During the explosive years of real estate we found that clients wanted bigger and bigger homes with lots and lots of square footage, higher ceilings, multiple floors, two or three living areas, several fireplaces, (gas of course). I spent 6 hours today (from 3am until 9am my time!) doing radio interviews about house prices around the country – Columbus, Akron, Tampa, Pittsburgh, New York, Portland, Grand Rapids, Boston, Denver and several others. Here are some observations:

I found an interesting report on What Buyer's Want & Don't Want in 2008, written by real estate expert and author Mark Nash. Among his list were some significant trends, which I wanted to further elaborate on. 
In July the amount of foreclosure fillings were up 93 percent compared to July 2006, and 9 percent from just the previous month. Okay, this has got to be one of my biggest pet peeves in appraising. I spend time on my reports, I don't churn and burn appraisals. I do my research, look at the sale statistics, find the best comps and put meaningful data into my reports.

As we enter the end of the summer selling season (try to say that three times real fast!) it is clear that the effects of tighter lending guidelines, higher interest rates, and increasing inventory are slowly but surely putting pressure on pricing and home values.
