FIRST HAND EXPERIENCE EMPHASIZING the HUGE IMPORTANCE OF CURB APPEAL
This is our home (that we currently live in, while we are rehabbing it.) As you can see when we
purchased this 4 bdrm,2 ba,3 car garage in July of 2006; it was not a "vision" in the least bit.

buyer: Sellers Have Records Available - 05/29/08 10:05 AM
Keep a copy of the major utility bills nearby. Many times an interested buyer will ask what the cost for heating, electricity, water/sewer & insurance is for your home. This information is especially important to the first time buyer.Having this information handy will be very helpful to them. Be prepared to

buyer: Name Branding. - 05/29/08 12:16 AM
Does name branding matter? Well let's consider the last time you were out of town, perhaps striking up conversation with someone on a plane and the topic of conversation gets to relocation. Not only is our relocation department tops but when local real estate companies without name branding are not only

buyer: Should I buy now and why? again? - 05/28/08 11:47 PM
We visted this issue a few months back. Why should I buy when the market will probably go lower? Well we first need to examine, why you are buying. If you are purchasing to find a home to live in and plan on staying in the property the next 5 years

The Often Bumpy Road to Home Ownership:Short Sales, Foreclosures, and REOs, and why it doesn't have to be that way
Today's real estate market is a vastly different landscape than it was a mere two years ago. As we have seen, credit has tightened and a flood of short sales, foreclosures,

buyer: Team Effort "GO TEAM GO" - 05/27/08 08:04 PM
If you actually close an escrow transaction you must have TEAM EFFORT. You either have good team players or bad ones. Your team consists of one or two agent/realtors, possibly an escrow coordinator, a buyer, a seller, a lender and a title officer. Now you have a TEAM. I suggest working together as a

buyer: Is It Really the Right Time to Buy? - 05/27/08 03:04 PM
The debate on "should I wait?" continues as buyers wait to take the plunge. Most of the agents in my office are busy, but busy doesn't always translate into closed business. There are a number of things at play here - mainly fear that somehow the bottom is going to fall

buyer: What is the biggest reason people don't extend their listing? - 05/25/08 02:15 AM
Many listings expire every day. The truth of the matter is that most of the sellers whose listing comes up for renewal have a very good reason for not renewing.
The Realtor doesn't communicate with them enough!
There is no excuse for not communicating with your sellers. At least once a

buyer: Anatomy of a CMA, Part I - 05/24/08 07:55 PM
Pretty much ANY real estate agent you use... with the exception of some of the limited service brokers that just put your listing on the MLS when your credit card payment clears... perform some sort of CMA on your property prior to listing.
But what IS a CMA?
