I have just read a Wonderful Quote by Marian Wright Edelman, founder of the Children's Defense Fund. This quote is out of her book "The Sea is So Wide and My Boat is So Small"

Quote reads "Dont Dwell on what you Lack, Dwell on what you have and use it to the fullest with Gratitude. Dont Dwell on your Failures-Learn from them and Move On. Dont Dwell on your fears and sorrows-Dwell on Your Hopes" Pretty Amazing Stuff if you think about it.

Some of us are really good at Dwelling on the Negative things in Life. I consider myself a Very Positive Person, but I do sometimes Dwell on things that are Negative and Out of My Control! There is a maried of lists of things to think about that are not positive, the economy, our Health Care system, our parents that are getting old and frailer, our children and the challenges that they will face as they age, etc.
I have decided to be more positive, I will not participate in any negative talk or join in group (s) when they are being negative. It may be difficult at times, but I think that is is doable. Life really can be an exciting, adventurous etc if you let it!

So my question to you is "What are you going to Dwell on This Year and in the Years to Come?"

New Cameras On The Highway! Part 1

If you live in Arizona you may already know that we are having new speed cameras on our highways that went into effect on or around 10/22/08. However, a lot of visitors come to Arizona in the Winter time and may not know. So here is a list of the new cameras that went up recently. More speed cameras will go up until we have approximately 60 stationary cameras and 40 mobile ones. (Whoa Nellie! That is A Lot!)

Camera's that were set up on or around the 22nd of October are as follows:

On Interstate 10-

Eastbound I-10, 287the Avenue
Eastbound I-10, Miller
Eastbound I-10, Watson

On State Route -101

Southbound, SR-101, McDowell
Southbound, SR-101, Indian School
Southbound, SR-101, Bethany Home
North & Southbound, SR-101, Glendale
Eastbound, SR-101, 75th Avenue
Eastbound, SR-101, 59th Avenue

If you go 10 or more miles over the posted speed limit, fines start at 181.00 (ouch!), so please slow down when you come through town on the freeway!

What is a Short Sale & Do I have One?

A lot of Potential Sellers are unsure what a Short Sale is. Well, basically it is when you owe more for your home than you can sell it for. Now, if you do not have to sell, then I would suggest that you stay put until the market goes back up. which maybe a few years. If you have to sell now, I would suggest that you get a Realtor that has had success in Negotiating with Bankers/Lenders in the past to deal with yours.
I think what helps is that I always prepare my sellers for this process. It is a long one and everyone should know this upfront. This is not a quick or "short" fix to anything. It takes time and although it can be frustrating, it can be beneficial to both the Seller and the Buyer. Seller is getting out of a home that they can no longer afford and Buyer usually gets a Great Deal on a home. If you know going into it that it is time consuming and that you will not get an answer for, sometimes several months it does not seem to be as bad. One of the things that I let my Sellers know is that I am going to need more information from them then I would normally so that I can negotiate for them and do it properly.

Some of the things that I ask for so that I can have a Complete Package for Your Lender would be:

Your Bank Statements for the last 3-4 months.

A letter from you, stating your hardships. Loss of job is not the only hardship that people can have, so please let them know what your circumstances are that caused your inability to continue the scheduled payments. Other hardships include but are not limited to Medical, Divorce, and Transfers.

Proof of Your Income-paystubs for the last 3-4 months.

Your Federal Tax Returns for the last 2 years. (1040).

Financial Statement/P & L-Since we are asking the lender of the property to accept less than what is owed on the property, Seller (borrower) would need to disclose enough information to demonstrate that a financial hardship exists. Lender has the right to require extensive financial information. Generally a completed Freddie Mac Financial Statement is sufficient.

Listing Agreement signed by both Seller and Agent/Broker since most lenders will not even discuss a Short Sale unless the home has been on the market for a time. Most Lenders would want proof of listing with agreement and other information from the MLS.

Letter of Authorization for Agent/Broker to speak, accept as well as provide information to the Lender, signed by the Seller.

Letter of Authorization for Title Company to speak, accept as well as provide information to the Lender signed by the Seller.

Purchase Contract-this means an offer on your home! Most lenders will not even discuss it until they have a Purchase Contract to consider.

As your Realtor, I would also round out the packet by completing some Broker Price Opinions or a Competitive Price Analysis so that Lender can see what is selling in your area and what they are selling for and why we have priced the home at the price that we have it at.

NEWSLETTERS--DO YOU USE THEM? DO THEY WORK FOR YOU?

I have started to farm a subdivision in my area and I was wondering what other realtors have seen on Real Estate Newsletters that they have liked and disliked. Also, I understand that when you Farm its a long term endevor and not something that I can expect results in overnight. I am just asking for opinions or insights to Newsletters that have caught your eye, for the good or for the bad. I will be starting drip email program for my SOI and past clients, however, I am still at loss for a decent Newletter for my Physical Farm.

IF you can email or send me some examples that would be great. I will probably be using Microsoft Publisher to produce my newsletters at first. Later, after I am more estabished, I figure I may get a professional company to create, mail etc. Right now I am walking my farm so that they can get used to seeing me in the neighborhood. So I will be leaving them at the door.

Any ideas or insights would be Really Appreciated!! Thank you in Advance!

Buying a Home In Arizona? Phoenix tops the list in homes sold in April.

Yea! Some Good News!!

A paper in Arizona, The Arizona Republic reports that Home Sales are up! Personally, I think that is good news for everybody!
The Arizona Republic also reported that Phoenix area home sales were up in April of 2008 and leads Maricopa County as the place that most people bought homes in. 4061 homes were sold from April 1-24 and Phoenix home sales acount for 984 of those, or almost a quarter of the overall number. The median selling price of homes in April was about 219,000.00. Mesa is in second place for April sales with 418 sales. The Cities of Gilbert had 290 homes sold and Surprise sold 263 homes in the same time period.
Scottsdale homes had the highest median price of a little less than 400,000.00 and had 366 homes sold during that time period. The paper had used information according to Market, a company that tracks and records local real estate data.
The way I see it, overall, it appears that April was another good month here in Arizona for Selling and Buying Homes! It is still is considered a "Buyer's Market", however, the buyers are out there and they are actually buying! This is an exciting time to be in Real Estate. Whether you are buying your first home, investing in properties, etc. Even if you are thinking about Selling your home so that you can move up, this is a great time. You may take a loss initially on your home but you will save money on the home that you will be "Moving Up" to.
I will continue to keep my eye on my local market and will keep you updated!

WOW, This blog will bring my points to over 10,000! I am very excited about it! I have only been a member of AR for such a short time and crossing this point/mile marker is exciting! I have learned so much from so many people that I would not have time to list them all here. I have made some good friends that I actually hope to meet in person soon, as well.

For someone like me, who didn't know anything about real estate when I got into real estate and then within a few months found AR, I count myself as double lucky! I am the only Realtor that I know that didn't have alot of other Realtor friends before I started in the business., No one in my family is a Realtor. I had no "ins" when I started on my journey of starting my own business in RE, so finding AR and all the wonderful tips, insights, etc that you can find here has been just AWESOME!!!

THANK YOU TO ALL OF MY AR FAMILY FOR ALL THE WONDERFUL INFORMATION THAT YOU HAVE SHARED!!! Yes, I do think of AR like a family, some of the insights and stories are personal and invite you to be part of the others persons life. WOW TIME DOES FLY WHEN YOUR HAVING FUN!!

Please forgive me but this has nothing to do with real estate However, I just had to let everyone know how excited I am that my husband, James and I have been married for 17 Years, as of yesterday! It really is amazing how Wonderful Life is when you are spending time with someone that you Really Really enjoying time together! I have been married before, so I am not naive when it comes to Love, or Life for that matter. As a matter of fact when it comes to Love, in a lot of ways, I maybe a little jaded, due to some of my past experiences. One of the sayings I said when I was younger was "I have been around the block so many times, they have named streets after me!" So when I say WOW, this is WONDERFUL! I Mean It!

To all of my Family here at AR, I hope that you find what make you Happy! I Finally DID 17 years ago!

I know that I am one of the Lucky Ones! I Hope That You Can Join Me Here In the Land of the Loved!

Miracle Worker? No, I am a Realtor, Miracles, I leave to the ALMIGHTY

I read a post by Bryant Tutas "Do you belive in Miracles": (Please forgive me I am not sure how to place a link in a blog yet, but the url is http://activerain.com/blogsview/520881/Do-you-believe-in ) I was just thinking about what I would do in the situation that he describes. In a nut shell, he has a couple that have been trying to sell their home since January and now have recieved the letter from the lender stating that the Foreclosue will go into effect in 20 days. Sellers want to raise price of their home and Pray on it. Please dont get me wrong, Prayer is Powerful! I have seen some miracles when I worked for the State of Az and some of my cleints that were severly disabled were able to do something that they should have never been able to do due or other things that have happened that could be considered miracles.
Sellers asked Bryant if he believed in Miracles. I just feel so bad for Bryant and the decision that he has to make. It can be so frustrating, I would let them couple know that I am not a Miracle worker, only the ALmighty is and maybe his plans for you are different then his. There is an old saying that states "If you want to make God Laugh, Tell him your Plans". I guess I just hope the situation works out for everyone. I dont want to sound cold or unfeeling to this Sellers and their situation. I would want to help them! However, I dont know if raising the price of a home that is already probably over priced in todays market would be really helping them. How does just playing along with their wishes Help?
Let me know what you think? I know that Bryant could use more feed back as well. What a tough situation for him.

Talking House Vs Flyers---Looking for Advice for other Active Rainers

Looking for advice from other AR Members.

I have used both the Talking House System and Flyers on my Listings and I was wondering what everyone else experience is with Talking House. I have had a few calls from my signs but no real leads as of yet. I started using them a few months ago, though.
I also use Full Color Flyers at all my listings as well. I do not think that so far my listings are selling faster due to the use of the Talking House system.
I would like to hear any other experiences that others have had with the system, good or bad. I would really appreciate some honest feedback, which was why I thought I would ask the AR community.

I, like many others have really Great memories of my Mother and spending time together. My mother is 70; she will be 71 in December. She was born in France between the 2 wars and has gone through a lot in her life. She has been disabled most of my life, as well as hers and has one of the strongest characters that I know. And I know A Lot of People!

I just wanted her to know that I am proud to be her Daughter. THANK YOU MAMAN FOR EVERYTHING!! I AM VERY LUCKY TO HAVE YOU AS MY MOTHER AND I COULDN'T HAVE ASKED FOR A BETTER ONE! JUST THOUGHT YOU AND EVERYONE ELSE SHOULD KNOW!!!

I really don't care for the war, however, I still support our Troops! I am lucky enough to be a Daughter of a Military Man and know first hand what the life of an "Army Brat" can be like. My father was lucky enough not to have served during a war or any "military enforcement actions", however, he did serve Proudly. Both of his brothers as well as his biological father also Proudly Served-all in different branches. So I have done some small things like help with blanket drives, want it/need it drives and other fund-raisers. Somehow, it just never feels like it is enough and was wondering what other things that I can do that not everyone else is already doing. The small group of women & I that do these things are looking for some new ideas. We have done blankets, used cell phones, all kinds of batteries, misc personal items which included sun screen,soap, toothpaste, and other misc hygiene products, clothing and books.

So I am reaching out and asking for ideas. Please tell me about your experiences and ideas, we would really appreciate it!

What Do You Believe? Me, I choose to Believe its Real

I received an email today titled "The Doll & the Rose!" It is as follows:

THE DOLL AND THE ROSE !!!
I was walking around in a Target store, when I saw a Cashier hand this little boy some money back. The boy couldn't have been more than 5 or 6 years old. The Cashier said, "I'm sorry, but you don't have enough money to buy this doll."

Then the little boy turned to the old woman next to him: ''Granny, are you sure I don't have enough money?''

The old lady replied: ''You know that you don't have enough money to buy this doll, my dear.''

Then she asked him to stay there for just 5 minutes while she went to look around. She left quickly. The little boy was still holding the doll in his hand.

Finally, I walked toward him and I asked him who he wished to give this doll to.

"It's the doll that my sister loved most and wanted so much for Christmas. She was sure that Santa Claus would bring it to her." I replied to him that maybe Santa Claus would bring it to her after all, and not to worry.

But he replied to me sadly. "No, Santa Clause can't bring it to her where she is now. I have to give the doll to my mommy so that she can give it to my sister when she goes there."

His eyes were so sad while saying this. "My Sister has gone to be with God. Daddy says that Mommy is going to see God very soon too, so I thought that she could take the doll with her to give it to my sister.''

My heart nearly stopped.

The little boy looked up at me and said: "I told daddy to tell mom my not to go yet. I need her to wait until I come back from the mall."

Then he showed me a very nice photo of him where he was laughing. He then told me "I want mommy to take my picture with her so she won't forget me." "I love my mommy and I wish she doesn't have to leave me, but daddy says that she has to go to be with my little sister."

Then he looked again at the doll with sad eyes, very quietly.

I quickly reached for my wallet and said to the boy. "Suppose we check again, just in case you do have enough money for the doll?' '

"OK" he said, "I hope I do have enough." I added some of my money to his without him seeing and we started to count it. There was enough for the doll and even some spare money.

The little boy said: "Thank you God for giving me enough money!"

Then he looked at me and added, "I asked last night before I went to sleep for God to make sure I had enough money to buy this doll, so that mommy could give It to my sister. He heard me!''
"I also wanted to have enough money to buy a white rose for my mommy, but I didn't dare to ask God for too much. But He gave me enough to buy the doll and a white rose.''

"My mommy loves white roses."

A few minutes later, the old lady returned and I left with my basket.

I finished my shopping in a totally different state from when I started. I couldn't get the little boy out of my mind.

Then I remembered a local newspaper article two days ago, which mentioned a drunk man in a truck, who hit a car o ccupied by a young woman and a little girl.

The little girl died right away, and the mother was left in a critical state. The family had to decide whether to pull the plug on the life-sustaining machine, because the young woman would not be able to recover from the coma.

Was this the family of the little boy?

Two days after this encounter with the little boy, I read in the newspaper that the young woman had passed away.

I couldn't stop myself as I bought a bunch of white roses and I went to the funeral hom e where the body of the young wom an was exposed for people to see and make last wishes before her burial.

She was there, in her coffin, holding a beautiful white rose in her hand with the photo of the little boy and the doll placed over her chest. I left the place, teary-eyed, feeling that my life had been changed forever.... The love that the little boy had for his mother and his sister is still, to this day, hard to imagine. And in a fraction of a second, a drunk driver had taken all this away from him.

So my question is this, do you as a person, read this and forward it or do you think that it is just a story that someone make up? I think for me, I choose to believe the story and hope that I have learned a lesson by the tragedy. I also forwarded the email to friends and family with a note saying that they are special to me, I care for them and that I Love Them. When was the last time you told the ones in your life that you Loved them, were Proud of them, etc. Maybe we should all take the time now, before, there is no time. Just a thought, what are some of yours?

HR 3648 The Mortgage Forgiveness Debt Relief Act--how will it help...

If you happen to have missed Bush's signing of H.R. 3648 on December 20, 2007. The bill actually amends the Internal Revenue Code of 1986 in several ways but the issue of forgiven mortgage debt is very interesting. Since we are talking IRS issues, that means this is not just an Arizona issue, but impacts the whole nation.

Previous, to the Bill signing, when a homeowner lost their property to foreclosure or sold their property for less than the mortgage amount (Short Sale), they could/usually would be taxed on the amount of the mortgage that was forgiven by their lender. A 1099 form would be issued by the mortgage company to the IRS for the amount of loss. The IRS then considered that canceled debt to be income for the home seller. The seller may already be in dire circumstances from a loss of job, illness/death in family, accident, family disaster, etc., in addition to losing their residence. The additional hit of having to pay taxes on thousands of dollars of income that they did not earn would most likely seem devastating!

From what I can interpret in this new Bill is that this only applies to mortgages that were forgiven retroactively from January 1, 2007 to December 31, 2009. It only applies to the principle residence; it can not be a second home or rental property. Mortgage was used to buy the home and the home loses value or the homeowner's financial condition qualifies.

Since it is Tax Time and this will be the first year that people will be able to use this clause, it will be interesting to see how long it takes for our economy to get back on it's feet.
