pricing: YOUR HOUSE DIDN'T SELL BECAUSE ?????? - 05/15/08 07:36 PM
There are so many things that go into pricing a property. Location and condition are two things that a Realtor always has to take in consideration plus the absorption rate. The absorption rate determines weather it’s a seller or buyers market. Every time I hear “lets throw it out there

pricing: Home Pricing Even More Crucial Now Than Ever - 05/14/08 10:04 PM
In my local market we had a rough Fall of 07 and a very slow Spring 08. Many buyers are still holding out, either waiting for the market to "bottom out", or waiting to sell their current home. Many sellers are still thinking they have the last home that will sell

pricing: IS YOUR HOME REALLY FOR SALE?? - 05/13/08 05:25 AM
Or is that FOR SALE sign in your yard just an ornament?
I drive a lot. Most of us do.
On many of the streets I drive down, I will pass the same FOR SALE signs month after month after month.
I think there should be a law against it. Any FOR SALE sign

pricing: Honesty Is Always the Best Policy - 05/12/08 07:47 PM
I have started to see a trend in our market that is very disturbing! There seems to be agents who are beginning to tell people, what they think they want to hear, instead of the truth! I am talking specifically about listings and pricing! There were always agents who would do

pricing: "Should I pad my listing price so that there is negotiation room?" - 05/11/08 05:10 PM
"Should I pad my listing price so that there is negotiation room?"
When seller's think about the negotiation process, it's natural for them to ask more to settle for their target price. But in reality, a correctly priced home will sell quicker, and possibly for more than an initially overpriced home.

pricing: WHAT'S MY HOME WORTH? - 05/10/08 11:49 AM
Great question. I am glad you asked.
Your home is worth what a buyer is willing to pay for it when properly marketed.
That's it. Not one penny more.
I am sorry if this is bad news for you.
But Ken, I paid X for my home three years ago. Isn't

I almost threw the phone out my car window...I placed a call the other day. It was a social call to another agent. We are friends and I hadn't talked to her in a while. So we're chatting it up and as always our conversation turned to business. Now this agent

pricing: Have you ever refused a listing? - 05/08/08 06:48 PM
We did this evening. One of my agents and I did a thorough CMA on a co-op and came it at $175,000. Now this unit was beautifully decorated, so we would have listed it at up to $199,000. She had done some nice kitchen and bath updates too. The owner wanted us to

pricing: Getting Real About Price - 05/06/08 06:10 AM
There seems to be a disconnect between what might be considered a reasonable list price and the price the "new" buyers are offering in the marketplace. Probably, more to the point, there seems to be a disconnect between Realtors doing a little research on homes that match what they're clients

pricing: The Price is Right! - 05/05/08 11:14 PM
It has been said that everything in this life has a price. For real estate sales, let's call it the "Right price!" When things are priced correctly, all things are able to be sold. Equilibrium is the point in which the seller agrees to sell and a buyer agrees to buy.

I met with two prospective clients this week and both were unrealistic about the price. One had to sell because of government liens and the other just made the wrong move when they retired and want to move on. When I first started in this profession, I just wanted to get the

What's your current listing inventory right now? How many homes are you currently marketing? Me...I'm at four, looking to increase to 10 and eventually 20-30 this year. It's a challenge, that's for sure. I prospect for new listings daily, and I have to say, since I started my coaching program, I'm definitely

Pricing, Preparation, and Photos! When I first started selling real estate, many years ago, it was all about location, location, location. In today's competitive market, you really need to listen to your agent's advice today. Allow them to be your advocate throughout the entire listing process. Make sure you hire an agent that will price your home to sell. Often times, the highest price is not the best. An agent that will list

The business hasn't really "changed". It is still about getting...and getting rid of ...listings. Getting them is easy; and getting them priced right is tough. An appropriately timed price adjustment can be the best move to make in many situations. In a declining market you must be both aggressive and cautious. If your price reduction does not "get under the market" then you will find additional reductions necessary as you "chase the market."This is to be avoided

There are various reasons why one home may sell over another, including but not limited to: price, condition, timing (a buyer was just waiting for that particular type property to come along). But occassionally a new listing will come on the market that's just absolutely primed and ready to sell fast. There
