Nellie!&amp;nbsp; That is A Lot!)&lt;/p&gt;

      <title>What is a Short Sale &amp; Do I have One?</title>
      <description>&lt;p&gt;A lot of Potential Sellers are unsure what a Short Sale is.&amp;nbsp; Well, basically it is when you owe more for your home than you can sell it for.&amp;nbsp; Now, if you do not have to sell, then I would suggest that you stay put until the market goes back up. which maybe a few years.&amp;nbsp; If you have to sell now, I would suggest that you get a Realtor that has had success in Negotiating with Bankers/Lenders in the past to deal with yours.&amp;nbsp;&amp;nbsp;&lt;br /&gt;I think what&amp;nbsp;helps is that I always prepare my sellers&amp;nbsp;for this process.&amp;nbsp;&amp;nbsp; It is a long one and&amp;nbsp;everyone should know this upfront.&amp;nbsp; This is not a&amp;nbsp;quick or &quot;short&quot;&amp;nbsp;fix to anything.&amp;nbsp; It takes time and although it can be frustrating, it can be beneficial to both the Seller and the Buyer.&amp;nbsp; Seller is getting out of a home that they can no longer afford&amp;nbsp;and Buyer usually gets a Great Deal on a home.&amp;nbsp; If you know going into it that it is time consuming and&amp;nbsp;that you will not get an answer for, sometimes several&amp;nbsp;months it does not seem to be as bad.&amp;nbsp;&amp;nbsp;One of the things that I let my Sellers know is that I am going to&amp;nbsp;need more information from them then I would normally so that I can&amp;nbsp;negotiate for them and do it properly.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Some of the things that I ask for so that I can have a Complete Package for Your Lender would be:&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Your Bank Statements for the last 3-4 months.&lt;/p&gt;
&lt;p&gt;A letter from you, stating your hardships.&amp;nbsp; Loss of job is not the only hardship that people can have, so please let them know what your circumstances are that caused your inability to continue the scheduled payments.&amp;nbsp;&amp;nbsp;Other hardships include but are not limited to Medical, Divorce, and Transfers.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Proof of Your Income-paystubs for the last 3-4 months.&lt;/p&gt;
&lt;p&gt;Your Federal Tax Returns for the last 2 years. (1040).&lt;/p&gt;
&lt;p&gt;Financial Statement/P &amp;amp; L-Since we are asking the lender of the property to accept&amp;nbsp;less than what is owed on the property,&amp;nbsp;Seller (borrower) would need to disclose enough information to demonstrate that a financial hardship exists.&amp;nbsp; Lender has the right to require&amp;nbsp;extensive financial&amp;nbsp;information.&amp;nbsp; Generally a completed Freddie Mac Financial Statement is sufficient.&lt;/p&gt;
&lt;p&gt;Listing&amp;nbsp;Agreement signed by both Seller and Agent/Broker since most lenders will not even discuss a Short Sale unless the home has been on the market for a time.&amp;nbsp; &amp;nbsp;Most Lenders would want proof of listing with agreement and other information from the MLS.&lt;/p&gt;
&lt;p&gt;Letter of Authorization for Agent/Broker to speak,&amp;nbsp;accept as well as provide information to the Lender, signed by the Seller.&lt;/p&gt;
&lt;p&gt;Letter of Authorization for Title Company to speak, accept as well as provide information to the Lender signed by the Seller.&lt;/p&gt;
&lt;p&gt;Purchase Contract-this means an offer on your home!&amp;nbsp; Most lenders will not even discuss it until they have a Purchase Contract to consider.&lt;/p&gt;
&lt;p&gt;As your Realtor, I would also round out the packet by completing some Broker Price Opinions or a Competitive Price Analysis so that Lender can see what is selling in your area and what they are selling for and why we have priced the home at the price that we have it at.&amp;nbsp;&lt;/p&gt;

      <title>NEWSLETTERS--DO YOU USE THEM?  DO THEY WORK FOR YOU?</title>
      <description>&lt;p&gt;I have started to farm a subdivision in my area and I was wondering what other realtors have seen on Real Estate Newsletters that they have liked and disliked.&amp;nbsp; Also, I understand that when you Farm its a long term endevor and not something that I can expect results in overnight.&amp;nbsp; I am just asking for opinions or insights to Newsletters that have caught your eye, for the good or for the&amp;nbsp; bad.&amp;nbsp; I will be starting drip email program for my SOI and past clients, however, I am still at loss for a decent Newletter for my Physical Farm.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;IF you can email or send me some examples that would be great.&amp;nbsp; I will probably be using Microsoft Publisher to produce my newsletters at first.&amp;nbsp; Later, after I am more estabished, I figure I may&amp;nbsp;get a professional company to create, mail etc.&amp;nbsp; Right now I am walking my farm so that they can get used to seeing me in the neighborhood.&amp;nbsp; So I will be leaving them at the door.&amp;nbsp;&lt;/p&gt;

      <title>Buying a Home In Arizona?  Phoenix tops the list in homes sold in April.</title>
      <description>&lt;p&gt;Yea!&amp;nbsp; Some Good News!!&lt;/p&gt;
&lt;p&gt;A paper in Arizona,&amp;nbsp;The Arizona Republic reports that Home Sales are up!&amp;nbsp; Personally, I think that is good news for everybody!&lt;br /&gt;The Arizona Republic&amp;nbsp;also reported that Phoenix area home sales were up in April of 2008 and leads Maricopa County as&amp;nbsp;the place that most people bought homes in.&amp;nbsp; 4061 homes were sold from&amp;nbsp; April 1-24 and Phoenix home sales acount for 984 of those, or almost a quarter of the overall number.&amp;nbsp; The median selling price of homes in April was about 219,000.00.&amp;nbsp; Mesa is in second place for April sales with 418 sales.&amp;nbsp; The Cities of Gilbert had 290 homes sold and&amp;nbsp;Surprise&amp;nbsp;sold 263 homes in the same time period.&amp;nbsp;&amp;nbsp; &lt;br /&gt;Scottsdale homes had the highest median price of a little less&amp;nbsp;than 400,000.00 and had 366 homes sold during that time period.&amp;nbsp; The paper had used information according to Market,&amp;nbsp;a company that tracks and records local real estate data.&amp;nbsp; &lt;br /&gt;The way I see it, overall, it appears that April was another good month here in Arizona for Selling and Buying Homes!&amp;nbsp;&amp;nbsp; It is still is considered a &quot;Buyer's Market&quot;, however, the buyers are out there and they are actually buying!&amp;nbsp; This is an exciting time to be&amp;nbsp;in Real Estate.&amp;nbsp; Whether you are buying your first home, investing in properties, etc.&amp;nbsp; Even if you are thinking about Selling your home so that you can move up, this is a great time.&amp;nbsp; You may take a loss initially on your home but you will save money on the home that you will be &quot;Moving Up&quot; to.&amp;nbsp;&amp;nbsp; &lt;br /&gt;I will continue to keep my eye on my local market and will keep you updated!&lt;/p&gt;

&lt;p&gt;I have used both the Talking House System and Flyers on my Listings and I was wondering what everyone else experience is with Talking House.&amp;nbsp; I have had a few calls from my signs but no real leads as of yet.&amp;nbsp; I started using them a few months ago, though.&amp;nbsp;&lt;br /&gt;I also use Full Color Flyers at all my listings as well.&amp;nbsp; I do not think that so far my listings are selling faster due to the use of the Talking House system.&amp;nbsp; &lt;br /&gt;I would like to hear any other experiences that others have had with the system, good or bad.&amp;nbsp; I would really appreciate some&amp;nbsp;honest feedback, which was why I thought I would ask the AR community.&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;I received an email today titled &amp;quot;The Doll &amp;amp; the Rose!&amp;quot;&amp;nbsp; It is as follows:&lt;/p&gt;&lt;blockquote&gt;&lt;p&gt;&lt;strong&gt;THE DOLL AND THE ROSE !!!&lt;/strong&gt; &lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;I was walking around in a Target store, when I saw a Cashier hand this little boy some money back.&lt;/strong&gt; &lt;strong&gt;The boy couldn&amp;#39;t have been more than 5 or 6 years old.&lt;/strong&gt; &lt;strong&gt;The Cashier said, &amp;quot;I&amp;#39;m sorry, but you don&amp;#39;t have enough money to buy this doll.&amp;quot;&lt;/strong&gt; &lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;Then the little boy turned to the old woman next to him: &amp;#39;&amp;#39;Granny, are you sure I don&amp;#39;t have enough money?&amp;#39;&amp;#39;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;The old lady replied: &amp;#39;&amp;#39;You know that you don&amp;#39;t have enough money to buy this doll, my dear.&amp;#39;&amp;#39;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;Then she asked him to stay there for just 5 minutes while she went to look around. She left quickly.&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;The little boy was still holding the doll in his hand.&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;Finally, I walked toward him and I asked him who he wished to give this doll to.&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&amp;quot;It&amp;#39;s the doll that my sister loved most and wanted so much for Christmas. She was sure that Santa Claus would bring it to her.&amp;quot;&amp;nbsp;&lt;/strong&gt; &lt;strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;strong&gt; I replied to him that maybe Santa Claus would bring it to her after all, and not to worry.&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;But he replied to me sadly. &amp;quot;No, Santa Clause can&amp;#39;t bring it to her where she is now. I have to give the doll to my mommy so that she can give it to my sister when she goes there.&amp;quot;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;His eyes were so sad while saying this.&lt;/strong&gt; &lt;strong&gt;&amp;quot;My Sister has gone to be with God. Daddy says that Mommy is going to see God very soon too, so I thought that she could take the doll with her to give it to my sister.&amp;#39;&amp;#39;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;My heart nearly stopped.&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;The little boy looked up at me and said: &amp;quot;I told daddy to tell mom my not to go yet. I need her to wait until I come back from the mall.&amp;quot;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;Then he showed me a very nice photo of him where he was laughing. He then told me &amp;quot;I want mommy to take my picture with her so she&amp;nbsp;won&amp;#39;t forget me.&amp;quot;&lt;/strong&gt; &lt;strong&gt;&amp;quot;I love my mommy &amp;nbsp;and I wish she doesn&amp;#39;t have to leave me, but daddy says that she has to go to be with my little sister.&amp;quot;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;Then he looked again at the doll with sad eyes, very quietly.&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;I quickly reached for my wallet and said to the boy. &amp;quot;Suppose we check again, just in case you do have enough money for the doll?&amp;#39; &amp;#39;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&amp;quot;OK&amp;quot; he said, &amp;quot;I hope I do have enough.&amp;quot; I added some of my money to his without him seeing and we started to count it. There was enough for the doll and even some spare money.&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;The little boy said: &amp;quot;Thank you God for giving me enough money!&amp;quot;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;Then he looked at me and added, &amp;quot;I asked last night before I went to sleep for God to make sure I had enough money to buy this doll, so that mommy could give It to my sister. He heard me!&amp;#39;&amp;#39;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&amp;quot;I also wanted to have enough money to buy a white rose for my mommy, but I didn&amp;#39;t dare to ask God for too much. But He gave me enough to buy the doll and a white rose.&amp;#39;&amp;#39;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&amp;quot;My mommy loves white roses.&amp;quot;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;A few minutes later, the old lady returned and I left with my basket.&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;I finished my shopping in a totally different state from when&lt;/strong&gt;&lt;strong&gt; I&lt;/strong&gt;&lt;strong&gt; started. I couldn&amp;#39;t get the little boy out of my mind.&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;Then I remembered a local newspaper article two days ago, which mentioned a drunk man in a truck, who hit a car o ccupied by a young woman and a little girl.&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;The little girl died right away, and the mother was left in a critical state. The family had to decide whether to pull the plug on the life-sustaining machine, because the young woman would not be able to recover from the coma.&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;Was this the family of the little boy?&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;Two days after this encounter with the little boy, I read in the newspaper that the young woman had passed away.&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;I couldn&amp;#39;t stop myself as I bought a bunch of white roses and I went to the funeral hom e where the body of the young wom an was exposed for people to see and make last wishes before her burial.&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;&lt;br /&gt;&lt;/strong&gt;&lt;strong&gt;She was there, in her coffin, holding a beautiful white rose in her hand with the photo of the little boy and the doll placed over her chest.&lt;/strong&gt; &lt;strong&gt;I left the place, teary-eyed, feeling that my life had been changed forever....       <title>HR 3648 The Mortgage Forgiveness Debt Relief Act--how will it help...</title>
      <description>&lt;p&gt;If you happen to have missed Bush&amp;#39;s signing of H.R. 3648 on December 20, 2007.&amp;nbsp; The bill actually amends the Internal Revenue Code of 1986 in several ways but the issue of forgiven mortgage debt is very interesting.&amp;nbsp; Since we are talking IRS issues, that means this is not just an Arizona issue, but impacts the whole nation.&lt;/p&gt;&lt;p&gt;Previous, to the Bill signing, when a homeowner lost their property to foreclosure or sold their property for less than the mortgage amount (Short Sale), they could/usually would be taxed on the amount of the mortgage that was forgiven by their lender.&amp;nbsp; A 1099 form would be issued by the mortgage company to the IRS for the amount of loss.&amp;nbsp; The IRS then considered that canceled debt to be &lt;strong&gt;&lt;em&gt;income&lt;/em&gt;&lt;/strong&gt; for the home seller.&amp;nbsp; The seller may already be in dire circumstances from a loss of job, illness/death in family, accident, family disaster, etc., in addition to losing their residence.&amp;nbsp; The additional hit of having to pay taxes on thousands of dollars of income that they did not earn would most likely seem devastating!&amp;nbsp; &lt;/p&gt;&lt;p&gt;From what I can interpret in this new Bill is that this only applies to mortgages that were forgiven retroactively from January 1, 2007 to December 31, 2009.&amp;nbsp; It only applies to the principle residence; it can not be a second home or rental property.&amp;nbsp; Mortgage was used to buy the home and the home loses value or the homeowner&amp;#39;s financial condition qualifies. &amp;nbsp;&lt;/p&gt;&lt;p&gt;Since it is Tax Time and this will be the first year that people will be able to use this clause, it will be interesting to see how long it takes for our economy to get back on it&amp;#39;s feet.&amp;nbsp; &lt;/p&gt;&lt;p&gt;More Postings to come ........&lt;/p&gt;</description>
