About half of the territory I work is rural in nature. For you city folks, that means that the homes can be a mile apart and are located on a dirt road. A lot of the homes I list are at least 30-40 minutes from a city and require a map and compass to reach.

There are lots of options out there in your quest for buy a home with little or now down payment. For those living in rural areas such as Ulster County, the USDA provides two such programs - The Guaranteed Rural Home Loan Program and the Direct Rural Housing Loan Program. 
Today in the Savannah Morning News, they have an article that says the USDA Rural Development Agency is making low-interest loan funds available to eligible applicants to purchase homes in rural Chatham County such as Pooler and Bloomingdale.

Is it just me or has anybody else noticed that the people moving from the cities to the developments in the rural areas are saying that they live in the country? Or better yet, in the "boonies"? Personally, I don't think they know the definition of the "country" or the "boonies".

There is nothing more Patriotic than a Small Town 4th of July Celebration. I have enjoyed festivities in cities and towns across the SouthWest, and the amount of pride I have seen in rural towns amazes me. 
Finding country real estate online has been a real challenge. So has marketing it! The big nationwide websites are not very useful for searching for rural homes, farms, ranches, or horse properties. Most don't even allow searching by acreage, or even consider allowing barns, irrigation, or crops as search criteria.
