You've heard the expression before: "perception becomes reality". What are we dealing with here? Quantum Physics? What does Schrodinger's cat* have to do with real estate? Shouldn't reality be reality, regarless of what people think? Well as much as the mathematician in me wishes it wasn't so, perceptions do affect reality.
