Capricorn, the Mountain Goat, is serious, disciplined, and quietly ambitious. Their work, reputation, and contributions to society are very important to them. You would think that by now the public would be aware of how real estate transactions operate - but yet, everyday we find that the idea of Agency - or "who represents who" is still a mystery.  It is part of our job as Realtors to get the word out so that buyers will take advantage of this free service and get the personal representation they are entitled to and save themselves 1000s.  It seems this message (and others) cannot be repeated too many times. Working With A Realtor...How It Works.

This topic could easily fill a few books, however, my intention is simply to clear up some misconceptions the public has about real estate agents and Realtors and the process in general of working with one.

Agents please feel free to add to the list of misconceptions you feel the public may have about working with a Realtor.

Misconception:

To begin; the term Realtor is a registered trademark of the National association of Realtors and only it's members are allowed to call themselves a Realtor.  Realtors have additional guidelines and a strict code of ethics to abide by and are held to a higher standard than real estates agents who are not members.  I'm not saying that a traditional real estate agent will not represent you properly, but what I am saying is that as a Realtor the individual is expected to adhere to a strict code of conduct, represent their client to the best of their ability and putting the clients interest ahead of all others including the Realtor.

Misconception:

Working with a Realtor or real estate agent can take many different forms with different levels of agency provided to the customer or client.  When a buyer calls the agent on a for sale sign it is important to know that the agent on the sign is representing the seller.  As a buyer you would not want to give the listing agent any information that you would not want the seller to know such as the highest price you'd pay for the house or indicate a great sense of urgency.  It is possible for one agent to represent more than one client(seller & buyer) in the same transaction this is called Dual or Limited Dual Agency and the consumer should know that the level of representation to each is limited.  It's my opinion that the consumer interview and select their own agent for representation.

Misconception:

As a buyer; did you know that any...I'll say it again...any Realtor or agent in your area where a home is listed can show any...I'll say that again...any listed property in that area?  You do not have to call the listing agent to see the house unless for some bizarre reason the agent doesn't belong to the local board.

Misconception: 

As a buyer; did you know that it's the seller that pays the Realtors commission?  You as buyer can essentially hire your own representative for zero dollars.  Of course depending on the buyers agency agreement or written agreement you have with your Realtor you could pay if you wanted...but I'll leave that to you.  Actually there can be agreements that involve a retainer fee or other forms of payment it just depends on your situation.  I will say that I've never collected a cent from any buyer I've worked with.

Misconception:

Did you know as a buyer or seller that you can not pay anything to your agent?  If you wanted to give your agent a bonus or something of value for a job well done, it has to go through the agents or Realtors Broker?

Misconception:

Did you know that most Realtors work for themselves?  That's right...they may be part of a team or a single agent, but it's their own business and they hang their license with the company that sponsors them.  The agent depending on the arrangement with their sponsoring broker will pay a monthly fee or percentage of commission to the broker/owner to be associated and hang their license there.  So if you as a customer work with one agent and for what ever reason work a transaction with a different agent in the same company...that first agent that did a lot of work for you was just cut out...just because it's the same company doesn't mean that the first agent gets paid for his efforts because he doesn't. 

There is much more to discuss about working with a Realtor and I will continue in a follow up post.  I hope that some of the Realtors, agents and related real estate professional members here in ActiveRain will contribute in their comments misconceptions they feel the public have of working with Realtors.

Syracuse has recently been named #3 in the Most Affordable Housing Market category, according to CNN and Fortune Magazine. Home buyers new to the Syracuse, New York area are always pleasantly surprised by the affordability of the homes in our area. Since we are the essence of all things Real Estate in the Syracuse, and the Central New York market, this comes as no big shock to us. We have been asserting that claim for quite awhile now. But, since this revelation is currently being widely publicized, we thought we’d share the details with you here too. How To Avoid Costly Mistakes!

Don't miss these simple steps when looking for your new home. Take the time to consider the following and you will save yourself thousands.  Keeping a clear head will also smooth the process of buying a new home, saving time and money, in addition to eliminating what could become a stressful situations in advance.

1.  Start by being up front and honest with your REALTOR and your lender about your credit history. Your credit, whether good or bad, affects everything from your down payment to your interest rates. Your REALTOR or a mortgage consultant can often guide you toward getting credit problems corrected or completely removed from your credit report before you apply for a mortgage or make an offer on a home.

2. Getting pre-qualified for a loan by a lender before you begin your search for a new home will allow you to know in advance exactly what kind, and how much, mortgage you can afford. There is no sense in looking at homes that are out of your price range. Getting pre-qualified also makes it possible for you to make an offer on your new home with confidence and gives you leverage when negotiating the price.

3. If the seller does not offer a home warranty on the house you want, ask your REALTOR to make it a part of the written offer that you make. A home warranty can save you thousands of dollars in repairs, and can often be obtained for a very small fee. A standard home warranty covers the electrical, plumbing, heating and air conditioning systems as well as major appliances.

4. Ask your REALTOR for a comparative market analysis of the home.  This report compares similar homes in the neighborhood, before you make an offer so that you know in advanced if it's priced properly. A home is not just a place where you live - it is also an investment. Take the time to visit several homes before you decide to make an offer on one - you know exactly what is on the market. Be sure you are making a wise investment.

5. Make your offer contingent upon a home inspection and if repairs are needed, re-negotiate your offer. Hire a professional ashi approved inspector to inspect every aspect of the home thoroughly. Doing this can save you thousands of dollars in repairs and many headaches down the road. A good inspection can also allow your REALTOR to negotiate for any repairs prior to closing. If the seller is not willing to make the necessary repairs, remind them that the bank/lender will also require the home to be in good condition before they make a loan for the purchase.

6. Take into account your present homeowner or renter status. If you already own a home and must sell it before you buy a new one, it is best to get a REALTOR to do a complete market analysis on your present home. This allows you to know how much you can sell your current home for before you make an offer on a new one. If you are leasing or renting, the lease's expiration date will give you a timetable for your new purchase. Review this with your REALTOR well in advance of when you would like to move.

7. Choose your agent wisely. Working with a full-time professional real estate agent is a must. Ask questions of your agent. Find out how knowledgeable he or she is about houses currently for sale in your price range and also about the houses that have recently sold. Can your agent recommend a good mortgage lender that has the reputation of excellent customer service and low rates? Does your agent ask questions of you to have a full understanding of what you are looking for and to help you get the most home for the money?
